I may be completely wrong but I think it would be 50,000 in gains but you can write off improvements to make your gain less. Then you can have a time period where if you reinvest in another house that costs the same or more there are no capital gains taxes. Unless everything changed since the last time someone explained this to me.

You are largely correct, and very correct as a theory.
Functionally unless your goal is to pocket the gain you will wind up with a wash in the current market.
I can sell the house I bought two years ago for a 10% mark-up but buying a near equivalent will cost me more than my gain unless I already have it set up.
The real estate market is VERY fucked up right now.

I may be completely wrong but I think it would be 50,000 in gains but you can write off improvements to make your gain less. Then you can have a time period where if you reinvest in another house that costs the same or more there are no capital gains taxes. Unless everything changed since the last time someone explained this to me.

If you don't profit more than 250/500k single/married on your primary residence, you pay no cap gains and the IRS doesn't care.
What you paid down doesn't matter.
If you bought the house at 100 and sold at 250k, matters not that you put down 20k.

He said that both elves and the Numenoreans, before their island got sunk, had gotten to where they reproduced very rarely, if at all. I had mine, a 50th birthday present. they gave me a really good sedative. I had my colonoscopy without anesthesia. I was truly shocked at the brute force they use to get the scope around the corners. The intestines are evidently pretty tough, but I'm not surprised if they sometimes get torn.

They can and do, the numbers I was told was a 1.5 in 100,000 chance of tearing severe enough to require observation for the need for surgery.
The doctor and I had a nice chuckle over the idiocy of the general public in risk valuation when we discussed it mocking CUOMO19 hysteria.
He was a foreign born man in his late 50s who said his family was fleeing magic thinking.
Get it done, the pain if the procedure is successful is nearly non-existent but the relief at a cleanish bill is worth gold.

imo that is the right attitude, Christian or not.

We're watching an absolutely brutal collapse of the shambling, jackbooted husk of what still passes for "Liberal Progressivism" in real time, all with a population that is armed to the teeth and getting pretty sick of putting up with it all. Liberals and Conservatives both are all learning that there is not one person in Politics right now who is on their team. The State caters only to perverts, criminals, and race hustlers, without even trying to hide it anymore.
That state of affairs can't hold. So it won't.
So all things told, I'm a bit of an optimist about the future of America right now. Things will certainly get worse before they get better, but they will get better.

How do Capital Gains Taxes work?
For example, using simple, round numbers, say you bought a house for $100K and put down 20%, leaving you with an $80K mortgage. About 5 years later you sell your house for $150K and your mortgage balance is $75K.
So you leave the house with a check for $75K. How much of that is taxed for gains?

Check the current forms but it should be 0 *if* this has been your primary residence for 2 (?) of the last 5 years. 250k was exempt for tax year 2020, and iirc that would have been your "gain" less any improvements.
I am not nor have I ever been an accountant of any kind, so, check the current forms and maybe ask someone who gets paid to do this stuff.

My experience afterward was no particular pain. They blow some gas in there (carbon dioxide?) and if it doesn't all get released during the procedure, you may be a little tooty. The bowel-clearing part is somewhat of a nuisance, but it's kinda nice to feel empty afterward.

Many couldn't cope and adjust to a shifting, changing world over time and willingly walked into flames to end it. No mobs with torches needed. Immortality is a golden curse.
I'm still young and living with the evil machinations of people within in one century is hard enough some days. Living centuries and seeing centuries of evil would potentially get unbearable. (Of course you also see centuries of the good too).

Actually no, but I do about four a year as it alleviates my Crohn's symptoms. I call it a "clean out".
I've always suspected nasty bacteria to be related to gut issues, long before #Science caught on. And I discovered by accident that "colonoscopies" seemed to fix me for a time, even after long periods of suffering. Didn't take much for me to realize it was the prep.
Have a love/hate relationship with it, as it gives me a good ten weeks of feeling pretty freakin' good.

Honestly you could likley do with some behavioral therapy - it targets thoughts, feelings and actions. Usually you go after one like a terrier, and the other two tend to follow.
But you have to be arsed to do something about how you're living.
