I will say, the year is 2022, we live in a first-world country and somehow we're struggling to pay for basic things (if we can even get these things at all). ++++ Yup. CPI is downstream from PPI, usually by 1-2 quarters. So with PPI running at 10%, CPI will be running hot for at least the next 3-6 months. Last year about this time we saw PPI starting to spike and I said something like "hold on to your butts, because consumer prices are downstream and inflation's going to hit later this year." ++++ Not enough. They need to raise rates, yes, but they need to destroy a fair chunk of the money supply. QE needs to end, now. No "taper" and no phase-in, just turn off the spigot. No new asset purchases. They also need to end any and all rollovers. When an asset matures, they do not purchase a new one and just destroy the money. This might - maybe - be enough, but they might also need to just start selling outright. But raising rates by a quarter point is not going to deal with the problem. They need to shrink the money supply, and that means stopping the liquidity games right now. And that might - maybe - enable them to leave rates low enough to keep the federal government cashflow-positive. Goodbye record stock and bond prices, though, if that happens. The real rate of inflation is easily over 25% in the last 12-18 months.
I routinely see 50% increases on nearly everything. Houses in my neighborhood have increased 100-200%. Democrats are going all in on corporations suddenly deciding to get greedy. You've got "core", which is less food and energy. They publish both. The problem is they've adjusted the way they calculate the CPI (weights and "hedonics" and other hinky nonsense). They've made two major changes, around 1980, and 1992 or so. Pre-1980 calculations would show inflation well into the double digits. First, the stock market will crash, and 25% is damned optimistic. I'd guess closer to 50% over the course of the first year or 18 months. The bigger problem is the bond market, where prices will fall pretty dramatically. And the knock-on effects from *that* will be the real problem, because large numbers of companies (mainly large enterprises) are shambling zombies with tremendous debt loads. If they can't roll that paper over at preposterously low interest, a lot of big businesses are going to fail, which will also drive unemployment and crashing tax receipts. There's no way to engineer a soft landing, but a hard landing would be better than the failure of the monetary system or the government. The only difference is how they do it. Some have high income tax, some high sales tax, some high property tax. But at the end of the day they get you one way or another. As far as taxes go, you need to be strategic in what types of taxes matter to you. If your income is high, look for states with low income tax. If you want to live in a palace, property tax matters. And so on.
People just throw around low or high tax states. But types of tax matters. Like TX has no income tax but ridiculous high property tax. If you make $1M a year and rent an apartment that works out well. But if you make $80K a year and own a home, that kinda sucks for you. Property values in somewhat desirable areas are highly inflated. A house down the street from where I am leaving was $400k a couple years ago and is on the market for $800k. A 1300sqft home is renting for $2200/mo. Where I am heading, is less desirable because the town is more industrial and far from the major economic centers. For the home you plan to die in, you don't want any appreciation because the school taxes will rape you. If the house is just a waypoint, then you want massive acceleration in growth. A $250k house in east Texas is a much better home than a $250k hovel in the Austin, D/FW or Houston area. When I moved to ATX, a house that was just barely outside my reach was $330k in 2001. It now runs $1.3M and the property taxes are roughly $25k/yr About ten years ago, the taxes would have exceeded the mortgage. i have a friend whose duplex, about five years ago was valued at $500k in ATX, the tax was around $10k/yr But he has a 6000+sqft palace in downtown Guanajuato, MX and the annual property tax is two hundred and fifty dollars per year, and an additional savings if paid in cash.
