THE MORNING RANT: Student Loan Defaults and the 40-Year-Old, First-Time Home Owner

Young Americans are saddled with extraordinary amounts of the worst type of debt, student loans, and it is one of the reasons that they are delaying the most-important debt they can take on, specifically mortgage debt.

There are two debt trends that intersect at about the age of 40. This is the average age now of first-time mortgage borrowers, and it is also the average age of those defaulting on their student loans. There is correlation between these two problems. In 1990, the average age of first-time home buyers was under-30.

Home ownership, even with a mortgage payment, builds wealth. Unsecured student loan debt that discourages home ownership impedes wealth-building.

According to the Liberty Street Economics website published by the Federal Reserve Bank of New York, the average age of those defaulting on student loans is now 39-years old. But unlike traditional bankruptcies which relieve the debt burden, student loan debt is never relieved. Its default is subject to garnishment of wages, social security payments, and tax refunds. It also soils the credit rating of those defaulting, making it extremely difficult to ever obtain a mortgage.

There are so many variables at play in this mess, including the suspension of student loan repayments during the Covid panic and President Biden’s campaign promise ”to forgive all undergraduate tuition-related federal student debt from two-and four-year public colleges and universities.”

How to fix the student loan debacle is complicated, but one place to start is to immediately stop fueling the problem. Let’s stop loading up today’s 18-year-olds with crushing debt that enriches bloated colleges, many of which are left-wing indoctrination factories.

If universities had to provide guaranies for the student loans from which flow the tuition and fees the universities collect, they’d necessarily become more interested in limiting their dollar exposure. Even more important, they’d want to ensure that their students are getting degrees that lead to income-producing careers that will make possible repayment of their debt.

If the universities were to choose to start restricting credit-access to incoming students, that would then incentivize cost competition among colleges, and possibly even steer higher-education toward other models than the brick-and-ivy campus. If we’re honest, the traditional university model isn’t even about education, it’s about “the college experience,” making contacts, and obtaining an increasingly irrelevant credential. The actual education can inexpensively be obtained online for most areas of study.

Way too many young adults are starting their working careers with a “mortgage payment” worth of student loan debt, but the beneficiary is the university industrial complex. Student loan debt is destructive. Mortgage loan debt is beneficial. Let’s stop incentivizing the former at the expense of the latter.

9 When my apartment burned down in... 2002 or 3, I moved back in with the parents. I wanted to try to get something positive out of all this shit and had about 40k in debt from school. I had a job, which was a plus.

So, I put about half of what I made toward the debt and half toward rebuilding a bank to be able to move out again. I did not just pay it off in one go, but got it paid off by 2007, after moving out again.

Thank you Mom and Dad for always being there for me.

It was actually really satisfying when there was only like .01 on one loan left and the gov said 'let's call it square.' I wanted to write a check for a penny.

Yup. My wife knew a guy in grad school who did nothing, but got "loans" which he used to invest in real estate. I very much doubt he ever paid back a penny, or got a degree.

Wholeheartedly agree with that. For me, home ownership does not make sense - yet. But soon!

I never wanted to go through the hassle of owning a home knowing I would have to offload the thing in 3-5 years, I could buy a home for cheap here - good luck selling it in a place no one wants to move to.

Most current entry level jobs for college grads are not gonna support buying a house in an area. I see nothing wrong with a kid staying home, saving and yet also paying some rent to mom and dad, making sure that when they jump, they jump for good.

So, even though it benefits a lot of "studies" type liberal arts majors, I propose a twenty five percent or whatever is needed college endowment tax, to payoff all outstanding student loan debt, and such debt never again be considered.

Well, for ANY other loan the burden is carried by the bank and the purchaser (the student.) The banks have found ways through the government to shunt their risk, so the student bears almost all of the risk.

It IS odd to expect the manufacturer (in this case the school) to bear the burden for someone buying their product- but there are a lot of industries that have seemed to move into that type of situation. It is perverse.

72 I had some student loans but not much. I worked two jobs during college and that paid rent and most of tuition. Working constantly while trying to finish my degree was difficult but was helped by being a bad student with terrible study habits and poor impulse control. I guess I meant hurt there. However when all was said and done I walked out with about 5K in loans which seemed like a lot at the time but didn't take very long to pay off with my first real job at Boeing.

When student loans began, they were somewhat reasonable. You didn’t take a loan out from the government, it was from a local bank. I actually talked with the loan guy from the bank. And the amount was not very much. I think all told I ended up with $8,000 in loans, which ends up being about $24,000 in today’s money.

There was no reason for the school to be involved. I took out the loan and I got the money. That amount was quite doable, and was quite doable even though I was just going from odd job to odd job in the nineties figuring out what the hell I was doing.

Over time, schools (and probably students too, I don’t know) learned to game the system. The numbers skyrocketed and at some point, the system went from real loans to fake “loans” that, as far as I can tell, don’t even act as loans. It’s more like indentured servitude to the government.

But we still pretend that it’s the same system of real loans made understanding what the loan meant and that can be paid off in a reasonable time.

75 If you were to introduce a new test for potential new hires today, you would be exposing yourself to Disparate Impact liability. Even with the full blessing of academia, with published peer-reviewed studies showing the test's demonstrated predictive power for job performance, it would still be at best only a defense to be used in a lawsuit, it would not prevent costly lawsuits in the first place.
But degrees are held to be different, because "tradition". They are, in fact, remarkably terrible predictors of job performance for the vast majority of jobs. They are in no way equitably distributed in terms of race and class. If you invented the university degree today, it would probably be *illegal* to use it as a criterion in hiring.
Part of the recipe for dismantling the student debt trap is to reverse this state of affairs. Let universities show their degree product performance due a given job - otherwise ban its use as a hiring criterion. Reverse our current law on Disparate Impact so employers can create their own skill tests without fear of lawsuits and without needing to beg academia for permission to bypass the latter's credential.

