The current episode involves a riverboat, and it looks well directed and features many of the solid character actors we came to know ("Hey, it's *that* guy!") on TV then.

I think Ace's thread, and the stories he linked to, are more about *her support* collapsing, not so much that KH is literally going to collapse into a shivering mess on camera. Though that would be entertaining. I've read hints that if she loses, she'll leave the U.S. -- which would be horrible for whatever country she goes to, but good for us. Maybe she will never again attempt an elected office.

Our administration is proclaiming "Employee Appreciation Week" this next week. This from the people who threatened us with job loss if we didn't take an experimental (and useless if not dangerous) shot, and forced us to wear face diapers for eighteen months. Yeah, appreciation.

I was the only one in my office who refused the clot shot (got an exemption, thank God) and fought the face diaper rule as well. I also happen to be the only one without a Ph.D. Coincidence? You make the call!

39 Road trip begins today. Because of reasons I've had to be in the office EVERY DAY since the first week of July. Now those reasons are past so screw it, I'm taking two weeks off.
Wish I could make the MoMe, but an opportunity to be with far away siblings has arisen so I'll do that instead. Next year, Ben Had.
Now I get to take my new (to me) Sport Unitarian Vehicle and put it through it's paces. It's loaded up with camping gear and food.
I've got two rendezvous points over the next week, but other than that, wide open. Campgrounds, State Parks. boondocking, hotels, whatever.
It's just time to GO SOMEWHERE. I plan to eventually be a nomad so it's time to get in some practice.

Same kind of dilemma, I'm drawing up legal papers to smack both the President and VP of our board with embezzlement and fraud charges. Easy lay-up case that a county intern could prosecute.

I guess there'd need to be some way to make arrangements for the city to pick up the things the HOA would normally do like upkeep in the common areas and clear the roads in the winter, but all of that could be done by petition to the city council.

Technically, where I live is not an HOA, but a collection of share-holders in a private corporation that owns/operates the property, an entity that was formed over a hundred years ago.

Its really more of a hippy commune than a serious fellowship of shareholders who happen to live here. Oil royalties and investment dividends pay the property tax but over the decades, revenue has dropped while expenses have increased and getting people - who don't pay thousands of dollars in property taxes, nor thousands of dollars for HOA dues refuse to even pay to have the (private) roads maintained or have garbage collecting service. The shareholders do keep voting for a large "lake maintenance" slush fund that gets pissed away on God only knows what - zero accountability and zero management plans.

Of course, they can vote to spend but then refuse to cover the six figure gap that keeps increasing each year eating into the seed corn of the investment money from surplus years from decades ago.

No, really...there was a reason why the original rules said 'No Motorhomes to be parked in the community except for the time needed to load and unload'.

I guess there'd need to be some way to make arrangements for the city to pick up the things the HOA would normally do like upkeep in the common areas and clear the roads in the winter, but all of that could be done by petition to the city council.

That is a division by zero problem for us. Each shareholder would get their own lot and all of a sudden have to pay their own property tax - a tax that will force at least 80% of the ne're do wells who live here to sell since the property is lake front in Texas, and that kind of property is taxed at a premium.

These people are deadbeats, most inherited their share and are clueless about the costs and responsibility of property in Texas.

The lake, the community areas (boat launch, low-lying drainage areas) would be in limbo and I imagine the cost to unwind this corporation would be in the seven figures. The city has zero interest in picking up the costs of road maintenance so I imagine the roads will deteriorate into rocks, craters and dust.

One of the by-laws is that no one can live out here unless they are closely related to the share-holder or have been vetted (criminal background check) and voted upon by the board. Mind you, this corporation was formed in the late 1800s.

Laws change too. The lease boilerplate, last modified in the 1950s doesn't recognize reverse mortgages (which, regardless is a terrible idea for lease-holds since it invites HUD in to referee and push around the landlord only as a Communist USG agency can do.)

As well as a driveway that will accommodate a minimum of two vehicles parked there without the vehicle extending over the public sidewalk portion of the driveway, which typically by law is not to be blocked for pedestrians by a vehicle being parked on it.

And...we have a bylaw that states that no garage may be modified for any use beyond it's original designed purpose, which would be the ability to park two vehicles in it.

And we even have a rule that there is no on street parking with the exception of things like contractors performing work that day and such.

Yet we still have folks with a three bedroom home who have set up their garage as a man-cave, and own five vehicles. Of which one is parked blocking the sidewalk, and two are parked on the street. Usually directly across the street from the other neighbor, who is living the same vehicular lifestyle, preventing anything from school busses to emergency vehicles, to trash trucks from passing safely between them.

But hey, that 98" widescreen looks great on the garage wall in front of the two couches set up to watch football.

OTOH, our hippy commune has zero standards, which to some degree is OK because it is a culture fit. Our most recent resident put up this massive metal shed and decided to use the corporation's property as collateral (and the corporation now, illegally has a lien against it). Despite adding 1500sqft of storage, he piles up three rusting hulks of mid 20th century automotive hardware scattered on the half acre lot.

It is at an intersection so guests get to drive by what looks like Sanford & Son meets Jamal the Meth Dealer.

Still better than some whiny shrew taking pictures of the property because a tree limb fell from the previous night's storm.

What is funny around here is that one of the board members (who is also allegedly the "lake warden") complains that we are getting to be like an HOA whenever anyone asks for some level of accountability.

For example, this is a multi-million dollar corporation that has never run on a budget and some people (like me) are demanding a budget (because of the annual hemorrhaging of money) and a lake management plan. These rubes don't understand a pro-forma cash flow statement even when its printed in color. They think the cardiac red ink is there because the black ink ran out on the ink jet printer.

About 20 years ago, a widder lady and her grass-widow daughter next to our across-the-road commercial barn property got bored and developed a Call The Zoning Police habit. They ticketed me for keeping one of my brand new old trucks outside. With the indoor shop space used up, I had to off my then-current project car, a 66 Toronado, at a loss.

I bought their house and tore it down. Planted some trees, and I have firewood stored there now. Don't be small minded. Be the big guy.

One of my oldest friend's family lived on a generational orange grove on Merritt Island, FL. There used to be a bunch of them but after decades of freezes and suburban growth he ended up with the last one (s of 520).

His grove was surrounded by McMansions populated by people who had no idea what agriculture was. He has a pack of vicious dogs and very good fencing. He was delighted when he discovered that sprayed sludge manure. It would stick for weeks after he sprayed the grove with it. I have a ton of stories about our antics over the years.

132 It is no surprise to me that the quartz mine road is open. The people and support N.C. has received from around the country is amazing. There were numerous helicopters in the air 48 hours after the storm passed with N.C. national guardsman climbing up to the area we were stranded in on Saturday. They were medevac flights for people with medical issues or who were physically unable to walk down the mountain. We retrieved our car from outside Banner Elk yesterday. Roads that we thought would be impassable foe weeks if not months were open. There was a tremendous amount of debris to be seen but we saw 6-7 miles of new power poles on a twisting winding mountain road along with the road clearance and temporary repairs. The only complaint we heard was FEMA's slow and bureaucratic response to help for individuals and small business.
