There was a scrum of reporters around Ben Carson citing inconsistencies in his book and how his friends don't remember him being all stabby. He said, "that was when I was 14, and then I changed, and those people you interviewed met me after that". It went on with them questioning the stabby story and then... "When I threw the rock that broke someone's glasses I was, um, 7 or so. I went after my mother with a hammer when I was about 13..." I was President of my HOA for 5 3 year terms. I made sure residents were protected from stupidity and some good things happened. Some of my efforts was self-defense to keep my home values up. I managed to have fun, for the most part. It's all parking, pets, and people with a small municipal budget. For conservative leaders, it's a snap. Exxon-is their first target based on some obscure memos from 40 years ago before the climate warming hoax science was even established. I had a run in with my HOA years ago. They wrote me a letter announcing their intention of fining me for possessing an illegal cat. It seems a worker standing on the roof of my garage had believed he saw a cat while peering into my daughters room. I live out in the county. I have no HOA or deed covenants other than county codes. My property is classified as residential. By code I can not keep farm animals on my property. I am supposed to keep any dogs are cats on a leash or fenced in (but nobody does), and I am supposed to keep the property in an orderly manner. (Not enforced very well except in neighborhoods.)

Part of the neighborhood where I live is an HOA. We live in a house that was one of the first dozen or so built in our subdivision. Just down the street from our house the HOA starts and you really can't tell much of a difference except we can have boats parked in our driveways and people in the HOA can't.

If you deny their assistance, an informal sub-committee of city fathers offers to buy your place, with a bid just above the tax valuation. If you refuse that, there is no flurry of court orders and zoning notices. You just gradually find it more difficult to do business around town. You're...shunned.

When we built our house there was an HOA and some kind of rules about what color the houses had to be. The builder who owned the lots went bankrupt. We painted our shutters an unauthorized color and got a snippy letter from some idiot. My wife took the letter to her assistant's cousin, who works for the city attorney. He wrote a letter to the idiot saying "the HOA is defunct since it is bankrupt via its owner and only city housing regs and laws apply now so PAINT AWAY!" The strange thing is you can't even see our house from the street so how they knew we had painted anything was a matter of trespassing. This was years ago and we now have some zany architect's nightmare houses. One looks like a grouping of pagodas sitting next to GWTW Tara sitting next to a spaceship hovering next to a small steel foundry. Everyone in the neighborhood has bad taste including us but we have really big yards with woods so we can't see each other.

Hardwood is nice but for a kitchen floor it has a lot of minuses. It can scratch, dent, show wear from traffic patterns, is slippery when wet, and - depending on finish -- can easily stain. I'll take a good old-fashioned slate floor with none of those issues. In the proverbial battle of pickle jar vs slate, after ten years, pickle jar has yet to score a victory. @257 Years back I got a fair-enough deal on 18" industrial rubber squares, patterned like slate. OK black, so, not too kitchen-like, but you get used to them after the first 25 years or so of not having to "no-wax." Corelle-ware bounces.
The adhesive was expensive as hell. I put them in myself and it cost $1000. Has now paid for itself, just in unbroken plates. I cannot believe that there has not yet been a hardwood/carpet trigger. It's probably not so much the house settled but more likely ceramic tile is not nearly as sturdy as actual slate. I've installed many ceramic tile floors and a decent life expectancy to them is five years. Even at that, I'd have to chip one out every year or two.
So last time I bit the bullet, and paid the premium for slate. Over ten years now and only repair necessary was to chip out and replace the grout along one tile recently. We have a property that we have been trying to clean up for years. One tenant was a hoarder. In the process of cleanup, Code Enforcement cited us. We had the two weeks before our wedding to cleanup some lumber stored there. Code Enforcement guy asked us if we'd like a wedding present. They gave us a 40 yard dumpster to use for no charge. A friend got a crew for us and filled it. We called several times to make sure we were okay but never heard back from them. It was the nicest thing the County has ever done for us. Buy stuff on Amazon though this blog. There is an AoSHQ Amazon Store link on the main page, but it doesn't have many items. It's a good place to look for books written by Morons and friends of the blog, though. Above that link is an Amazon Search box. You can type your search item and click Go, or you can click the black box that says "Search New and Used Amazon..." How much he gets depends on how much people buy and other variables. It's not really knowable by us. (You can research the rules for Amazon Affiliates if you really want to.) There are other rules about how long stuff can stay in your cart while still giving him credit. The most important one, IMHO, is that if you click a link from another blog with an affiliate program (e.g., Instapundit), they will get the $$ until you go through this blog's link again. Erosion can be the another source of sea rise. There is enough water to completely cover the Earth - if you were to shovel land into the Ocean bottom the sea would rise on the remaining land. However, since is erosion is a slow natural process one can't blame it on global warming. Wait that is it: as the seas heat up the water expands - hence global sea rise from global warming.
The noise in the system is about 66 db greater than the signal you are looking for, and that is with 1 meter peak to peak waves that are perfect and don't fluctuate from cycle to cycle - which of course - they do. About the only way of reducing that noise would be to amplify the common mode signal by having multiple measuring stations. Doubling the number of stations improves the signal to noise ratio by 3 db so to reduce the noise to 10 db below the signal would require a common mode gain of 76 db. That would take 2 raised to the 25.33 power or about 4,200,000 measuring stations. My guess is the alleged rise is computer simulated and not actually measured. Constitutionalism would encompass that groundbreaking document and form of government along with all the principles contained in it, like true equality before the law, individuality, the assumption of innocence, the promotion of human life, the inalienable right to be free (along with the concept of permanent rights themselves) and that a free people need accurate information and education.
