Yes, It’s Time to Start Fearing A Rental House Cartel

In an era of cancel culture, with monopoly corporations enforcing speech and lifestyle codes, what will happen if the ownership of America’s housing stock becomes concentrated in the hands of a cartel similar to that operated by our tech overlords? Should we fear that “Monster Landlord” would feel empowered to dictate what speech, beliefs, and activities are allowable, much like Monster Tech has already done?

There was much buzz recently following a Wall Street Journal story about investors and private equity groups buying up a large percentage of single family homes hitting the market – homes which will then be leased as rental houses. The main concern seems to be what effect this will have on those who currently rent but desire to become homeowners. Rising prices and a dwindling supply of houses for sale could keep them renters for a long time. That is a very real concern, and it is being covered in media across the political spectrum.

Slate notes that Invitation Homes, a $21 billion publicly traded company that was spun off from Blackstone, operates in 16 cities and owns 12,556 houses in Atlanta alone, and that more than 20% of all homes sold in Charlotte, Atlanta, and Phoenix are sold to investors.

Invitation Homes can borrow money for far less: It’s getting billion-dollar loans at interest rates around 1.4 percent. In practice, this means that Invitation Homes can afford to tack on an extra $5,000 to $20,000 to the purchase price of every home...

BlackRock (a different entity than Blackstone) is now a major investor in Invitation Homes. BlackRock does not care for the relationship you deplorables have with guns.

A publicly traded Real Estate Investment Trust named “American Homes 4 Rent” has accumulated 53,348 properties, and Goldman Sachs is getting in the game too.

And good old Blackstone is coming back for more, too. “Blackstone gets back into the single family rental game.”

Every home gobbled up by an REIT or private equity group tightens the market for would-be home owners. That is bad. But even worse is the possibility (likelihood?) that obedience to woke culture will be a lease requirement of all renters by the emerging landlord cartel.

You may be thinking, “No way,” there are over 80 million single family homes in the USA. How could investor and private equity groups obtain a critical mass of homes. And even if they did, how would they know what goes on behind closed doors.

Well for starters, only a fraction of those 80 million homes go on the market each year, and a flood of private equity money can buy a whole lot of those new-to-market houses. And as for what you say or do in private at home…

Uh-oh… A startup backed by Jeff Bezos and Salesforce CEO Marc Benioff is the latest venture working to extend real estate investing to the masses.

Amazon’s Jeff Bezos would never monitor what is going on in my house, now would he Alexa? And doesn’t he own the Washington Post, the same newspaper that smeared Nicholas Sandmann as a racist just for smiling at a bully of color. Although it cost Bezos’ newsletter an unknown sum to settle, if Bezos will try to cancel an innocent teenage boy to further the culture war, you probably don’t want him as a landlord.

What about Marc Benioff? Do you think as a landlord he’ll allow you to exercise your constitutional rights as a US Citizen? Well, he’s an anti-gun zealot who bans gun retailers from using Salesforce software.

Ultra-wealthy left-wing activists such as Bezos, Benioff, and the rest of the tech bros have shown that they are extremely hostile to personal freedom. Can they – or other up-and-coming plutocrats – create a de facto monopoly over housing like they have in tech fields? Who knows. Maybe. Two decades ago we all thought the internet was unleashing a new era of unconstrained freedom. We never thought we’d see retailing, communication, and media morph into a tightly controlled – and evil - oligopoly. But it did. And through the power of their oligopoly they are forcibly compelling the rest of corporate America to fall in line with them.

So, I definitely fear what is happening in the housing market. I fear that a new generation of potential homeowners could be denied access to that important milestone in life. I fear that a cartel of landlords could impose the left’s social order in the most private area of our lives. Quite simply, I fear the prospect of “Monster Landlord.”

What about our conservative free market principles? I don’t care about any “free market principles” when it comes to the consequences of housing being controlled by a cartel of evil billionaires. My solemn principle is that I oppose those who would suffocate liberty, be it via government, corporations, or activist billionaires. We cannot let them control the nation’s housing stock.

No conflict. A cartel, which is a union of producers that conspires in restraint of trade (as opposed to an oligopoly that does not mutually conspire) is flatly illegal and violates antitrust law.

Not that this matters, of course. Big Tech is a prime example. The individuals hold specific monopolies *and* join together as a general cartel, and they individually and collectively engage in anti-competitive behavior, yet there are no consequences.

And to break these guys up right now is probably strictly premature as there is not yet an apparent conspiracy to restrain trade. That said, it is increasingly clear that any organization bigger than about 500 people is a part of the communist oppression network, so fuck 'em.

I think Texas has substantial "homestead exemption" on property taxes. In one way this makes it more expensive for corporations to own a particular property. On the other hand, that extra tax money is pretty seductive to local governments that see themselves as partners in neo-feudalism.

