The Morning Report — 7/22/22

Good morning, kids. The weekend is here and in less than 24 hours, New York City, my hometown will be in my rearview mirror. Bittersweet and not without some trepidation, I look forward to the next phase of my life. Last quarter or last third depending on the breaks, give or take. I have loved my life here and consider myself lucky to have been born a Brooklynite and New Yorker. It shaped me in profound ways that I don't think could have been the same anywhere else. Farewell, and in a real sense, rest in peace, my NYC.

As for the news, Rep. Lee Zeldin, the GOP New York gubernatorial candidate was attacked at a campaign event by yet another would-be leftist knife-wielding assassin. The attack happened within hours of Cuomo-with-vagina Kathy Hochul directing her supporters to the event. Of course, there's no causality and Zeldin had it coming. See the link regarding the halitosis-tinged incitement from Malig-Nancy Pelosi's gold-plated filthy sewer.

On a positive note, Larry Fink, the warped mega-billionaire, along with George Soros, Klaus Schwab and Hans-Jorg Wyss among others, using their wealth to destroy the world with the great reset, saw his baby Blackrock lose $1.7 trillion in value in just 6 months. In Karma-Land, Great Reset reset you! More please.

Sorry to cheap out and not write an essay but I'm heading out to get the rental car and take care of last minute things before departure tomorrow. Anyway, I have no furniture and writing standing at the kitchen counter gets old fast.

The next story was this one, and there was no commentary - just a brief statement and video clip about the events.

    The protest and small riot at the Capitol on Jan 6 - engineered and escalated by the Capitol Police themselves - was an attack on "democracy" but an actual assassination attempt against a Republican candidate is just barely more than a local news story.

    I knew an ambassador when I worked at the Navy War College. He had been ambassador to about 6 different South/Central American countries under 4 different presidents. According to him the job is not hard, sign a few papers, go to parties, remember which fork to use and such.

    Yeah, ancient illnesses and third-world hygiene are not targets to which one should aspire.

    But also, oral polio vaccine - that rings a bell. Oh yeah! The WHO and the Gates Foundation. The WHO's Polio-eradication effort - supported hugely by the Gates Foundation - is based on multi-dose oral vaccine in third-world hot spots, namely in Central and South Asia and Africa. Oral vaccine is also commonly used in Latin America.

    I suspect the guy with Polio didn't have a full course (OPV is multi-dose) or his particular vaccine batch was no good. The latter shouldn't really be a consideration, but fraud is everywhere now and rooking third-world governments or the UN by selling them saline instead of vaccine isn't something I'd put past a single pharma company or NGO at this point.

    That might prop up the local market, but that's about it. I strongly suspect we're heading into a major housing downturn. Probably not a full-on crash, but I think prices are going to head south (macro level). Real estate, like politics, is local and some areas (namely major interstate migration targets) will hold up better, but the movement generally is probably going to be "lower" and interest rates are going to be the driver.

    Assume your mortgage payment carrying capacity is around $2,000 a month, and you have 20% down regardless. At 2.5% interest (a few years ago), that buys you a $640,000 house. At 5% interest (now), that buys you a $475,000 house.

    We are entering what is likely a secular upturn in interest rates, and housing prices are going to suffer for it unless incomes seriously climb, which isn't likely. Wage growth is smaller than inflation, so payment capacity is shrinking, not growing.

    On a fixed-rate instrument, yes. This is how it works for homeowners with a mortgage. Outfits like BlackRock don't usually buy houses that way. The usually have a duration mismatch like most big financial outfits. They issue bonds or get other forms of debt and it's on shorter maturity and so they will probably need to roll over the notes more frequently (essentially, refinance). They still have access to lower rates than schlubs like you and me and that lessens the blow, but they also bought initially with rates lower than what you or I could get. Rising interest will hit them, too, although the mechanisms are different. It ain't gonna kill outfits like BlackRock (sadly).

    All the time. The banks love them some mark-to-market while prices are rising, but they like it less when prices are falling because it can leave them with capital shortfalls. We did *nothing* to fix the problems with this phenomenon in 2008, nor did we do much after the S&L Crisis. We changed the laws after the failure of some major S&Ls, but those aren't really enforced.

    The FDIC is supposed to handle this through "prompt corrective action." They usually can't be bothered.

