Toward the end of his administration, President Obama promulgated a sweeping new rule called Affirmatively Furthering Fair Housing (AFFH). President Trump suspended enforcement of AFFH and is now in the process of entirely ending the rule. Biden, in contrast, has promised to vigorously enforce AFFH. So, what does the rule do? AFFH is designed to put an end to single family zoning, while also pressing suburbs to build high-density low-income housing that would be occupied by residents of nearby cities. AFFH will also press suburbs into "transit oriented development," construction of dense apartments and business districts around transportation hubs, with limited parking. . .There is more. The details are frightening. It is really quite the insidious federal takeover of local government. Some of these rules also apply to more urbanized neighborhoods. They could affect you on a personal level. The Virus complicates this issue for the Democrats this election season. Makes mass transit and crowded conditions less attractive. But they still put these goals in writing, if not on TV. Although none of this has been much debated by the public, Democratic lawmakers and allied urban policy experts and activists have long cherished the goals of AFFH. A whole battery of additional laws and regulations to achieve them are likely if the Democrats take power. . .OF COURSE there has not been much public debate. Kurtz wrote a book on this subject in 2012. Spreading the Wealth: How Obama is Robbing the Suburbs to Pay for the Cities. Maybe people should have paid more attention. What if Hillary had won? Some reviewers called Kurtz "evil" and "racist", of course. Here is another review: Spreading the Wealth is a revealing look at the disturbing trend of "Regionalism" of political power which threatens to destroy the very concept of suburbs, free choice and independence from bureaucratic tyranny. Stanley Kurtz, dives deep into intellectual and political back ground of Obama's advisors, political allies and actions to create a more perfect Metropolitan government ruled by bureaucrats and intellectual elites. In this socialist urban utopia, cities will lose their individual ability to zone, tax and manage their own affairs. Such "Smart Growth" central planning, it is said, to be needed for "economic, environmental, equity" for a prosperous future. Such socialist fantasies always overlook the roll of individual liberty and constitutional rights. It has failed in Western Europe and it will most definitely fail here. If you have never heard of "Smart Growth", you need to learn quickly. Get this book and start educating yourself. If you live in the suburbs, you may soon be stripped of your individual liberty for the "collective (regional) good". I don't blame you if you think this warning sounds alarmist and conspiratorial. I didn't believe it myself until I went to a local presentation by central planners. These guys are serious and want to take down suburbia to fulfill their urban utopian fantasy,. This is Paul Revere stuff. Time to wake up suburban America.There is also an outfit trying to make a "conservative case" for ending zoning for single family homes. Partly because your options for changing your living space are limited. And partly because suburbs depend on federal subsidies. My head is starting to hurt with all this "federal" talk. What do you think? Is there a way to have some local flexibility without giving the feds an "in" for more control? How much local flexibility in zoning regulations do people want? ******************* LOL I mentioned a boss of mine who lives in an HOA gated community. He literally bought up the land next to him and bought a house located in a cul de sac just to ensure there was enough space between him and the neighbors. For extra measure he sits on the HOA board as well to ensure they don't go full retard nazi. It'a a shame this is the amount of time, money and effort you have to put in to comfortably live in the suburb with enough privacy. There are some wooded areas nearby that represent the best of both worlds though, if you have wooded acreage even if homes are close by you don't see them, plus all supermarkets are still 5 minutes away. I guess I'm not really sure what people mean by suburbs. Where I grew up, suburbs is where everyone lived, except the urban mooks who either couldn't leave or wouldn't leave. St. Louis city has been dying for decades, and the suburbs just get richer and richer.
Now there's a movement called "Better Together." They want the city and county to merge. Become one, when the reason they aren't is because more than a century ago the rich urban dwellers didn't want the burden of their yokel suburban neighbors. Now it's reversed. Forty-two years ago, when I enrolled in graduate school at Purdue, I was a bit embarrassed to tell others that I had been born and raised in Wyoming.
Now, after witnessing the events of the past 40+ years, I am utterly convinced that my great-grandfather was both a prophet and a certified genius when he pulled up stakes and moved his family to Wyoming in 1903. "Residential Mixed Use". It's the Big Idea in property development today. Retail/restaurant* on street level, condos/apartments above. These are usually 4-5 stories, and are popping up like mushrooms everywhere. Just built one in my community. They were trying to develop a high density apartment community, but believe it or not, the locals pushed back and won. For now anyway.

