A New Jersey woman set fire to a man’s home after accepting a booty call invitation only to discover when she arrived that he had fallen asleep, police charge. According to cops, Taija Russell, 29, torched the victim’s home around 4 AM on August 4. Monument Valley is on the Navajo Reservation, but most of that Rez is in Arizona, and the rest of it is in New Mexico. okay, there's a little bit of it in Utah.
The reason they gave it to the Navajo is because it's beautiful but almost impossible to live on. Very little water, even less farmland.

So the DNC has basically convinced all candidates that the only way to win is to run on a platform of calling everyone racist. It's an amazing strategy.
I wonder if many of these candidates are being hamstrung by 'woke' campaign advisors who don't know how to win anything. Maybe they see the AoC campaign and think the way to the YA vote is to out-woke the next guy.
Either way, I think it turns off all conservatives and at least half the indies. Trump pulls a small percentage of black and Latino votes and it's a landslide.

When considering the claims of "Rising Sea Levels!!!" it's enlightening to look at places like Pevensey Castle, on the southern coast of England. It was originally one of the Roman Saxon Forts, a series of late Roman coastal fortifications. It overlooked a harbor where a significant Roman fleet was based at the time, to protect shipping in the channel.
Those old remains are now two miles away from the sea, and the old harbor is now all farmland, comfortably above modern sea level. And it's far from the only old Roman era coastal construction that is now found far inland from modern coasts. Ephesus is similar.

I have a couple houses, and expect the tenants to maintain it, and they do. They buy their own mower, or they hire a service. If they don't mow it, then you have a clause in the lease saying that if they don't mow it, you can send the mexicans in to mow it and they have to pay that bill plus 10% to you. I haven't had to worry about it. (multifamily of course you just hire a service to do it)

I had a 4Runner for 12 years. Loved it. The 4Runner is on the Tacoma chassis, so go with the Tacoma if you need a bed, otherwise the 4Runner is nice. Just don't plan to tow anything of size with either one.

I love my Nissan Frontier (2013). Needs new tires, but it's a great rig. The payload is rated at 1500 lbs, but I hauled a full pallet of wood flooring home in it. the forklift operator said it weighed in at just short of a ton.
It was also a lot cheaper than the Tacoma (which I've always had my eye on). But part of that might have been that mine is six-speed manual with hand-crank windows and no high-end electronics in the dash. It's a dinosaur truck made for a dinosaur like me. Salesman could not wait to unload it.
Got 47000 miles on it, just getting broke in.
I love that thing. Gonna keep it till I die.

Damn, so frigging cruel. I see what my father goes through. He has bad rheumatoid arthritis and its slowing robbing him of his guitar ability. His fingers don't work like they used to. Its almost heartbreaking to watch. Its the one thing he really liked to do. He still tries like hell, but I can see it slipping away.

The town I lived in has an electric company, but it's only wires and transformers. They buy electricity at a discount rate from AEP, and keep the electric rates fairly low.

No lease. That gives me the legal right to kick them out in 30 days, no reason needed. I live in a sh!thole city, and I charge a sh!thole rent, so there's no money left to share with prop managers and landscapers.
It takes the entire rent to keep a 114-year-old building standing. I live in the same building, so I keep on top of them. If I knew what I was getting into in 1987, I would not have become a landlord.
The only person hated more than a landlord is a money-lender. You try to do right by people, and you earn nothing but contempt.

A French couple was arrested for trying to steal 88 pounds of sand from the island of Sardina, which is known for some of the most beautiful beaches in the Mediterranean.
Italian authorities have now put up signs warning people that stealing sand is forbidden. In fact, you could even face up to 2 years in prison for it.
In their defense, the couple says they didn't know they were breaking the law.

Tesla is trying to spark its solar-panel business by letting consumers rent rooftop systems rather than buy them.
The company will allow residents of six states to rent solar-power systems starting at $50 a month - or $65 a month in California - for a small set-up.
Musk says consumers can cancel anytime, although Tesla's website says there's a $1,500 charge to remove panels and restore the roof to its previous condition.
Besides California, rentals will be offered in Arizona, Connecticut, Massachusetts, New Jersey and New Mexico.