42 That's more or less being done on an ad hoc basis anyway. Most landlords subscribe to a certain list of required behaviors that are enshrined in a lease contract.

They also will get your employment history and credit report and get as much information they can so that they can deny you the property or adjust the contract.

We've never been a free nation. Well maybe way back during frontier times but only at the fringes.

I'd say since at least the beginning of the 20th century we've mostly been slaves to some group or other that we must obey or lose privileges or money or access.

They're just more intrusive and obvious about it.

50 There is likely going to be continued crowding out of normal people. We saw this in Denver before the corporate stuff started just because of California. People fleeing Silicon Valley could walk away with enough equity to make a cash offer on a place in CO with money to spare back at the beginning. Prices move on the margins, and if you don't care because you're playing with house money (if you'll pardon the pun), then it drives prices very quickly.

In the case of rich colonists, everything is so much cheaper that overpaying doesn't matter. In the case of the big corporates, they get access to the Fed discount window (or very close to it) and have first access to new funny money. I strongly they suspect that they know they're overpaying and don't care because it's all Fed Fast Cash anyway and they're working on a market corner that, if they get it, will justify any price.

(I don't smoke cigarettes or indoors, but I do like a nice cigar and scotch on the roof deck.) I said FUCK YOU and they eventually carved out an exception for me. But imagine the control-freak mindset that animates such busy-body rule-making.

It's one thing to ban smoking in an apartment, since landlords have to consider the costs of getting the smoke smell out of the unit when you leave. But I've seen job advertisements which state no tobacco whatsoever, and that you'll be tested for tobacco use.

Maybe not strip them out, but what you will see is a whole lot less traffic to Home Improvement centers as renters usually don't renovate, modernize or otherwise do normal things people do to improve their homes and their lawns.

There is also a lot of liability wrapped up in having a swimming pool or playground equipment on rental property.

Generally speaking, maintaining the property will be expensive, rarely performed and if anything is done, will be executed by people who don't have to live with their "repairs".

79 Invitation Homes bought up half the street of a new Lennar housing development that I live on...the residents who own their homes (myself included) were pissed to see the renters moving in, and as expected, some aren't taking care of their homes.

The house next to me is one such house, but the renters seem to be a normal family and taking care of things. Invitation Homes' contractors, prior to the house being rented, were jumping off the roof, dancing, playing loud music, tearing up the sod, etc. I reported this to Invitation Homes, and called the police when one of them started peering in my windows, had them come out for a visit.

So far the family seems normal, as stated previously, but I told Invitation Homes if anyone from their company or the house so much as sets foot on my property, the Fort Worth police will be the next call I make to have them arrested for trespassing. I also let them know they're not really welcome here in the least by anyone on this street (not that it matters but my other neighbors - all CA transplants) - did not welcome their idiot contractor behavior either.

They will bundle areas and sell them to these big REIT who can rent them. I have a surprising number of renters in my rural area that are paying $$$ for a home in a rural area . They all seem to be decent folks who keep up the property, but they don't own it. I also have several acreages nearby that are owned by out of state people who bought it as"investment'. Even though it was higher priced than anyone next door or within the neighboring properties was willing to pay for it.

If you can borrow or have access to billions of dollars for near-on zero interest, the next question is what to do with it. Ordinary diversification preferences leads to real estate investing. Investing in commercial real estate has a pretty long history of occasionally leading to bankruptcy. Farmland was/is hot, but some might have already missed that move. My wife and I were extremely lucky. We bought into the market around 2018, back when things in MA were just OK enough to where we could afford something livable.

We sold out in 2020 for $40K more than we paid, then moved to South Carolina where we bought a gorgeous home for $40K less. Our MA house sold in a weekend with eight offers and we beat eight offers down here. I felt bad for the young couples who lost out on our previous place because in MA, that was likely their only shot at owning.

I doubt very much they got 30 Year Fixed at 1.4%. that debt will have to be rolled over at some point. looks like an inflation play to me. Fannie and Freddie acknowledged it as a problem earlier this year and raised rates on investment properties, but those are small investors, not big ones.

The point has been made already, but it needs to be made more directly: It's much easier for the federal government to dictate orders to 100 oligarchs than it is to dictate orders to 100 million citizens. My theory is a) a hedge against inflation, b) a steady cash flow to protect themselves against losses elsewhere, and c) once they own enough housing in one area, they have leverage against the local and state governments. No government wants to see widespread evictions, and it's easier to just pay those mortgages if it's one landlord. Additionally, the threat of selling off the properties at the same time, and thus driving down values, is that you'll hurt property tax revenues.

I think a lot of people who want to move do not want to go through the hassle of hiring a real estate agent and having the house ready for showings, etc. Zillow is going to offer you less than their current estimate of your home worth, or is going to hire an appraiser and pay you 90% of the appraisal, you are going to think twice about all the crap that goes with selling a house conventionally.

