Green Shoots, For Real: Interest Rates Begin Falling Due to Cuts to Federal Spending
And falling interest rates should, in time, result in falling inflation.
Good news via Reason.Interest Rates Are Falling--Thank Government Spending Cuts for ThatMore, please, and faster.
Cuts to government spending mean fewer bonds, lower borrowing costs, and potentially a break for borrowers. The 10-year interest rate has fallen by half a percentage point in the past month--from approximately 4.8 percent to 4.3 percent. Several factors determine interest rates, including inflation and economic growth, but perhaps the most consequential is the supply of and demand for government bonds. If the Department of Government Efficiency (DOGE) continues at its current pace--which according to its website includes approximately $52 billion in cuts to date--it could possibly cut $1 trillion in spending in its first year. This will mean $1 trillion fewer bonds being issued, reducing the overall bond supply. A lower supply drives the bond price higher, and because bond prices move inversely to interest rates, this will result in materially lower interest rates. This shift is already being reflected in the bond market. Government borrowing "crowds out" private borrowing--a concept familiar to anyone who has taken a high school economics class. Essentially, the government gets to borrow first, in the form of treasury bonds, and you get to borrow second, in forms such as a mortgage or a car loan. The more the government borrows, the more it pushes up interest rates, which results in higher interest rates on things like homes and automobiles. If the government hadn't borrowed so much money during and after the COVID-19 pandemic, it's likely that mortgage rates right now would be lower--perhaps significantly lower. The typical 30-year fixed-rate mortgage is about 7 percent at the moment. If mortgage rates were one percent lower, the monthly payment on a $400,000, 30-year mortgage would be about $260 lower. This is the impact the deficit has on your personal finances. ... Had the U.S. maintained a balanced budget over the last decade--or even kept deficits to two or three percent of gross domestic product (GDP)--10-year interest rates would likely be in the 2 percent to 3 percent range. This would mean average mortgage rates would be about 4.5 percent to 5.5 percent. For the first time, DOGE is giving the financial community hope that the deficit might one day return to manageable levels. Interest rates have dropped half a percent in the last month, and it's hard to attribute that to one cause or another, but the buzz is that it's because of DOGE's deficit-cutting efforts. ... The Biden administration's spending policies contributed to inflation and were very bad for the bond market. In his second term, Trump--along with Treasury Secretary Scott Bessent--has placed a stronger emphasis on lowering long-term interest rates. They see the debt as a national security issue, a view shared by economic historian Niall Ferguson who recently proposed what he calls "Ferguson's Law." He says that "any great power that spends more on debt servicing than on defense"--as recently happened in the U.S.--"risks ceasing to be a great power."

The Fed's QT tranche will impact this, as well as debt that is rolled over. Yellin was intentionally refinancing into short term bonds in anticipation of falling rates that have not materialized to the degree expected. I haven't heard what our new Treasury Sec will be doing with this angle.
The cuts should definitely be putting downward pressure on the long end of the bond curve, but if anybody can disaggregate and apportion magnitude to the variables, they grok this better than me.

When we discuss economic theory, it's very important to note that most if not all conclusions are "all else equal." Of course, real life isn't as simple.
So yeah, inflation is always and forever a monetary thing and not a fiscal one. How you get to the monetary part of it though does have relevance. Government intervention is a giant factor, made more complicated by the fact that it often works at cross purposes. Increasing the money supply to attempt to spur economic growth for instance...
Takeaway is that in the here and now, the government spending less means private people will be able to spend more. That has a more effective impact on the economy, as the multiplier effect on private spending is greater than that of government spending...

The last time the area had a price drop (the 2007-2008 mortgage crisis), it dropped outside in...almost no drop in Arlington, little in Fairfax, more in Loudon/Prince William, and a blood bath in Stafford.
MD may work differently b/c it's got crime issues and other factors VA doesn't typically have...

$200 million in box office receipts after about a week for a $180 million movie would be solid, including all that.
The final legs of the theatrical run would get them close to the black, and then ancillaries after that would probably get them over.
It'd be a break even or slightly in the black movie after the first week of DVD sales, essentially.

Disney, in particular Marvel, have notoriously inefficient workflows, especially around CGI. And that's not even touching on their propensity for reshooting everything.
Stronger producers with an eye towards cost savings would bring these movies in much lower. But, the producers, who run the show at Disney, are weak even though they exert much more power than directors.
It's the ugly side of the studio system: top heavy, unimaginative, machine-like, and unable to change.

Real estate prices are sticky--they go up faster than they go down. No one knows yet exactly what government cuts in spending are actually going to happen. We are in the stage of identifying the problem.
That being said, the DC area has its basket and employment based on federal government and contractor payments. It will be no different than the industrial Midwest if massive spending cuts occur which are needed to forestall fiscal disaster.
Austerity is going to bite the DC employment market harder than probably some other areas of the country simply because of the massive primary effect of declining government spending compared to other areas. Impact on real estate is a second order effect.

What Z shows is that a puppet can pull strings on his handler if they get in too deep. When the EU/Dems had put enough praise out in the world, Z could get his way by just bullying them similar to how he tried with TrumpVance. And it worked. We have that threat, but still no great selling of the USD by foreigners. When the economy slows, they tend to "stimulate" with lower rates. The fed reserve has used that a a way to boost stocks, though stable currency is supposed to be their real mission.
Lower rates yield higher inflation in my view. Easy money, more borrowing, more spending. Maybe it can boost an economy for a bit, idk. Housing ... people can buy more expensive homes at lower rates ... or the prices rise as rates go lower. Powell went on the higher rate path as a way to control inflation, iirc.