I just saw Once Upon a Time in Hollywood. Definitely in the top half of Tarantino movies (which is saying a lot) and best he's done in a while. Wife and I both loved it. I'm glad I managed to not read anything about it until I saw it. Tremendous.

Today I went to see it again. Enjoyed it as much as the first time. It seemed to go faster this time. I intended to focus on little details, today, and picked-up things I missed the first time, like the names of the girls who entered the house with Tex.
I highly recommend it be seen on the big screen. If you decide to see it, either at the theater or on DVD, try not to read much about it beforehand. It has a plot twist that's best left as a surprise.

It comes down to your talent at picking tenants; it's an art more than a science. One of the important parts is to never advertise anything, never tell anyone you have something open. Wait for the right person to ask you about it, and if they're the right person, you can tell them you might have something opening up. Once you develop a reputation, it gets easier than you think it should be.
With *good* tenants, it's the easiest job in the world. I've had a couple older women who were each with me for 15 years, and always kept their places perfect. I've also made some mistakes over the years, but I've learned from them and gotten better and better at it. I've got 13 tenants right now, and I like all of them. Well, one not so much, but he's on dialysis so I can't blame him for being hard to get along with. that's a hard thing to go through.

Spurred by the fatal police shooting of a young unarmed black man that roiled California's capital city, state lawmakers approved changes to the nation's oldest law governing when officers can use deadly force and it was signed by the governor Monday, though even supporters aren't sure it will save many lives.
The new law will allow police to use deadly force only when "necessary" to defend against an imminent threat of death or serious injury to officers or bystanders.
It passed with bipartisan support after major police organizations won concessions and ended their vehement opposition.
Lawmakers dropped an explicit definition of "necessary" that said officers could use maximum force only when there was "no reasonable alternative." They also removed an explicit requirement that officers try to de-escalate confrontations. I lived in CA for 20 years and had always heard it was illegal to pick the state flower, the California Poppy. That turns out to be not true if you pick them from private land, but ... California Penal Code 384a explains that it is in fact legal to pick anyflower -- including the California poppy -- or

Today I reamed out the landlord for the house next door. He doesn't live there, NEVER comes to inspect the property. His tenants let their trash pile up for a month. I've cleaned it up for them six times already. Today was the last straw.
Three years ago he had tenants who chucked dirty diapers out the second floor back window, into a big pile in the yard.
Like I mentioned above, all these renters live on delivery pizza. I wish I could afford delivery pizza once in a while.

Impossible, unless they're convicted of a felony and you wait until the day after they've started their 20 year prison term. Years ago I also managed properties for other people, learned a lot but got sick of that. (ran about 60 houses at the peak) Agreed to take some section 8 - I remember the Vietnamese family, seemed nice but after they moved out, all of the sheetrock had to be yanked out and replaced because it was all saturated with sesame oil or whatever they cooked with and the whole place stank too much for anyone else to stand it.
They also had this weird pit in the back yard, all burnt and stinky, and we finally figured out that was where they would drop their little pig and roast it anytime they had family over or something. Right in the middle of the city.
but I knew a guy in Florida once who'd rented to some people into Santeria, and the entire kitchen, including walls , had to be ripped out because every surface, even the ceiling, was soaked with chicken blood. At least he hoped it was chicken blood.

Oahu was interesting. Sil is stationed at Schofield and daughter doesn't drive. So it was mostly driving back and forth to base. Waiting in line to get onto base. And then doing what daughter wanted to do. Very very crowded. Did get to go to Pearl Harbor, see lots of sights and eat good food. But I was only in a swimsuit once the whole week.

Why would you want to? The rent comes straight from the government, to you, not them. Then the government pays all damages when the move out, just have before and after pictures. We never had section 8 rentals, but that's what people that did told us.

