The transaction was within weeks of a questionable text that Hunter Biden sent to a Chinese associate demanding to seal a deal worth $10million a year

'I am sitting here with my father and we would like to understand why the commitment made has not been fulfilled,' Hunter wrote on WhatsApp

We're kind of doing the Democrats' dirty work for them by pushing Brokedown Joe out of the running, but I don't see any way to avoid it.


It's Joe Biden's favorite place -- his summer home in Delaware where he has decamped dozens of times during his 1,000 days as Commander-in-Chief.

As DailyMail.com revealed on Tuesday he has spent at least 300 of those days either in the country's second smallest state or on vacation.

He bought the home at a time that it appeared his political career was over -- five months after his Vice-Presidency had ended he was well into his 70s and after all he had decided to forgo a 2016 run for the top job.

But now that house in the tiny town of Rehoboth Beach could turn out to be a major embarrassment as Republicans continue their push to find business links between the 46th president and his son Hunter.

DailyMail.com has discovered that then-private-citizen Biden, who had spent virtually all his adult life in public service, bought the home for slightly under $2.75million -- in cash.

And making the transaction even stranger it was within weeks of a highly questionable text that Hunter had sent to Runlong 'Raymond' Zhao, an associate at Chinese oil giant CEFC asking to seal a deal worth $10 million a year.


'I am sitting here with my father and we would like to understand why the commitment made has not been fulfilled,' Hunter wrote Zhao on WhatsApp on July 30, 2017.

He then appears to threaten Zhao -- who he calls Z.

'Tell the director that I would like to resolve this now before it gets out of hand,' he writes at 9.45 am.

'And now means tonight,' he adds, apparently referring to time in Beijing, which is 12 hours ahead.

'And Z if I get a call or text from anyone involved in this other than you, Zhang or the chairman I will make certain that between the man sitting next to me and every person he knows and my ability to forever hold a grudge that you will regret not following my direction.

He signs off emphasizing: 'Ok my friend -- I am sitting here waiting for the call with my father. I sure hope whatever it is you are doing is very, very, very important.'

There is no proof that Joe Biden actually was sitting with his son, but metadata from photos obtained by DailyMail.com from Hunter's infamous abandoned laptop show he was at his father's main house, his Wilmington mansion, the day the text was sent.

James Comer, chairman of the House Oversight Committee and one of the key figures leading calls for Biden's impeachment, said the all-cash house purchase is suspicious.

'The fact that Joe Biden purchased a luxurious beach house around the same time his family was receiving millions from a CCP-linked company raises many questions that need to be answered,' Comer told DailyMail.com.

Senator Ron Johnson, who together with Senator Chuck Grassley spent years investigating Hunter's shady foreign business activities, said the transaction 'underscores the imperative' of getting all the Bidens' bank records.

'The corruption of the Biden crime family has been obvious for years,' he claimed in a statement to DailyMail.com.

Speaking of driving out the Ancient Evil from the presidential race, a Democrat Congressman says that he may launch his own bid next week.

Rep. Dean Phillips (D-MN) is signaling he's running against President Joe Biden as Democrats call his presidential aspirations "delusional."

According to a POLITICO report, an announcement from Phillips can come as early as next week, specifically on October 27, in Concord, New Hampshire.


However, one source cautioned that Phillips may back out.

For months, Phillips has flirted with the idea of taking on Biden, who he believes is not mentally or physically up for another four years in office. The report said that Democrat consulting firm Fletcher Ridge obtained a permit for the State House Plaza next Friday morning for the potential announcement.

Bernie Sanders also traveled to first primary state New Hampshire in late August, to give a speech about "the agenda America needs."

He's possibly trying to keep himself viable in case the inevitable happens.

US Sen. Bernie Sanders returned to New Hampshire Saturday to deliver a speech entitled "The Agenda America Needs" at Saint Anselm College's New Hampshire Institute of Politics.

"I have always believed that good public policy is good politics," Sanders said in a statement before the speech. "The American people are increasingly disgusted at the growing levels of income and wealth inequality in our country and the rampant corporate greed we are seeing."

"We invited him, but he's coming here for a reason," New Hampshire Institute of Politics executive director Neil Levesque told the Concord Monitor. "I think it opens the door for a lot of other sorts of thoughts about whether or not Biden's going to be the nominee, whether or not Biden is going to be running in next year's presidential election."

So where were the anti money laundering rules? Big-ticket real estate purchases in cash are supposed to raise eyebrows. Right or wrong, the seller or the real estate agent or the closing company are supposed to verify source of funds to catch obvious criminal behavior.

If the urgency was because closing was approaching, that raises even *more* questions. If you make a cash offer for real estate, you have to prove that you have - or will have - the cash when it's time to close. You have to show that you have the money now or that reliable instruments (treasury bonds, etc.) will be maturing before the close, or that your asset base that be liquidated is so much more than the purchase price that it doesn't really matter.

Yes, but someone facilitating the transaction - sometimes the closing company, sometimes the seller's agent - is supposed to verify the source of funds to fight money laundering. In your case, it's easy - it's a lump-sum payment from the sale of an asset.

But big chunks of money without a typical paper trail (and there are lots of typical paper trails - savings over time, asset sale, inheritance, etc.) are supposed to raise red flags.

It is very, very hard to buy real estate with literal cash money. "Cash sales" usually refer to sales without a mortgage, but it's not actually cash - it's a wire transfer.

Buying real estate with a briefcase full of hundreds is legal, but it will be damned hard to find a counterparty willing to accept it.

That's not the hard part. The hard part is depositing millions of dollars in your checking account without triggering anti money laundering (AML) requirements, and the banks / IRS / FBI having some questions.

In the Bidens' case (Hunter's, specifically, that we know of), the banks appear to have mostly done their jobs on this front. It came out a year or two ago that Hunter has had scores of Suspicious Activity Reports (SARs) raised by his banks. Large numbers of SARs, duly raised by the banks.

Oddly, though, FinCEN doesn't seem to have followed up on any of them.

This story my relative was telling me, old guy kept coming in asking for large cash transactions. They would ask him what it was for, he would make things up.

Turns out he had been convinced he won Publishers Clearing House and he had to pay the taxes first, or some nonsense like that.

His family came in and was of course devastated. Guy had lived a really frugal life and had saved a lot of money.

It's sort of scary how older people lose their judgement, seeing it now with my parents.