These are usually 4-5 stories, and are popping up like mushrooms everywhere. Just built one in my community. They were trying to develop a high density apartment community, but believe it or not, the locals pushed back and won. For now anyway.

I've worked from home for the last 20 years. The difference from kids doing distance learning is that if I don't do my job I don't get paid. You have to dig to find what the are pointing to. Something about the highway trust fund running a deficit. And blue states are subsidizing red states!!1!11 Not much actual numbers though. Not that I know jack, but cities dwellers riding mass transit systems are always subsidized by gas tax. Bike lanes are always subsidized by gas tax. Not much of either in the burbs, and if local governments do it then it is their fault for being in the red. Almost all subdivision developments require the developer to make all utility and road improvements and deed them them over. This is paid by the home owners. Back to gas tax for road funding - those paying the most gas tax are the ones buying the most gas are those driving the most which is the suburbanites. Article tried to attach some fiscal rational to a scheme which has been long known to be based upon social engineering - to jam pack as many people into as small a place as possible because it is only fair that all get to enjoy inner city crime. Portland really went in for Mass Transit and bike travel, and I admit they did a good job...but. They also have their plan to force usage of the system. Any old house that gets sold is converted into a single building with 3 condos and no off street parking. Any single story, block sized old apartment complex with a full row of garages becomes a 10 story condo with stores/restaurants on the bottom floor and no off street parking. Sure you can have a car, but it better stay out in the suburbs, because you can't park it anywhere. Add in all the homeless living in RVs and the roadside parking spots converted into bike rental stands and you create a city full of disgruntled citizens with really good stamina for walking around and the patience it creates when you have to walk 2 mines instead of driving minutes.

We have 'Metro' regional government here in northwest Oregon. Its an extra layer of taxes, fees and regulation. They plan and zone everything. Like a cancer they slowly spread eliminating single family dwelling, upping density, and at the same time buying up and locking us out of small wild parcels... That need protected. They literally have locked up a green belt behind my house next to a little steam for years to study the,impacts on the wild life if they put a walking trail throught it, no dogs allowed of course cause it would disturbe the wildlife. Dont worry about the wild cats, and vagrants camping though. A trail behind a neighborhood you cant walk your dog on....

They elites hate private ownership of property by anyone who is not them. They want to emulate China. All property belongs to the government and the owner leases the property for 70 years (paid upfront when property is acquired). Then the property goes back to the government after 70 years. SO in the US we lease our property yearly by paying property Tax. In China its all upfront.
Now, some cities in China (Shanhai and Chongqing) have property taxes on top of the 70 year lease. (Thats a double fucking of the citizens that makes leftist mouths water) That 70 years is ending now so it will interesting to see what happens. I remember a decade or two ago when Tomball was a little country town before Houston overflowed its bounds. More than a decade ago I moved about 40 miles NW of the Houston city limits. I was off of a little 2 lane blacktop. Property taxes were reasonable and it was real country. Now that 2 lane blacktop is a 4 lane highway. Property taxes have doubled and what was country is now a bedroom community. Thank god I bought a couple acres. This place is nice for the burbs. The yard is big. They had a fire in 2006, so most of it was rebuilt in 2006. The second wife and her first husband bought it new in the 70s. The mortgage was paid off and it wasn't refinanced. But the property taxes are awful. The neighborhood is devolving to rentals. Guy across the street lives in a big 5th wheel out back, rents the upstairs and downstairs out to different families. But still a safe place for now.