    Today's Fed has choices that Volcker's Fed did not, namely a gigantic balance sheet they can start selling. That pulls money out of the system directly, at the expense of both that balance sheeting being underwater (they cannot remove all that they injected because asset values decline) and that selling it will move prices downward, compounding the problem. They've injected many trillions that they can't entirely remove, but they can remove some of it. That will hurt other investors when their asset values fall as a result.

    I *suspect* - though I do not know - that this is what the Fed will do. They'll raise interest rates significantly - though nothing like what Volker did - while also quietly disgorging a bunch of assets to pull money out of the system (the opposite of QE - sometimes called 'Quantitative Tightening' or 'QT'). They're walking a high-wire and could well fall off of it, but historically the Fed will defend the currency when push comes to shove.

The mortgage-backed portion ($35 billion per month) is actual securities sales, while the treasuries portion is capital withdrawal from commercial banks.     I dig that, but I also think that it's long past time for consistent standards.

    Donald Trump telling rally participants to calmly walk over to the Capitol and peacefully demonstrate is an act of insurrection because some people- people who were already there, I might add - from that demonstration entered the Capitol Building according to their standards. That being the case, Hochul telling her supporters to go disrupt her opponent's rally means that it is *not* simply bad luck or coincidental when that opposition candidate faces an assassination attempt.

    That is Hochul's fault by their own standards. She's an incumbent looking to preserve her position and she unleashed violent revolutionaries against her opponent in an effort to subvert democracy in what is, in essence, an act of state-level insurrection.

    No more double-standards. This is Hochul's fault.

    When I bought my first (and probably only, things being what they are) new car back in 2017, I planned to pay cash. I had a price I wanted. It was low, but inside the realm of reason given market conditions, manufacturer, inventory, model year position, etc.

    After three hours of dickering with the dealer, I got my price, but on the condition of financing the vehicle. That scored me another $500 off the price (getting it to my target) and got the dealer an undisclosed $250 kickback from the captive finance company. I read that paperwork *really* carefully, and found that my rebate was subject to claw-back if I didn't carry the loan for at least three months.

    I paid off something like 90% of it the day the loan went active to prevent major interest accumulation, then let it roll off over the next three months. That $500 rebate cost me $72 in interest and more than 90% of that $750 total subsidy got eaten by the finance company.

    Yeah, you have to shut that shit down right quick if you're paying cash. When I bought the car, the salesman started in on the payment calculation math and I told him very directly, "I am not buying a payment, I am buying a car. I want to talk price, not payment." He brought up payments one more time, after which I told him that his was not the only dealership in town and that if the negotiating terms didn't shift to price and do so immediately, that one of those other dealers would get my business.

    You have to be firm - though not rude - with them. If they really don't want the sale on your terms, they'll back out and let you walk out the door.

    Why? The bank signed that contract. They knew what they were on the hook for and accepted the risk of early repayment. Early repayment rarely happens and so they acknowledge and price in that risk. Your line item probably pissed off a loan officer somewhere in the chain, but you didn't violate the contract.     100% correct Red. the issue is, since the 30s? the govt has had the final say in what is and isn't a marriage, mostly for tax purposes i believe.

    it SHOULD be a matter between 2 people and God but the state can't let that happen. since that boat has said, for me, this marriage bill is how it SHOULD work. congress debates it, passes it (or not) and then has to convince the voters they did the right thing if they want to be reelected.

    my issue was that the courts said, i don't care what you voted for, you're getting "gay marriage and you'll like it". completely circumventing the normal order.

    that's my 2 cents.

    I don't think he delivered them directly to Philly. The story I read was it was a mid-state location and no one would sign for them. So he left them there. I know my county (Chester County - right outside Philly) had some very perplexing results based on historical averages and number of votes cast.

    I do not know if anyone has explained how things will change with the GOPe in the majority starting in January 2023. Because that is all that will happen. We will go from a Democrat majority Congress to a GOPe majority Congress.

    But, in the end, it will still be a Deep State majority Congress with the Deep State in the leadership positions. So I do not see how anything will change.

    And then the 2024 Presidential election will be stolen by the Democrat Party again. The GOP needs to flip AZ and GA back to Red at minimum. And then I think need to flip two of WI, MN, MI and PA. The Democrats will not allow those states to flip. They went to Trump by 1% or less margins in 2016, only because the Democrats completely underestimated his popularity and Hillary's lack of popularity with a large segment of Democrat voters, who voted third party in large numbers.
