I have no HOA and the shittiest house on my street looks like hell, has six inches of moss growing on the shingles, they park their cars in the street whenever it snows - blocking visibility around a blind curve, and have that socialist running for national offices yard sign on their lawn for months. Who knows how much longer it will be there?

So it's one of those damned if you do, damned if you don't. I believe homeowners should have right of appeal, then a vote of all members, requiring 2/3rds approval to proceed.

There was a scrum of reporters around Ben Carson citing inconsistencies in his book and how his friends don't remember him being all stabby.

He said, "that was when I was 14, and then I changed, and those people you interviewed met me after that". It went on with them questioning the stabby story and then...

"When I threw the rock that broke someone's glasses I was, um, 7 or so. I went after my mother with a hammer when I was about 13..."

It was hilarious watching him defend the fact that he'd done things. They also went after him for using pseudonyms for the people he'd hurt back then, as if no one does that.

The Supreme Court ruled long ago that a treaty can not overrule the Constitution. IOW all treaties must be made in a manner that is supported by the Constitution. Obama can not circumvent the second amendment by making a treaty.

A lot of communities have local codes that will take care of stuff like that w/o having to have a HOA that turns into a busy-body. I know even the little southern town near where I live has a code that call for people to maintain their lot in a clean and orderly manner. And if they don't the city can clean it up and charge the owner for the work.

Exxon-is their first target based on some obscure memos from 40 years ago before the climate warming hoax science was even established. The New York AG is going to make a test case to get things rolling. Also, one of the new themes of the Sanders campaign is a law that prohibits new oil lease on federal lands, no exceptions. I'm sure there will also be a pogrom to help the many thousands of well paid workers in the oil industry transition to the many green jobs that will be available any day now (like caulking windows)

It seems a worker standing on the roof of my garage had believed he saw a cat while peering into my daughters room. .That's exactly what they are doing here but they have to follow State Laws which is what is taking the time. Once that is done they will put the property up for auction but I doubt they will get any buyers. The house will be condemned most likely and will have to be torn down. It isn't a huge lot and I doubt anyone who buys it will actually be able to make any money in the long run, so the Town will have to suck it up, tear the house down and take ownership of the property.

I am supposed to keep any dogs are cats on a leash or fenced in (but nobody does), and I am supposed to keep the property in an orderly manner. (Not enforced very well except in neighborhoods.)


And the local yuppies found out the hard way that horses are classified as farm animals after they bought a horse.

Just down the street from our house the HOA starts and you really can't tell much of a difference except we can have boats parked in our driveways and people in the HOA can't.

161 When we built our house there was an HOA and some kind of rules about what color the houses had to be. The builder who owned the lots went bankrupt. We painted our shutters an unauthorized color and got a snippy letter from some idiot. My wife took the letter to her assistant's cousin, who works for the city attorney. He wrote a letter to the idiot saying "the HOA is defunct since it is bankrupt via its owner and only city housing regs and laws apply now so PAINT AWAY!" The strange thing is you can't even see our house from the street so how they knew we had painted anything was a matter of trespassing. This was years ago and we now have some zany architect's nightmare houses. One looks like a grouping of pagodas sitting next to GWTW Tara sitting next to a spaceship hovering next to a small steel foundry. Everyone in the neighborhood has bad taste including us but we have really big yards with woods so we can't see each other.

Just down the street from our house the HOA starts and you really can't tell much of a difference except we can have boats parked in our driveways and people in the HOA can't.

They take him to task and demand that he concentrate not on helping the coal industry provide much needed jobs in rural communities but in finding other sources of jobs and revenues for the coal mining Counties in Kentucky.

The only reason I'd ever change my name was if I was leaving the country and suspicious that there'd be an effort by some future ruling regime to track me down for doing so. Wouldn't be the first time my family did something like that. One branch was apparently once minor nobility in Germany, and anglicized the title while throwing the house and place names under the bus. I'd probably revert it to something historic when I got where I was going.

It's kind of a toss-up between Carson, Trump, and Cruz with me right now. Each has some pretty strong qualifications, but also has some pretty strong warning flags.

Carson's is that I worry about him with regard to immigration, which is the must-win issue. The flood has to stop before the waters can be drained. Trump's is pretty obvious, he's quite possibly more opportunist than true believer, thus has a chance of going rogue. Cruz might already be rogue, his record was flawless until TPP, but his support for it has really made me worry about him.

