Her sleeve, between the white and the fur-trimmed sleeve, is a cool muted paisley. Looks a little like a fruitcake!

Some of those are wonderful! Cappiello is the most famous of the artists who painted them, and he is my favorite.

We saw a modern version of that style at Ryleigh's Oyster in Baltimore, and got a larger version done by the graphic artist.

60 This is damn interesting. Lelong captured the feel of wind and motion in such a simple image. The cape blends into the background with only the fur trim providing a frame. That centers the viewer's attention on the woman's face and hair, the only areas of color. Her expression is pleasant and direct as if she is conversing wth the audience about an enjoyable topic. Very, very effective.

This could be one of those interesting Parisian ad posters we've all seen where posture and simple colors create a dramatic and emotional reaction.

When you stroke a *real* fur coat, mink or ermine, the feel is very different from today's super-soft faux fur (polyester) textures. Disappointing if you expect the latter. But there is a *coolness* -- as in a cooler temperature -- to the real fur surface that the faux does not have.

In my area the vast majority of construction is apartments or condos. The few single homes built are in the $750-1M range.

There are homes. There are no affordable homes.

It’s a lot more profitable to build up than out. Only way to make money building out is high end. No profit in building $400k homes.

Home builders have shifted to building bigger homes with bigger price tags. Average new home has at least 2300-2500 sq feet nowdays. Add in land prices at 50-100k and cost of new construction over $100 per sq ft. As a result, you get starter homes at 400k and above. Due to population growth, the older homes in desirable locations are often bid up to new construction due to favorable school districts.

So a dependable income of 80-100k minimum without other debt/unusual expense is required to be comfortable in servicing the mortgage plus not being house poor.

It’s not linear. There are a lot of fixed costs that are the same for a $400k house and for $1M house. Permits, utility connections, etc. costs the same to grade a lot. A $1m will still have one kitchen, so the plumbing cost is the same as for a $400k kitchen. And so on.

211 It’s not linear. There are a lot of fixed costs that are the same for a $400k house and for $1M house. Permits, utility connections, etc. costs the same to grade a lot. A $1m will still have one kitchen, so the plumbing cost is the same as for a $400k kitchen. And so on.

Actually, $1M houses typically have at least a butler's pantry, and they definitely have more bathrooms (even if just en suites). That's a lotta plumbing. And of course wiring cost scales more or less linearly by square footage.

That’s the exact formula in my ‘hood. It’s an older area, homes range from built in the 1890/ to the 1930s. Most of them have been well maintained and are desirable since we’re downtown and walkable to everything (but no crime which is awesome).

However as some homes do fall into disrepair they’re bought for say $500k, another $500k is spent to renovate and then sold for $1.5M. Pretty much SOP. It’s roughly 100% ROI for the contractors (not taking into account buying and selling costs). Not a bad return at all.

Yes and no. I paid $125k for my first home in the late 90s, which was smack dead center of the comps. Today it would sell for $400k+. As Lizzy noted, a lot of the actual starter homes are being razed and replaced with $400k homes.

It is what builders are building. They simply are not building subdivisions full of 1200 sq ft houses, probably due to profit reasons around cities and suburbs. Noticing that same dynamic around here.

The cheaper options are rowhouses aka condos but even there, many of them are 300k or above for a no or one car garage 1200-1800sq ft condos.
Even RSLs are now about 300k average for the 55 plus crowd and about 1800 sq ft in size with houses about 8-10 ft apart from each other aka semi detached.

Used to be involved in local zoning issues until recently and that is what I am seeing in my exurbs.

There are not small homes available much around here other than old construction and a lot of those are rentals.

Most remaining tracts are less than 10-20 acres in size and zoning requires minimum lot sizes of 1/2 acre or more. So we get small infill subdivisions at an elevated price point to make the math work.

Most remaining tracts are less than 10-20 acres in size and zoning requires minimum lot sizes of 1/2 acre or more. Simultaneously, we also took out a college loan in her name that we use for registering, paying for books, lab fees, and dorm costs. Then we use the investment from saving for her college to pay the student loan off fully each semester. Kid has an 800-ish credit score from doing it this way already.

When I was but a wee tot we lived outside NYC and my dad took the train into the city everyday. He alone with thousands of others. The train started in Connecticut and picked up riders all along the way.

Lots of people lived 1 - 2 hours away because housing was cheaper. They also didn't whine incessantly. They just went to work.

Cynicism and lowered expectations.

But also, Gen-X has a foot in both camps. We're the last generation that grew up anything like Boomers but also have had to adapt to the changed conditions that have produced the generations after us.

I get the sense, anecdotal of course, that Gen-X takes all this generational axe-grinding less personally than the primary combatants.

I tend to see both sides making valid points, depending on the points.

Depends. Medical industry is capturing a lot of it as average nursing home costs about 100k per year or more, less intensive memory care units a bit cheaper at 70-75k on average. And costs of medical care not covered by Medicare/Medigap.

That care can eat up a lot of money in a very short time span and aging children often have severe difficulties in providing for aging parents.

We have massive problems in the West with an aging society, less economically productive, and unwilling to make drastic reforms necessary now before radical change is forced on the situation.

397 I've been doing some pencil sketching, trying portraits, and have enjoyed many YouTube videos by artists showing technique. Mostly pencil on paper, but I enjoy watching a painting being done, whether with oils or other materials.

Looking closely at this painting, three things strike me. First is the woman's eyes, how well done they are. Next is the technique used to do the almost tranparent veil she has over the hat and then spiraled down to her neck. You see her face through this veil. What technique!

Finally, there is the fur lining of the scarf. Wow! is all I can say.

Thanks for this one, it's a keeper.
