Looks like the baskets are set upside down so that fish can get trapped in them during high tide. Perhaps the fishermen then see what they caught when the tide goes out again.

73 That sort of fishing is a sideline for Valencians. Their major effort focuses on trapping bears, the fabled el oso de valencia. It's a process that requires some effort. El Oso, also known as La Bestia del Triste Picor has a weakness for legumes, especially the guisante variety.

When the winter comes and El Oso is fattening himself up for hibernation, the Valencian oso trappers carefully chip a wide hole in a frozen lake. They scatter guisantes there, then wait. When the bear comes up to take a pea, they kick him in the ice-hole.

Caches. The picture is stored in your browser cache. CTRL+R (or F5) only does a simple refresh, and it will consult the cache.

CTRL+SHIFT+R (or SHIFT+F5) will demand a "cacheless refresh" that purges and replaces the local cache. Depending on the site, this may not work as expected, but it will almost always purge locally cached images and replace them.

Your actions don't matter, usually, when it comes to this. Caching is automatic and caches are stored specifically by and for the browser. The same file being somewhere else on your filesystem doesn't factor into it. You hit a page, the browser downloads and stores the assets. You hit the page again and it usually won't download and store assets it already has (or thinks it has). A different file name (e.g., "art.jpg" vs "art2.jpg") shouldn't end up being read from local caches, because the browser doesn't think it has a local copy already.

I love the film. Kristofferson is pretty good in it, but he's more of a supporting player to Coburn as Pat Garrett.

Also, I suspect that the portrayal of Billy the Kid is ahistorical to the extreme. But, Peckinpah wasn't interested in telling history. He told stories that spoke to him.

Watch it just for James Coburn's performance - his Pat Garret is superb, chilling and yet sympathetic at the same time. Peckinpah was smart enough to limit Kristofferson's role, and in the process he ends up doing a good job playing both the mythical and the historical Billy the Kid. Even Bob Dylan is good in his role as one of Billy's gang.

Market in NH is interesting. Fairly low inventory. Prices are exorbitant. Average home sale price is just below $500k. Most new construction is $850k+. Since NH is a property tax heavy state, peoples' tax bills are pretty high - making it even harder for people to afford to buy. What I pay in a year for property tax is higher than what I pay a year in my mortgage.

I like my realtor. She's very good at her job.

I was with someone who was buying a house to offer advice. As he was signing the offer, I said, "and we've talked about this before, but you know that you're likely buying in within two years of a market top, and you might end up underwater with your down payment at risk." He knew, and was cool with it. No plans to move, wanted stability for his family, etc. All good.

The realtor, though, said, "we think that appreciation will slow dramatically, but we do not think there will be major declines." I replied, "Ms. Realtor, 'the market has reached a permanently-high plateau' has never and will never be true. It just doesn't happen."

The look she gave me would make someone think I'd just shot her dog.

Other reasons are inflation, rising taxes, divorce, to name a few. I'm losing a neighbor to divorce, the second time in a row to that location.

They'll pocket a few bucks to split because of rising value while they were there, but it's a shame. I blame covid and the vax as the wife miscarried shortly after it was introduced.

In my burg it’s the opposite. New construction is $500k. Same house 30+ years old is $700k. Why? Because the 30+ year old house has a decent lot with a mature neighborhood. The new stuff is on postage stamp lots with no mature trees or anything around. You can touch your neighbors house from your window in the near stuff.

And 100+ year old houses, those are the most sought after. Because they’re the neighborhood's without cookie cutter homes which is in high demand.

Soros is a serious problem because it's extremely unclear who is behind him.

He's extremely rich, but he ain't *that* rich. Millions are achievable for him, billions are not (not routinely, anyway). He isn't even in the top 20 richest people in the country. That list bottoms out at around $40 billion, and Soros is only worth about $7 billion. His "foundation" manages most of his former fortune, but even that was barely - if even - a Top 20 fortune.

Soros' people are either serious and top-tier "value investors" in political destruction, or there's a *lot* more money coming from somewhere, and he's just the seed investor and guiding hand. I suspect the latter, but I'm at a loss for where all the money comes from.

Those things add selling pressure, not necessarily foreclosure pressure. In this market, however, selling pressure is much more likely to lead to pricing pressure, which will add to foreclosure volume.

We're pretty sure the bank would have given us 2-3 times as much as the current mortgage on our house is.

We asked for the mortgage without having sold the previous house (they're about equal value considering the sales prices), without any kind of contingency, and the loaner happily let us borrow what was pretty much the full amount for the new house (we scraped together about 10% or so).

The idea of having a loan that big is...eeek.

I left my bank over that. It was before I owned property, but I did finally have some money. They tried to upsell me on every credit product imaginable every time I went in. I asked them to stop. I told them to stop. It didn't stop. I moved banks. When I went in to close my account, the head man came out to ask me why (which surprised me because I had some money, but not all that much) and I told him, "because I've asked you for two years to quit pimping credit products at me, and you don't listen."

It was Wells-Fargo. I should just be glad that they didn't fraudulently open accounts in my name, I guess.

That was...a very high payment.

Buy a house with cash and you still get flooded for years with come-ons to refinance your mortgage. I think they just see a deed transfer in public records, assume, and send out the marketing.

Thankfully, my locality is fairly sane (so far) and has held the line on property taxes for decades. There was something of a coup in local government about 20 years ago because of it, and they've fiercely held it in control.

But insurance is an entirely different kind of brutality. It's a monster that is accelerating at crazy levels.

The old rules for a safe traditional 30-year mortgage were:
1. 20% down, seasoned capital (e.g., not a windfall - you saved it)
2. No more than 25% front-end ratio (your mortgage does not exceed 25% of your gross pay)
3. No more than 33% back-end ratio (your total debts, including mortgage, do not exceed 33% of your gross pay)

The very short-hand version (ignores rates, etc.) was "houses should be no more than about 3x your income."

But those are old rules.

A new neighborhood is being built up the road from my home (NH). 2000 sq ft homes with at best 1/2 acre. Easily $1M each. All Massholes, CT or NYC.

My contribution to future fiscal happiness was to buy the least expensive house in the nicest neighborhood that we could actually afford by our calculations.

Most people in this neighborhood and surrounding area are "house poor". Add to that 2 Lexi or similar pricey cars, and big skiing trip or Euro vacay...and they got no money for nothin'.

According to a friend who lives near construction like that, it's dot Indian. They want new. They may not be here for more then five years so they want something that will be fairly 'fresh' when they go to sell. It actually makes sense.
