THE MORNING RANT: A Glut of Residential Real Estate Is Hitting the Washington DC Market as the Government Sheds Employees

With President Trump and his DOGE team slashing government waste, and with massive layoffs and firings of government workers, a glut of real estate is coming to market in the DC metro area.

If you’ve ever been house hunting, there is a good chance you’ve been to realtor.com to take a look at listings. The “Map” button at top right will show the listings on a map of the area you are searching. You will typically see three types of listings:

1) Existing listings, which have the price in a white bubble. These generally constitute most of the listings.

2) “New” listings, which have the price listed in a bubble, along with a blue header that states “New.”

3) “Coming Soon” listings, which also have the price in a bubble, and also a green header that states “Coming Soon.” These usually make up a very small percentage of the listings.

Based on all the “New” and “Coming Soon” listings for the DC Metro area right now, there is a mass exodus taking shape.

This is a map of Fairfax County, VA from realtor.com. There is an abundance of blue “New” listings, with an incoming wave of green “Coming Soon” listings.

By contrast, below from the Dallas suburbs is a map of listings in Grapevine, TX. This is more typical. These maps look rather different, don’t they?

Below is the map of listings for Washington, DC proper. Again, there is a sea of green “Coming Soon” listings.

The DC Metro area has been virtually recession-proof for decades, as it had a rock-solid business model of extracting money from the citizenry, sending it to Washington, then disbursing it to government employees and hangers-on. Government was the local industry, but that seems to be changing. At a minimum, there is a massive downsizing occurring.

It will be fascinating to see what happens to this wave of real estate. These listings appear pricey, consistent with the historical wealth that comes from feeding at the government trough, but prices are already coming down rapidly, as there are clearly not enough replacement buyers for those being displaced.



Where will all these soon-to-be-former DC residents go? Displaced government employees will overwhelmingly have left-wing politics. Maybe they can go to California and try to get a new start there. They’d be just like Dust Bowl migrants heading to California, except rather than looking for manual labor jobs, they’ll be seeking taxpayer-funded “remote work.” Gavin Newsom ought to be able to accommodate them.

Domestic migrants in the 1930s were called “Okies.” What should we call the caravans of people leaving DC?

One political benefit that may come from this is that a mass-exodus of government-dependent residents from the northern Virginia suburbs of Washington could help tilt Virginia further back toward the red column. Without Fairfax and surrounding counties, which are realistically more a part of DC than of Virginia, the Old Dominion state would be solid Republican.

It looks like the Maryland suburbs of DC are also about to see an exodus too. Here is the realtor.com map of Prince George’s County. The state of Maryland currently has eight seats in Congress (seven of which are held by Democrats) and 10 electoral votes. Perhaps each of those numbers can be reduced upon the 2030 census if Maryland is de-populating due to DOGE.

Beyond those receiving money directly from the government, the area surrounding DC has become the wealthiest region in the country due to the cascade of money transferred from taxpayers to the DC Metro area. Per this chart (below) attributed to information provided by the Census Bureau for 2020, four of the seven wealthiest counties in the United States are northern Virginia suburbs of Washington, DC. These include the nation’s two wealthiest counties, Loudoun and Falls Church.

While I do not relish economic harm falling on those not directly receiving taxpayer money, this obscene transfer of wealth needs to stop, and it looks like it is being stopped. The DC real estate market and overall economy are in for a big change.

Take that observation for what it's worth, but as with a lot of similar metrics ("look at how much of X is occurring!"), it is important to have a historical context because trends matter much more than absolute numbers, most of the time.

The stated goal was to make deep cuts in the civil service, and eliminate entire agencies.

So that is a permanent reduction in employment, which will have knock-on effects, just like a plan closing down.

Because prices are inflated, the ones who sell first, win. That's going to lead to a race to the bottom.

Between early retirements and the purge of probationary employees, that's going to be a big loss, on the order of 100,000 jobs.

Looking at the official vote totals from 2024, Kamala won VA by 200K, she got a surplus of 300K from NOVA and those voters are most likely to be the ones impacted by DOGE layoffs.

So does it go Red? Not specifically because of this move, BUT...it does make the state a toss up again and I suspect this will have a secondary impact on say the fraud coming out of Richmond as well since those people won't be getting paid by USAID anymore...

