We love them. Our best one is a WW1 advertisement for French war bonds, in perfect condition and spectacular drawing. My MIL bought it for a buck at a garage sale fifty years ago.

This is damn interesting. Lelong captured the feel of wind and motion in such a simple image. The cape blends into the background with only the fur trim providing a frame. That centers the viewer's attention on the woman's face and hair, the only areas of color. Her expression is pleasant and direct as if she is conversing wth the audience about an enjoyable topic. Very, very effective.

Add in land prices at 50-100k and cost of new construction over $100 per sq ft. As a result, you get starter homes at 400k and above. So a dependable income of 80-100k minimum without other debt/unusual expense is required to be comfortable in servicing the mortgage plus not being house poor. Here's what's been happening in formerly modest but ell-located Denver neighborhoods: 1. Buy sweet bungalow (a lot were SEARs kit homes) for ~$1 million. 2. Demolish it, spend $1 million building generic mcmansion 3. Sell it for $3 million. These numbers are approximate, but the metrics are correct, as described to me by someone in real estate sales here: 1/3 cost of property, 1/3 cost to build, 1/3 profit. It’s not linear. There are a lot of fixed costs that are the same for a $400k house and for $1M house. Permits, utility connections, etc. costs the same to grade a lot. A $1m will still have one kitchen, so the plumbing cost is the same as for a $400k kitchen. And so on.
Actually, $1M houses typically have at least a butler's pantry, and they definitely have more bathrooms (even if just en suites). That's a lotta plumbing. And of course wiring cost scales more or less linearly by square footage. That care can eat up a lot of money in a very short time span and aging children often have severe difficulties in providing for aging parents. We have massive problems in the West with an aging society, less economically productive, and unwilling to make drastic reforms necessary now before radical change is forced on the situation. I've been doing some pencil sketching, trying portraits, and have enjoyed many YouTube videos by artists showing technique. Mostly pencil on paper, but I enjoy watching a painting being done, whether with oils or other materials.
Looking closely at this painting, three things strike me. First is the woman's eyes, how well done they are. Next is the technique used to do the almost tranparent veil she has over the hat and then spiraled down to her neck. You see her face through this veil. What technique!
