Different people always coming and going.The residents of a city, through their elected representatives, zone the properties in the city for different uses. Industrial, commercial, residential, etc. For the people who have purchased a home in a residential neighborhood, why is it wrong for them to take steps to prohibit those who would violate the law and turn a house into a motel? Zoning laws are a necessary evil. While nobody likes the government
telling them what they can do with their own property, most people would not like it if the property next door to their home was turned into an auto body shop. Houston gets along very nicely without zoning laws - and always has. Zoning is the primary cause of ghettos; once an area is zoned low income housing it is doomed. We have bad areas of town in Houston but nothing even vaguely like Watts in LA or the projects in Chicago. Zoning is all about allowing politicians to wet their beak from development. HOA rules have provisions so that you can't have a satellite dish or tv antenna, Congress wrote the law saying "nope, you can't deny someone those services, so dishes/antennas are okay". The neighborhood I live in is 55 years old, and we don't even have an HOA (thank God) we have a civic club. Not my ideal neighborhood, but I don't have a problem with others choosing it for themselves. But, most older neighborhoods are not part of an HOA. I just don't see the problem with zoning laws in the abstract. Are there bad zoning laws? Have there been abuses? Undoubtedly. But still, the general idea of keeping the commercial and industrial activity out of residential neighborhoods is just, in my opinion. Someone wants to open a small watering hole, they should not think that they can just buy a house in a quiet neighborhood and start serving drinks. I have been doing land use law in San Francisco for 20 years. Without some modicum of planning/zoning, you end up with a horrible hodge-podge of all kinds of uses crammed against each other and stuff. Want a great example? Go to Annandale, Virginia. Until the late 90's or so, it was a quaint suburb that looked like people actually thought about what they were building and where. Now? Good lord, it's awful. There are McMansions next to split level houses, things are just crammed here and there -- it looks awful and it's hard to navigate. Also, yeah, I don't want a hog-rending plant next to my house anymore than some of you want adult bookstores next to elementary schools. Zoning and such can be abused, but there's a lot to be said for it.

Kawasaki made some good flathead one-lungers; I have a 13 horse on my Dixon mower. Another good brand is Robin, made by Subaru. And Honda, of course, now the gold standard for small engines. Deed restrictions still have wording in some places that the property cant be sold to people of a certain race or religion. Again, illegal under Equal Housing laws.

Of course you can't have an HOA that violates the law, by the same token, it is a private market solution to the problem that was being presented: an auto body shop opening next door. (And BTW, I LOATHE HOAs). There's no reason you couldn't have an HOA with legal teeth and leave the govt out of it (beyond the courts enforcing the teeth of the voluntary HOA contract, something well within Constitutional limits)

