Anyone who lives near a river should always be aware of the dangers. My family had a camp along the Delaware River on a elevation of about 30 ft above the river. It was built in the 1930's and had seen a lot of floods I'm sure. But newer builders built right down on the river bank. Great to live next to a river so you can just walk out and swim, but when the heavy rains always come, the river turns into a raging, roaring water way. I hated to be there on those summer nights when a storm came through and you could start hearing the river roaring. Neighbors who lived much closer to the river in elevation had better be alert, or as much as you can in the dark. Helicopter rescues weren't uncommon. I was okay because back in the day, people built higher above the river bank, newer builders like to be on the water. Saw a new double wide home go floating down the river.

88 I had lunch today with Salty and was explaining how much I've learned about this town from FB. I learned that the stray cat I'm feeding is also eating at a house the next block over. More troubling is that there is a woman in town that traps cats, then drives them out to a smaller town 10-15 miles away and dumps them. This include pets that are properly licensed and neutered. So far, the city has done nothing, although they do have an ad out for a new Code Enforcement/Animal Control officer. One local woman did find her cat at one of these sites, covered with fleas and ticks and very thin. I've read that this is happening in other areas too. Salty, most of the house listings for Hays on Realtor that fall in my (admittedly cheap) price range are already pending or contingent. Doesn't seem like there are many choices there right now. There is one two-BR that looks nice.

Hooters picture from ONT reminds me. I have only visited Hooters twice, and my waitresses were nice, but not built as expected.

AP has a story up by two arab reporters claiming IDF soldiers fired on Gaza people trying to secure food aid. Their evidence for their claim is "Hamas told us". Israel produced a drone video of Hamas terrorists shooting civilians, which gets a mention at paragraph five of the story, along with a dismissive "don't believe your lying eyes" admonition from AP.

One slice at costing this out is the marginal cost of a garage in a monthly mortgage payment is minimal. If you have the cash to build one seems you might be able to plunk that down as part of the down. If this is all fubar a carport might a reasonable middle ground. This is all spreadsheet work. I have been reading a lot about Fleetwood Mac. The books by Ken Caillat about making Rumours and Tusk are especially good.

It’s very Mick Fleetwood drum heavy, light on lyrics, and no catchy chorus. Not a very radio friendly song. I happen to love it, though. One of my favorite Fleetwood Mac songs (out of many). The Dems are going hard on the messaging that the cuts to the NWS are to blame for the tragedy in Texas.
Even though the local NWS issued a flood watch 12 hours and a flood warning 3 hours before. Because, apparently the Dems believe the NWS controls the weather as opposed to merely forecasting it. Nobody can accurately predict an exact amount of rain from a stalled weather system. They estimate ranges, 0-1”, 1-3”, etc. As Colin mentioned above, if you live near a river you have to be aware of the weather and be prepared when a large system comes in. From what I understand this same girls camp was flooded in 1987 and some people were killed then, too. Ironically, Kerrville, TX is associated in my mind with the serial killer Genene Jones, who killed at least 20 children (high-end estimates place the total at around 60) over a number of years at a hospital in San Antonio and a clinic in Kerrville. She remains in prison in her mis-70s now. In her jobs as an LVN she injected multiple young children with overdoses of a variety of medications. A few years after her initial convictions I worked at the hospital in San Antonio where she had started her murderous acts. The echoes of her evil still resonated at that facility.

In that regard, the NWS issued an alert that should have been enough for people to take maximum caution in those areas. The Guadalupe River is notorious for breaking its banks and flooding. There are signs in many places along its banks indicating flood levels. Even if it was historic, the towns that have the Guadalupe within their borders know exactly where the flood plains are. I’ll leave it at that because now is a time for mourning and prayers. We haven’t even located all of the missing yet, and like clockwork the Democrats and their vultures in the media are seeking to place political blame. The thing about the camps getting washed out in the Texas hill country is that they’re at camp. They aren’t watching TV, they aren’t listening to the radio, they aren’t plugged into computers. If no one contacts the camp leadership by phone or visit, they aren’t necessarily aware of the weather conditions. All the weather service staffing in the world won’t help someone off grid.
When I was a Boy Scout assistant scout leader, we’d keep an eye on the weather (ironically enough we were usually in the hill country), but without Wi-Fi and possibly without cell service, we might not catch a sudden storm.