My senior year I took home ec as it was outside of the business school and therefore an Elective I needed.
You had to tech a 15 minute lesson to make and A in the class.
I taught a class on house financing. Even the prof loved the class and invited me to teach the class again the next semester (I gave her my slide deck).
It helped me about 10 years later as I bought a house with 2 loans to skip PMI and the savings paid the second personal loan off in about 5 years.

Are there edge cases of $300k? Sure. But that’s just a stupid thing to do. In my state, even with no scholarships or aid, one can get a degree in state tuition, room and board, the works for about $20k a year. Work part time during school, and full time in summer and at worst you’re $40k in debt at graduation. And almost everyone gets some kind of aid/scholarship.

That’s one option. Or you can go to a $70k a year private school and graduate with $250k debt. If you choose tho option well sorry I have no sympathy for you.

Don't forget the $500 iPhones. But I will say, as a mom of a 29-year old, it's very hard to save for a down payment for a mortgage when you're shelling out in the neighborhood of $1100-1500/mo. for a small apartment.

We let Jr. Black move home for a couple years to get him out of that burning money pit of apartment living. He'll likely be able to get a really good down payment on a house in the next few months when he's 30. He'll be in a lot better shape than many in his age bracket. It doesn't hurt that his student loans were paid off. He didn't take out exorbitant loans for a stupid, useless degree. He has a master's in accounting, and both he and Mr. Black and I helped him zero out his college loans.

It's easy to say yeah it's a bunch of stupid entitled kids making stupid decisions, but they're also being gaslit and defrauded. They spend their entire childhoods being indoctrinated by their parents, teachers, employers, the government and broader culture, that they MUST get a degree if they want a good job and have a successful life. So they believe it. They go into debt to get that degree to get a good job and a successful life. Then they discover that it wasn't true. They're slinging Starbucks the same as if they didn't have the degree, except now they have 30,60, 90 thousand dollars in debt that will take a decade or two to pay off and that can't be discharged in bankruptcy.

So many begin college at 18 & graduate at 22 or 23,
why - if a standard college/university degree - about an entire decade and a half later default?

I know many teachers in PA who got Masters Degrees in Children's Theater, etc. so that they could qualify to teach elementary school and receive a much higher salary, but then dragged their feet paying their student loans.

Here are but a few programs most eventually took advantage of:
Federal Teacher Loan Forgiveness: Offers up to $17,500 in forgiveness for teaching full-time for five consecutive years in a designated low-income school.
Public Service Loan Forgiveness (PSLF): Forgives the remaining balance on your Direct Loans after making 120 qualifying monthly payments while working full-time for a qualifying public school.
Perkins Loan Cancellation: Offers up to 100% cancellation for Federal Perkins Loans if you teach at a low-income school or in high-need fields like math, science, or special education.

Recently, under the One Big Beautiful Bill Act signed by President Trump, the Department of Education created a dual-tier federal loan limit for graduate students based on their degree classification.

Effective July 1, 2026, the new rules eliminate Grad PLUS loans and set two distinct borrowing categories:
Professional Degrees: Capped at $50,000 annually with a $200,000 lifetime limit. Qualifying degrees include Medicine (M.D.), Law (J.D.), Dentistry (D.D.S.), Pharmacy, and Clinical Psychology.

Educational & Graduate Degrees: Capped at $20,500 annually with a $100,000 lifetime limit. This tier includes fields like nursing, education, social work, and general graduate studies.

BTW, many years ago, the Federal government paid the tuition for many graduate programs if a certain GPA was maintained. Ergo, there were more Masters of Public Health than you can imagine for feds working in entirely unrelated fields. Worthless.

I will admit that you are right if you go find out what the average wage is for the job you held in 1980 is now, and what the average home price is in an equivalent neighborhood, and then draw up a monthly budget for the sort of family you had then now, with vague pricing for food and for the mortgage, insurance and automobile.

I bought what in hindsight was a retardedly large house in 1997 when I was 24 and interest rates were >8%. Inflation is a very real thing, even if it's worked out well for Boomers.

239 1986, paid 11.5% down, considerably lower from a few years before, for a dump of a single house - a small cottage/cape cod - which needed a ton of work. But it was the only way to get a single home after many years of working and having a family.

A million times I wanted out of the area to something much better, but stuck it out to put kids through catholic grade and high schools (I'm not Catholic), and have a better commute time to & from work. I could run now but everything well beyond this now urbanized area is too big and/or expensive for a retiree. Such is life. 🤷‍♀️

1973 - new house $32,500; average income - $12,965.
1981 - new house $78,220; average income - $21,073.
1989 - new house $120,000; average income - $27,225

240 BTW, in the Philadelphia region, the vast majority of landlords are "mom-and-pop" operations or individual family investors (1 to 10 units) rather than massive institutional buyers. (Generational wealth HAS been a thing since well before C19.)

(You'd probably find most large cities are very similar in ownership and rentals.)

While individual families control the majority of the market, large corporate buyers have recently increased their presence. Corporate investors own about 8.8% of single-family rentals in Philadelphia, and that has been moving into the collar counties, too.