I live in a square mile neighborhood within a south FL large county. Single family homes sit on large lots by South Florida standards. Lots of oaks and mature vegetation. It truly does not feel as if we are within a large metro area. I have lived here for the last 19 years. In the last 4 to 5 years there has been a tremendous push by developers who buy homes that need work but are in a large lot. These homes are smack in the center of all single family homes neighborhoods. Then they consistently try to stealthily rezone it to build townhouses. Fortunately many of the neighbors are very aware and active. Every single effort by developers has failed. It has taken several hearings in which large numbers of neighbors show up to defeat every single effort by these bastards. Mind you, we dont have an HOA and most people here are busy dual income families. Only way to afford a house in here nowadays. Interesting that Nextdoor has been the tool used to alert the neighbors to these situations and hearings dates location etc.

In my county there is a rule that for every single family built in a development there has to be a corresponding amount of apartments. I dont know the exact ration but basically every new development ha to have an apartment complex as well as single family homes.

A buddy of mine lived in 'the country', but the local town annexed a bunch of houses, and he just barely fell within the new city limits.
His property taxes doubled overnight. Then they insist that you hook up to city water and sewer, can't fire a gun on your property any more, etc and so on. He and his wife went from marginally making ends meet to in debt and needing to go back to part time work. Thanks, local gubmint. My two rules for a place to live is outside any city limits, and no HOA. Having a few acres is nice too. And the way the big cities are emptying out, a lot of people are beginning to agree with me. From a conservative or libertarian point of view it seems pretty reasonable to reject both federal interference and onerous local zoning laws. My suburban home is not in any incorporated city or township and the county largely stays out of the housing business except for building codes and (dare I say) very reasonable taxation. Our water and sewers are provided by private corporations and the electricity by an unsubsidized co-op. The roads are private and the zoning concerns are handled by the homeowners association that we joined when we bought the home. All largely voluntary small government free market relationships, surprisingly inexpensive and all with a short commute to a (albeit small) city center.

Ranch houses with big windows, big lots (my grandparents had a corner lot on the entrance to the subdivision -3/4 acre.) Big, wide streets. In my memory, I remember riding my bike throughout that subdivision- it was perfect, low traffic, wide, easy streets where you could have a game of baseball, throw a frisbee, or roam around in groups of bikes racing each other. The only downside: no hills in the subdivision. The only one was at the entrance to the subdivision. However, the entrance had a huge long straightaway, with a dividing boulevard. A resurgence for small rural "estates" or hobby farms would be nice, and high speed internet is becoming widely available even in the sticks.
The short days are kinda a bummer in winter, but going south only gets me an hour extra at most, for the winter solstice. The bad part in the Midwest though, is the days are almost always cloudy ... so S. Utah or N Arizona might be a nice break, for a couple months at least. Senegal or Costa Rica would get an extra 2.5 hours, for me ... but that is a long trip. A few old friends have moved to Costa Rica ... lots of nice geography and agreeable weather, but I have no idea of their political stability. They did this AFFH-type crap in Memphis, the Detroit of the South (well, one of them...).
First, they declared that COCs (criminals of color) were just bad dudes because of their 'bad environment." Therefore, they argued, moving them into a Good Environment, the peaceful and mostly white suburbs, would give them Role Models -- and they would magically conform to community norms. Then they funded seeding Section 8 welfare housing in these communities. UNEXPECTEDLY, the result was that they planted hot zones of criminal violence in these undefended suburbs. The COCs regarded all this as being installed among their preferred prey, and proceeded to make the crime rates in these suburbs skyrocket. So the next thing that happened was a couple of Libtard social scientists, who refused to believe that criminals are gonna crim, wanted to refute the idea that crime in the Memphis burbs had anything to do with the Noble Lefty Program installing criminals therein. So they did a couple of maps, using the crime data, etc. When they superimposed the Crime Hot Spots map on top of the Section 8 Transplants spot, they matched up EXACTLY. (IIRC, they said the shape was like a rabbit's. I don't remember the sociologists' names, but you can search around find it if it hasn't been Memory Holed.) This was a few years ago, so to give them credit, they actually published their findings. Interesting to see, they were quite crushed and crestfallen that their pet theories about COC 'uplift' were so completely wrong. But of course the cancer cells the Memphis Government Autocrats had injected into the burbs remained. Poisoning all around them.