They were farmers, and the property was zoned agricultural, because of that, it is valued by the county much less as the surrounding property. I have been doing land use law in San Francisco for
20 years. Without some modicum of planning/zoning, you end up with a horrible hodge-podge of all kinds of uses crammed against each other and stuff. Want a great example? Go to Annandale, Virginia. Until the late 90's or so, it was a quaint suburb that looked like people actually thought about what they were building and where. Now? Good lord, it's awful. There are McMansions next to split level houses, things are just crammed here and there -- it looks awful and it's hard to navigate. Also, yeah, I don't want a hog-rending plant next to my house anymore than some of you want adult bookstores next to elementary schools. An alternative to HOA is deed restrictions.
You buy into a deed restricted neighborhood the rules evident, clear and are legally enforced. The restrictions must be renewed in a designated time frame (ie 5 years) and the neighborhood can vote to alter them . Kids skipping school would hangout there, and there started to be a lot of problems with vandalism, home break-ins, stolen cars, etc. They finally closed him down, and the problems dropped down to next to nothing almost immediately. At least in our neighborhood. No doubt, the troublemakers went elsewhere, but that was good enough for us. To answer your point directly: a bar draws a lot of traffic. Lots of strangers coming and going. Some of them are not going to be the kind of people you want hanging around next to your home, your valuables, your children. That kind of establishment creates more noise than your typical neighbor. Zoning laws allow people to live in a pleasanter environment that they would be able to have if every property could be used for any old thing. And, you must be aware, the noise laws are different for commercial zones than they are for residential zones. If my neighbor was making the kind of noise you hear outside a bar, the cops would make him stop. But, they don't run all over town making all the bars keep the noise down. Self-generating, un-forced, integrated and cohesive neighborhoods, with blue collar, white collar and everything else, also all living pretty much cheek-by-jowel, too. That's one reason you liked the people here. Cause WE like BEING here. It's a cool place. Check out the neighborhoods along Westheimer, East of the Galleria. As many McMansions as cottages, and the mix, (get this) works! Go South from Westheimer on Kirby towards the Medical Center. More of the same, plus oh-so-twee shoppes, down n' dirty BBQ joints, righteous music of all kinds and every designer dress, BMW or poodle you might wish to ever see. All cheek-by-jowel with every manner of neck-bearded hipster, Whole Foods vegefarian, All American construction engineer and worker, too. We blend. The old Melting Pot > salad bowl. I've been in too many big city business districts after that 17:00 scramble for the exits. If they'd had some people downtown, maybe there'd be some restaurants n' bistros and the like open. The city kept getting complaints about trouble caused by the people who frequented his joint. But, they didn't do anything while they were in his joint. They would do their deeds after they left. So, the city started hassling him about all kinds of stuff. What finally closed him down is that when he put in the pinball machines, it changed the type of business he was running, so they said he lost his grandfathering. He talked about fighting them, but he couldn't afford it. But, if there were no zoning laws at all, they wouldn't have been able to do squat. If he had gone back to what the business had originally been, some kind of small grocery / lunch counter (before my time), he could have stayed open. But, the reason he had changed in the first place was because he wasn't making enough money. Adding the pinball machines made him viable, but he was drawing a bad element, so everyone else suffered. I live on a 2 mile long, dead end rural road with 5 or 6 dead end roads branching off of it. Most homes are on 2-5 acre lots. A group wanted to buy a 3 acre lot close to the main road to build a place of worship.
The meeting to discuss rezoning was well attended by people in opposition. Traffic, noise and access by fire & rescue were all brought up. In the future, they planned to add a cemetery, which would be a problem with every homes' shallow well. The newspaper still painted the community as islamaphobic. I have a similar pile at home, and indeed one at the AZ place, and yes, I used a table saw to cut it, too. I would define "stacked" wood as having the pieces placed in parallel rows. Of course, that is helped by having uniform-length cut wood. With the random cuts you and I have, such stacking is hard to do at all, let alone well. AOP, I get that, but what I have is a rack that's shaped like the letter U (there is a shelf across the top branches of the U, but basically that's it). *i* would have stacked the boards parallel to each other, with their differing lengths poking however much farther or closer out. That seems like it would be the most efficient and simplest answer to the problem to me. I dunno. Maybe it's just me. Heh. I actually told Big " You're going to witness a level 101 class on WHAT NEVER TO DO WITH A TABLE SAW. Don't do any of this until you're 50 YO like I am and have my experience". He's not mechanically inclined so I'm not worried about it (he'd call me if he needed it), but I think I blew a fuse a half dozen times when the blade stuck cutting doors, frames and even a bed frame that got tossed on the pile. Truthfully, a chainsaw would have been better for some of it, but I don't trust him to hold the pieces for the precision that would have been required for that. Using a portable saw to cut small-ish scrap means having to clamp it or hold it down with a foot, with just that much more opportunity for injury. With the table saw, I can put both hands on one side of the blade, and feed the wood through the blade fairly safely. And the rate of production can be way faster, too. The blade is right there, screaming away, and I show it a healthy amount of respect. I think sometimes the guards can cause injuries, by giving you a false sense of security. Never had a table saw accident, because basically I am afraid of it, and don't get casual with it. OTOH, I broke my arm with a reciprocating saw! Was trying to cut a sheet of thin steel, on an overturned dresser drawer, and me crouched on top to hold it down. The drawer disintegrated due to the vibration, and I tumbled backwards, falling no more than about 3 feet, and I fractured my left wrist, as a result of trying to check my fall with my outstretched arm. Had one piece hang up, and the force was so strong it bent the aluminum table insert around the saw blade. No harm to me, or the saw blade, and I was able to straighten the bent insert. That's a good point. I joked earlier about what not to do with a table saw 101, but my saw is older, without the plastic guard, and the spinning blade is RIGHT THERE. I keep my hands away from it at all times and use push sticks whenever applicable. An open screaming blade has a way of, shall we say, focusing your attention. Not a knock on you deplorable dude, accidents can happen to anyone. My father in law is a master carpenter, better at all of this than any of us here. He's been working, carefully, with power tools for 50 years. And yet when Big was young he called him "Grandpa no fingers" because dad in law lost the tips of the fingers on one hand (from the last joint up) years ago in a power saw accident. (My wife tells me she learned half the swear words she knows that day. Wife's sister collected the finger bits and put them on ice. Nothing that could be done, however, hence: Grandpa no fingers. And then...as the film began, I slowly started to realize that I had seen it before, but it had made so little impression on me that I had forgotten all about it.