Well, what it is, is dumb. As in weapons-grade stupid. Solar cells are expensive. And inefficient. If you decide to buy them, the smart thing to do with is place them in a frame so that the Sun's rays shine on them normal to the plane of the cells' surface. Every degree of inclination from normal, 90 degrees, reduces the output. Putting them in the plane of the road, at the latitude of Normandy, probably halves their output.
Then, armoring them up with clear plastic resin, to withstand the traffic, further reduces light transmittance, and dirt and scratches further reduce what's left.
Not to mention that passing cars and trucks throw shade on the cells, reducing their output to near-zero. It's just plain dumb; there's no upside at all.

Because everybody was trying to get rich by buying multiple homes, watching them appreciate $100k/year, and flipping them -- many homes in our neighborhood were rentals. As a result, we ended up with a bunch of scum who partied every and all night, including our next-door turd-world Filipino neighbors.
Calling the police was useless, as well as complaining to the HOA (all garages were to be used for parking your vehicles, but they turned theirs into a party den for their loser 18-year-old son and provided free alcohol to buy him some friends).
Calling the police was futile because, of course, WE WERE THE BAD GUYS for complaining that they woke us up multiple times in the middle of the night, urinated on and eventually kicked down our common fence, threw litter all over the neighborhood including dozens of pieces of gum at us because we complained, etc. [I literally fantasized about how to murder them and get away with it.]
Long story short? We left for AZ and if I'd known the phrase at the time I would have left a big LOLGF message for them on our way out ...

Montana has similar formations, I drove from Livingston to Great Falls on 89, and they were on the left side going north, maybe 3/4 the way there. Except it was a bigger formation, not 3 small ones.

We had some rental property in Chagrin Falls, OH, it was fine, and selling it was fun, and one property selling was rather interesting, in a good way. Heck, the people putting in an offer needed it signed quick because they were taking a ski trip. My wife and I were vacationing in New Orleans, we all laughed, did a over the phone handshake and signed papers when we were all back home.

However an accident (like when the new algorithms screwed up Wall street) or some other mistake could unbalance the whole thing and that could mean trouble. There are good and not so good aspects of section 8. They at least screen the tenants for felonies and past evictions. The money is consistent. You do have more paperwork, there are certain restrictions and requirements, and evictions have a very complicated due process system. You probably need an attorney to help with it.

It was of course many years ago, back when surgeons operated with honed pieces of flint and and phlebotomists still carried bags of leeches, but my mother came home from shopping to find my father (who'd had open-heart surgery nine years ago) slouched in a living-room chair barely breathing.
Ambulance, intensive care, then at 1AM the heart valve put in years before, failed. Fortunately he was wired to the wazoo and well attended.
The surgeon who'd worked on him the first time was dragged out of bed and they operated until daylight. He got a few more years out of that.

Yep. Nothing wrong with fiat currency. In fact, it's the best type of currency (when done correctly). But the fault for screwing up the dollar doesn't really sit with the Fed. It was Congress that screwed everything up by taking the Fed off of its actual job - maintaining the integrity of the dollar (value stability). When Congress gave the Fed the dual mandate that included "full employment", which the Fed has no business even considering ... that was all she wrote. Nothing was going to save the dollar after that.
Sure, while we were on the gold standard we didn't have to worry about this sort of stuff because the Fed was so highly restricted by the requirement for physical gold in order to print money ... but even off the gold standard it would have been very possible to have the Fed do a decent job. But once Congress laid that dual mandate in the Fed's lap the die was cast. That was all Congress' fault. Period. And it was easily known to have been a totally retarded idea from the very start. The dollar is cut away from gold and right afterwards the Fed is given total carte blanche to do anything it wants. Anything. But, that's Congress for you.

In Denver, our county jail isn't so bad. Our new city jail is actually pretty nice.
But the old one at 14th & Court... criminy. That place was a Soviet-style hellhole. Solid steel doors on tiny, filthy cells, with gunslit windows. The showers were open, in the middle of the cafeteria/phone areas, so you were either eating in front of naked inmates or showering in front of hungry, angry ones.
That place was designed by a sadist.