In the ten years I spent at Pepsi, there were 7 major restructures, always resulting in job loss. I survived most, but not all of them. This is a true statement - the million+ homes are the grifters and the lobbyists (and the contractors), not the run of the mill feds.

The fed houses are gonna be on the market for $400K-$800K, and be mostly attached type...depending if it was a single earner or dual earner fed family...

And as I said, 2025 will ugly for VA - expect a blue sweep b/c Youngkin will have to deal with a huge budget surplus becoming a non-one...and no voters like that going into an election...

2026 maybe brings a recovery, but with Trump in, I'd expect it to be 2028 after...he really is hated in VA (that's why he never won the state)...

NJ is the likely red flip in 2025. They are probably loving Presler and the changes from Trump...

I've already seen this. The lefties are saying something like, "If you thought unemployment was bad under Biden wait until all these unemployed federal workers are competing for your job!" and of course there are a number of problems with this

1) The left claimed that the economy was booming with functionally no unemployment under Biden
2) Fedgov workers take money out of the economy. Outside of the actual needed bare minimum (which would mean a federal budget under $2T) those federal workers are generating negative value on the economy.
3) The obvious answer if unemployment is a problem is to stop inflation and H1Bs.

69 Many of the probationary employees can be re-hired because the vacancies still exist. It was a very blunt weapon, but what it did was undercut the Biden people who tried to burrow into the system. With new management, those cozy pre-selected hire jobs will be gone. So those people will have to leave because there's going to be a glut of unemployed campaign staff types.

The NGOs will also be impacted, and will likely have to relocate.

Expect the Dems to push for mortgage relief for unemployed workers or bailouts of some sort, with sob stories about how Aden and Chloe used to have nice incomes at a trendy non-profit but now need a bailout because they can't make payments on the Volvo and already sold the Mercedes.

I remember the 2008 crash. In my neighborhood, prices stalled or dropped by a bit for years after years of big increases. People in those homes wouldn't sell because they expected the market to bounce back in the near term, but it took much longer than expected. I suspect the same will apply now. Even if you think Trump is making a big long term reduction in government employment, potential sellers will take awhile to believe it.

I assume they are going to do the hearings very soon. I think that Trump is playing this correctly, just moving past them because they will have to be defended and it's going to be hilarious.

One case to watch for is the trannie mutilation. I'm sure RFK is going to have DHS pen an amicus brief outlining how toxic and dangerous the drug regiment, cancer risk, etc.

A lot of these are rope-a-dopes that were meant to be tried in court where a lot of evidence can be entered that the Dems will not want to see broadcast. I expect when that's about to happen, the suits will be dropped or the cases dismissed due to standing.

Saw the chart of ages for SS payouts last night. The 150 YO recipients can be explained by the default date in COBOL, but it doesn't explain the two recipients that are over 300 YO, and all the recipients between 160 and 300 YO.

340 Years ago, was assigned to work in NYC for a few weeks. (No, not a lawyer.) One morning, I received a heartbreaking telephone call asking why I had fired some of the people who were still serving probation while working in the office in New Jersey. (They had wives, children, aged parents and were brought onboard roughly 11 months prior.)

I had absolutely no knowledge it would happen as they had been targeted by office management in conjunction with the Administrative section of the Regional office.

All received letters claiming a variety of offenses from insubordination to offensive conduct to having a NDA on file with prior employer. As soon as they dropped their attempts to fight their probationary dismissals, the allegations were dropped.

BTW, one was a Federal employee with several years of service under his belt when he was hired into the office the year before. They still booted him and he, if anyone, had 'rights.'

One coworker commuted by train and subway between DC and West Virginia, a 2 hour commute each way, because he had a family and his house there would have cost 10x as much if in the DC suburbs.

And therein is something that needs to change. There needs to be a law or restriction that an NGO can only get maybe 5 or 10% of it's funding from government.

The fact that treasury allowed outgoing wires without requiring the important fields to be completed, the fact the SSA and its required annual internal audits never bothered to notice missing fields (including DOB), the duplicated SSNs, the checks being sent to people older than 105, etc etc etc means that senior management was chock full of people who simply didn't care OR thought it better to throw money away on fraud rather than preventing it.