I have friends who have bought $45,000 cars from Carvana and swear they will never buy from a dealer again. The convenience and ease of financing etc, all online and in your bathrobe is too attractive for a lot of people who aren't picky about features, etc. in their car. Having the car show up in their driveway , with 30 days to return it if they don't like it is a huge attraction. Spend some time on Carvana's website and you'll find yourself being seduced by it, LOL.

They only pay the interest on that loan for 10 years, go out refinance it, then pocket the money from the rise in value, and then do it again for 10 years.

Joe and Jane homeowner have to pay down the mortgage and any increase in the purchase price is much higher to them than the company using a balloon loan.

One thing to remember is Zillow and Redfin are far from perfecting their algorithms. Unless you live in a development where the homes are based on 5 floor plans all with the same sized lots, they simply cannot do comparative costs. The human element needs to come into play. Zillow has no idea about your pool, the new granite counters, the energy efficient windows etc. And of course, a shitload of homes are far too unique, so it's all guesswork. You can get a general idea, but don't rely on it for buying/selling.

This is one of the few times I'd be behind a huge organization such as realtors. I've been out of the loop as far as their lobbying post-divorce, but I'll be back in the mix soon. I know this ain't happening in my area in Silicon Valley, but that could also be a matter of not shitting where you sleep.

Hell, I'm still grumbling about the city being able to tell me how high my front wall is allowed to be (so the police can look into my windows at any time), if I can build an addition (oh, can't go over a certain % of the lot), etc...

Property tax assessment is a joke. I had my neighbor sell an almost identical home next door. The amount was about 30K less than my assessed value. Argued with the assessor and basically got told tough luck.

377 There is a house near me, corner lot. Owner died a few years ago, went for a probate sale.
It was a dump, new owner(s) stripped it all down the frame, new floors, new plumbing, electrical, roof, exterior, furnishings. Now it looks great.
It has been vacant now for 3 years. Completely uninhabited.
I don't get it, unless someone was just looking for a place to park some cash.

382 I've seen enough of boats that I wouldn't recommend it, unless you have some experience with boats. Moorage is expensive. Most work will require they be removed from the water. If you are traveling, you will find some countries have interesting laws about visitors. Do a lot of research.

Depends on what kind of deal you had when the company got bought. Management contract? Might get that bought out...nice. Options? Accelerated vestment and cashless transaction is yours in offing.

Almost all these factors are taking into account within the final purchase price - its part of the DD. Then the acquirer executes its acquisition transition plans, and you get a huge check and the added bonus of saying you helped your company be acquired for X millions/billions on your resume...and believe me, that sells all day every day.

I know of a place kinda like that. Guy who owns it inherited it and bought his siblings. He has never lived in it. Pays a guy to come around once in a while and mow the lawn and whatnot (couple of times a year). Owner is out of state and keeps up the taxes and some basic maintenance and has for many, many years. I don't understand it. I do know he ain't interested in selling (some folks have approached him about it now and again). It either has huge sentimental value or there's a body in the root cellar...

402 The problem with real estate as an asset that earns rent is the management costs and the local laws that work against landlords. If you had bought rental property before March of last year in Los Angeles County, you would not have collected one red cent on your rentals, nothing, nada...and you could not evict anyone for non-payment.

In NYC, if you had commercial rental property, you'd have lost your shirt as a lot of everyone got out when their lease was up.

Bottom line, you're on the hook for property taxes, upkeep, subject to health and building inspectors whims, and non-paying renters who you, you think you could remove if you wanted, but you cannot...just to get a court date on a filed UI is taking 3 years in CA...forget it Jake, its China Town everywhere. Yeah, these power equity investors are going to be crying in a couple of years, trying to sell to get their investment and cost back on some hopeful value increase on the real estate - good luck.

405 It made sense when they were pouring money in to the residential rental market at the lows in 2009. But now they are pouring money in at what is very likely to be near a short to medium term high. As stated earlier up thread, management, maintenance, tax - all costs that are increasing - albeit perhaps not as quickly as home values. The thing is - when values "correct", those other costs stay high and keep going. Even if assessed values drop, mill rates will rise - the govt always gets theirs. This is yet another asset bubble caused by the fed - and will eventually end in tears. In the meantime, if I did not own a home I would rent and wait for the correction. Let those private equity assholes hold on to the risk.

409 The "rental house" cartel is small potatoes compared to the homeowners' cartel which has existed for about a century.
The cartel is known as the urban planning industry.
No amount of antitrust regulation will be enough. The right way to make the cost of housing acceptable again is to eliminate zoning. Let anyone who owns land, especially unbuilt land, build as he pleases with no other limit but the common law of nuisances.
While we're at it, eliminate the mortgage interest deduction. All home owners are (relatively) wealthy and do not deserve a subsidy from other taxpayers.