Now that all depends on where the prison is located from where you lived/tried and convicted. Case in point: Being sent to Sing Sing was being sent 'up the river' as it was on the Hudson River north of NYC, the locale from which many imprisoned criminals departed to serve time.
I always thought it was 'being sold down the river', a phrase related to slavery days.

Government (public) schools, reflect the political interests and agenda of the controlling participants.
If there is any intersection with actual education, it is coincidental.
The ideologue making the faith charge against his political enemy probably doesn't know what "believe" means or its implications, ergo, its used as a trigger word and is meant to solicit emotions rather than debate.
He whines that substitute teachers are only making market wages rather than some artificially inflated number extorted out of the taxpayers via the teachers union. I'm not sure how "believing" in the system is supposed to remedy that assuming that is even a problem. Maybe he just wants magic money to shower down and the substitute teachers can be gifted that surplus because his religion requires him to transfer to them more of your money.

Last year was actually pleasant here. Only one or two days over 100 and low humidity. This year the humidity has been brutal.

Its just not that. The culture that is described as "conservative" has been under attack for generations.
Generally speaking, conservatives adapt Biblical morals as their core values; are by nature cooperative, prefer order and assume responsibility.
In contrast, most cultures, the ones who have fed the massive increase to the tune of tens of millions of new immigrants are exploitative and indifferent without even hints of an acceptance of Biblical morality.
We can't stop the dilution of the country's former culture through immigration, and all of academia and the arts have been hijacked forever by a vast army of those who hold contempt for everything we hold dear.
"Taking it back" requires a resolve we don't possess. Our duties are to God, family, community so acting in a way to exploit and manipulate your neighbor aren't high priority items.

Not sure. He was an undeniably great field commander, despite what his men may have felt, but politics may have not been his forte. Truman reeled in MacCarther after his run up to the Yalu River and did not do himself any political favors by sacking him. I think Ike was a great POTUS, but I am not sure if Patton would have handled it better than he.

That is a problem with those who want to train. When moving to this area a score of years ago, it was no problem finding long stretches of road to train. Ride a few minutes "warm-up" in a north or west direction, and off you go with little to no traffic or stop signs.
Now, its pack up the bikes, head off to another county just to find contiguous roadway that doesn't require stopping, maneuvering through traffic or getting run over by obliviots in their cars.
Agreed that most park trails are, and should be, magnets for joggers, baby-strollers, walkers, kids on bicycles, dog walkers, etc.
There just isn't any place for distance cyclers to train anymore.
Even Austin's veloway, which restricts access to cyclists and roller blades has far too many sharp (read: blind) curves to facilitate speed. (though it is an outstanding venue for roller blading)

Most people are not Progressives. Progressives are their own religious cult that worship the State and sees themselves as prophets, priests and gods to rule over the laymen as chattel.
The flood of cultures and the transmogrification of the heritage Americans from high-trust/cooperative to a low-trust/exploitative one is based on ignorance or outright rejection of Christian culture.

and manipulate your neighbor aren't high priority items.
For the Left and most cultures, its eat or be eaten. Their priorities are Self, Self, Self, Tribe.

conservatives and libertarians, aka, "normals" do not organize. I was listening to a guy on the radio the other day lamenting on the fact the conservatives don't even defend each other when they get attacked in media today. The Left always stands up for each other and the conservatives, well, not so much.

Today is the birthday of silent actress Marguerite Courtot.

She was born in 1897, a Joisey girl of French ancestry. She was a child model and made her debut in film in 1912 with the Kalem Company, a NYC-based studio that was notable for producing the first version of Ben-Hur (for which they were promptly sued).

Courtot entered the "adventure" genre two years later, when Kalem, flush with success from their serial The Hazards of Helen, gave her the lead in The Ventures of Marguerite.

Kalem merged with the ill-fated Vitagraph Company, and Courtot began bouncing around lots, working for Vitagraph, Lasky (later Paramount) and other independents before going on an extended leave of absence to sell war bonds.

After the war, she signed with the Pathe studio and worked with them until 1923, when she married co-star Raymond McKee and retired. The two had a happy marriage until his death in 1984. Courtot died in 1986 at the age of 88.
