Roof got replaced this week. It is not a neat operation. There are lots of nails. Lots and lots of nails. Nails that can go through feet or paws.

We and they have swept and swept using magnetic brooms. Back and forth, then up and down. Four or five sweeps. And we're still picking them up.

I live in a state (well I'm always in 'quite a state') that requires all cars have FRONT and rear license plates.

There are also a remarkable number of Teslas on the roads here.

Lately I've noticed - almost NONE of them have front license plates.

WHY? Are they privileged similarly to being able to drive alone in the (mostly useless) car-pool lanes? Are the police no longer enforcing ANY traffic laws? Maybe I should take the front plate off my truck and when ticketed go to court and tell the judge 'I'll put my plate back on when I see the Tesla's putting their plates on'?

When he had that problem he’d find the offending hinge and bear down on the screws with the electric driver as hard as he could to push the hinge into the frame more.

It worked surprisingly well for most of the doors.

I just had several done, it was such a mess (2 different installers) that we just decided to not move forward with other windows and doors we wanted to swap out.

When he had that problem he’d find the offending hinge and bear down on the screws with the electric driver as hard as he could to push the hinge into the frame more.

It worked surprisingly well for most of the doors.

Brute force can work for some problems. But, a FWP is that Chinesium screws, hardware, etc. are of uneven quality so you get one screw that deforms while another one has the head snap off in the same batch.

Used to, you could assume a certain quality level in screws, nails, etc. back when we made things here.

105 For a number of reasons, I built using some previously-installed doors, and developed the habit of making sure they were square, knowing where I wanted the hinges, and then basically building a frame around them. Unemployed union carpenter neighbor could not stand to see this done, so when I changed a door in "the other building" I gave the spec and job to him. Pre-hung frame was the wrong thickness for our very considerable wall, old header was made of 3x12's, floor was designed to slant away for drainage, etc. Took him more than a day, and cost me hundreds. "First World" can be a tricky definition.

118 Most modern cabinet hinges actually are adjustable to the point of taking a lot of time to simply line each door up.

Easy way to blow a hour or two piddling and twiddling with a hinges to line them up, make sure the reveal is similar to the next cabinet, and so on.

Built and installed several flat pack pantry cabinets in a row quickly but the door installs and hinge adjustment took the longest to get them just right.

I also recommend using a light coating of nail polish on screws to help them retain their settings because over time, opening and closing cabinet doors can cause them to drift from the original settings.

It's a lot of different things. A big one is the Mormon leadership wants open borders, the fastest growing Mormon demo has been from Latin America. It's a huge source of new recruits.

The leadership has also started going in a very woke direction on a number of issues.

Trump's plan, such as it was, back in his first term was to grow the private economy at a faster rate than the increase in government debt. Covid knocked that on the head due to shutdowns etc. but something like Erhard's economic miracle in post war W. Germany could forestall the crisis for a decade or more.

Social security is actually the easiest to fix via raising retirement age.

Medicare/Medicaid requires major tax increases and probably benefit cuts which is going to shake the foundations of the Big Med interest groups as they are going to face austerity for a generation or two.

Sash replacement is not difficult for a lot of windows. However, a big thing in the 70's and 80's were custom oversized single and double glazed windows of odd shapes and those are a thoroughly expensive and PITA to replace.

Our house uses std. sized and shaped windows for the most part and we went with Okna vinyl framed windows during the Covid era.

A couple of basement windows were replaced after that when we redid the basement about 18 months ago. For that, we used cheaper big box store windows for that as insulating the walls of the basement made the minor marginal increase in R values of better windows superfluous.

Minor air leaks have much less effect when much of the basement is underground anyway and at a fairly constant temperature.

Next is encapsulating the remaining crawlspace to the degree of insulating walls and sealing it off from external weather and humidity.

Did a great job of it but never noticed that the WALL was out of plumb, about 3/4" at the top of the door, until I tried to install trim.

It'll get better for you: there's a better than even chance that the spray nozzle for that can will not function or will function badly (i. e., slobber and drool the paint rather than spray it).

That happened to me last year and the can spent six months under the miniature tree where I had hurled it when it failed me. Now it is in a landfill somewhere nearby.

162 I've had fine results with late evening spraying of plain old wasp or flying insect spray, when the nest is exposed and the spray will reach all the sleeping paper wasps. But I can see wasp nests through the 1/2 gaps at the bottom of the soffit, but I cant spray them directly. I'm a wimp about wasp bites and don't want to end up riling them up instead of getting them dead. If they weren't by a doorway, I'd just leave them since these are not an aggressive wasp species. FWP. If I had a DH, he'd be in charge of deciding how to deal with them but it is just me.

171 162 I've had fine results with late evening spraying of plain old wasp or flying insect spray, when the nest is exposed and the spray will reach all the sleeping paper wasps. But I can see wasp nests through the 1/2 gaps at the bottom of the soffit, but I cant spray them directly. I'm a wimp about wasp bites and don't want to end up riling them up instead of getting them dead. If they weren't by a doorway, I'd just leave them since these are not an aggressive wasp species. FWP. If I had a DH, he'd be in charge of deciding how to deal with them but it is just me.

Yeah, he's on tour. He tweets about violence and corruption in South Africa when he's not composing sweet using from viral pet or kid videos, so I am guessing that it struck a chord with him. As someone else here said, the "eating their pets" aspect of the invasion is visceral - there is no spinning or explaining away such cultural discord - and his thing is boosting the cuteness of pets.

Bad construction is bad construction. Lot of bad slabs out there where the ground was not prepared properly underneath the slab and the slab itself was not even after curing.

Such slabs are prone to cracking and settlement issues that can literally pull apart external brick or stonework and allow infiltration of water,termites, etc. through the foundation cracks.

Also dislike plumbing under slabs as that is always a nightmare of having the jackhammer a trench to get to the plumbing. Rather have a crawlspace than that.

Plumbing and electrical should always be accessible without tearing into floors or foundations. Drywall is an easy repair---cutting through floors, slabs, roofing, etc. is always more complicated.

Edwards has not been in Congress since the 90's and notably disliked the Gingrich revolution which is why he left. He has long been at the Harvard University Institute of Politics and served as controlled opposition to anything actually conservative in decades.

We are on the contemplative stage of planning our retirement home, which will be the first custom home we have ever built. At the moment, in my head at least, it will be insulated concrete form walls and actual foundations. Soil is sandy so probably rammed aggregate piers or micropiles.

I'm not sure my wife will appreciate that my life goals have more to do with a home that is airtight and doesn't settle than paint color.

Sandy soils are a pain for foundation footings but it can be accomplished albeit at extra expense. I do like that sandy soils do not by and large expand and contract like clay soils do depending on moisture.

Our house is in the Eastern piedmont region and not too far below is granite and sandstone. Foundation has not budged in over fifty years despite using CMU foundation.

Rock underneath means a relatively stable foundation. Can create other issues but pretty stable to build slabs over.

If you have carpet, it can hide slab cracks so watch for those. My fil's house was on a slab but over clay soils and eventually it cracked and subsided in areas based on whatever the rainfall was that year. Taking the gutters off teh house because he did not.want to clean them made it worse. Eventually termites found the cracks and caused substantial damage.

I plan on getting a boring taken if do build in this lot. There is an HoA to consider and on different days we think different things about that.

Best wishes on construction. Just make sure to agree on the major things before as retrofitting or changing designs midstream add a lot of cost and complexity along with disagreements between spouses. Been there, done that.