Hardwood is nice but for a kitchen floor it has a lot of minuses. It can scratch, dent, show wear from traffic patterns, is slippery when wet, and - depending on finish -- can easily stain.

I'll take a good old-fashioned slate floor with none of those issues. In the proverbial battle of pickle jar vs slate, after ten years, pickle jar has yet to score a victory.

I do think he sees how awful all of it was and a lot of what he's doing is penance, but it shouldn't be forgotten either.

There's no perfect candidate, but my reservations wouldn't stop me from voting for them. Now if we get La Raza Rubio, JEB!, or Kristy Kreme, you may as well hang up the Star Spangled Banner and start learning Spanish or figure out where you're moving to. Executive experience means nothing unless, as a commenter noted yesterday, you have the willingness to cut people's balls off. !Jeb's Florida record shows he's perfectly happy to knife his party in the back and kiss the asses of the Dems.

His"intellect" is second-rate at best.

"Reasonable conservatism" is a gigantic neon sign that you don't really like conservatism at all if you have to preface it with a qualifier.

333 It's probably not so much the house settled but more likely ceramic tile is not nearly as sturdy as actual slate. I've installed many ceramic tile floors and a decent life expectancy to them is five years. Even at that, I'd have to chip one out every year or two.

So last time I bit the bullet, and paid the premium for slate. Over ten years now and only repair necessary was to chip out and replace the grout along one tile recently. Fortunately I was able to purchase the exact grout I needed.

We had hardwood put into the kitchen, hearth room and breakfast nook. It was the type that was sanded and finished after installation and I've never been happy with it.

This is one tactic of the government lie machine I agree with. It denies the muzzie terrorists the press they want and need to make their terrorism work. Everything they are doing needs the press multiplier to be effective. For instance if act A were acknowledged as terrorism then ALL of them would start doing act A knowing that people would be terrified of them. When it is treated as a simple local murder story - no press multiplier - so no more act A because it is not an act of terrorism. Asymmetrical warfare depends on the press for its multiplier effect - otherwise it is just weak ineffective military action.

It's already at a point where there's several countries where the majority of military-age men are immigrants from Muslim nations. We have a property that we have been trying to clean up for years. One tenant was a hoarder. In the process of cleanup, Code Enforcement cited us. We had the two weeks before our wedding to cleanup some lumber stored there.

Code Enforcement guy asked us if we'd like a wedding present. They gave us a 40 yard dumpster to use for no charge. A friend got a crew for us and filled it. We called several times to make sure we were okay but never heard back from them. It was the nicest thing the County has ever done for us.

Western as a descriptor encompasses Constitutionalist. The Constitution is pretty much one of the high water marks of Western thought, and the pinaccle of Western law. You could use the word without fear, it wouldn't invalidate your larger label.

But what if we can't? I mean, people here that post on this board obviously can. But look around you - do you see throngs of people that can govern themselves without being a danger or a drain on society? Perhaps the citizenry has been infantilized to the point where they are incapable of making wise choices that will not bring harm to others or strain the resources of the population as a whole. When you burn a hydrocarbon, there is water formed as a product of that combustion, and that water did not exist as such prior to the combustion. Obviously there was water consumed in the creation of that hydrocarbon (and oxygen liberated), but the odds that the hydrogen and oxygen that made up that water will be reunited days, years, or centuries later are pretty slim.

Right now, people are failing because the deck has been stacked against them by people who profit from their failure, IE, the new ruling class. There'll be some need to teach people to fish so they're fed for life, but we can not give up on our fellow citizens. To do so is to accept tyranny.

That makes sense from an economic standpoint. But for smaller, unintrusive government to work, there has to be a shift from external control (government laws and constraints) to internal control (morals and values). My point is that you cannot have an operating conservative small government with maximum individual freedom without internal self-control. And I think by and large we are losing that.

Exactly - though we don't have to be dicks about it. There's nothing stopping people from offering (or even selling) classes on how to be self-reliant. Charity organizations and churches could definitely help pick up the slack in teaching people valuable life skills that the education system neglected. We'll have to be shepherds.

About the only way of reducing that noise would be to amplify the common mode signal by having multiple measuring stations. Doubling the number of stations improves the signal to noise ratio by 3 db so to reduce the noise to 10 db below the signal would require a common mode gain of 76 db. That would take 2 raised to the 25.33 power or about 4,200,000 measuring stations.

My guess is the alleged rise is computer simulated and not actually measured.
