The Morning Report — 4/15/24

Good morning, kids. It's good to be back in the blue room! No, you have not taken leave of your senses. It is indeed me, your personal envoy of gloom, doom, destruction, madness, meshugas and snark in the flesh, more or less. I'll give you a personal update at the end of the editorial but for now, let's get cracking.

Obviously, the big story is Iran's mass aerial attack on Israel yesterday via drones and missiles. By all accounts, at least from a tactical standpoint, The IDF's technological advantage clearly won the day as none of the missiles hit any targets within Israel proper nor caused any destruction or mass casualties. Ironically, the only know casualty was a little Bedouin girl who was struck and killed by debris from the intercepted Iranian missile and/or an Israeli Iron Dome anti-missile missile. No doubt, this too will be blamed on the Jews for the crime against humanity of defending themselves. As Stalin might say, and as his acolytes and cheerleaders most certainly are, the death of one Muslim is a tragedy, but the mass rape, torture and slaughter of 1,200 Jews is merely a statistic.

While we're in the mood to paraphrase famous tyrants and vintage cultural touchstones, that is butcher them, the old Reese's Peanut Butter Cups commercial comes to mind; "Hey, you got your incompetence in my ideology!" "And you got your ideology in my incompetence!" "You know, they're great together!"

On Saturday, Iran initiated a barrage of drones and ballistic missiles at Israel. Thankfully, most of them were successfully intercepted and caused minimal damage. Of course, in a stunning move, President Biden is pushing Israel not to retaliate. It's hard to imagine why Biden would do that, except when you consider that Joe Biden has been appeasing Iran since his days as Barack Obama's vice president.

With that in mind, it's also not surprising—though it's still shocking— that Joe Biden not only had prior knowledge of Iran's assault on Israel but also technically gave it the green light under certain conditions, according to a report from the Jerusalem Post.

Iran informed Turkey in advance of its planned operation against Israel, a Turkish diplomatic source told Reuters on Sunday, adding that Washington had conveyed to Tehran via Ankara that any action it took had to be "within certain limits."

Turkey, which has denounced Israel for its campaign on Gaza, said earlier on Sunday that it did not want a further escalation of tensions in the region.

The Turkish source, speaking on condition of anonymity, said Turkish Foreign Minister Hakan Fidan had spoken to both his US  Iranian counterparts in the past week to discuss the planned Iranian operation, adding Ankara had been made aware of possible developments. 

Earlier this week, US Secretary of State Antony Blinken spoke to Fidan to make clear that escalation in the Middle East was not in anyone's interest.

"Iran informed us in advance of what would happen. Possible developments also came up during the meeting with Blinken, and they (the US) conveyed to Iran through us that this reaction must be within certain limits," the source said.

. . . So, let's recap the facts here: Joe Biden told Iran's leaders not to attack Israel, but they ignored him. Then he said they could attack Israel with some restrictions, though they clearly ignored that as well. Now, Biden is telling Israel not to retaliate. In short, Biden is still appeasing Iran.

Why is Joe Biden still kowtowing to Iran and throwing Israel under the bus? I can't answer that, but I know that Israel can't listen to Biden because doing so threatens its existence.

Matt Margolis, who I thought was one of the few astute pundits at PJ Media can't seem to figure out why Biden is throwing Israel under the bus? Really? I'll give him the benefit of the doubt and say he forgot to add the "/sarc" tag after that question. The answers are simple: First, going back decades to when Menachem Begin told then-Senator Biden to go piss up a rope when it came to the Delaware degenerate's threats to withhold aid, arms and materiel because he was angry that they didn't allow the "Palestinians" to slaughter them, Biden hates Israel. That hatred today is amplified by orders of magnitude because of his puppet master Obama's winning combination of being a Muslim and Stalinist.

Second, we have the decades-long self-hatred and Israel-hatred of Foggy Bottom which views American global diplomatic and military supremacy somehow as a threat to the peace of the world. Hence, the desire to replace Israel with Iran as the dominant power in the Middle East. And that goes hand in hand with the desire to replace America as the beacon of freedom, prosperity and human advancement with a neo-Dark Age tyranny combining the worst elements of globalism, communism and Islam that in their eyes is the absolute moral authority and "the right side of history."

Third, it's a temporary political calculus because the Kalorama Klown Komintern is freaking out over the growing possibility that Donald Trump might actually overcome the cheat factor this November and return to the Oval Office. Most shockingly is a growing fear that Michigan, the former industrial powerhouse and Mecca – pun intended – of American industrial and capitalist know-how which since 1945 devolved into a burnt out husk of squalor, decay and a growing Muslim populace that might very well turn it into an Islamic no-go zone replete with sharia law (hell bent on spreading that madness coast to coast), might very well abandon Biden come November. That is, the Muslim populace of Dearbornistan will abandon Biden, regardless of what Whitmer, Nessel and what's-her-face MI sec of state can and will do to drag his carcass across the finish line by hook or crook.

At every turn since 10/7, Biden has tried to thread the needle of "support" for the state of Israel (only to keep pro-Israel Jewish Democrats from cutting off the campaign bucks) while keeping his insane Marxist and Muslim constituencies happy by condemning and abandoning Israel. As Israel wisely and sanely ignored the calls for a cease fire, which in practical terms meant surrender to Hamas, Biden and company got caught in a pile up at the intersectionality intersection. Yet, despite increasingly anti-Israel rhetoric to actual abandonment at the UN Security Council, the the Marxist-Muslim constituents were still unimpressed and upped the ante.

So now, short of putting American boots on the ground in Gaza to help Hamas, which I thought could have been a real possibility with the construction of that port to ship "aid" in, Biden and company gave a green light to the mullahs to attack Israel. Late last week, CBD and I mused about what might happen as Israel moved in for the final assault on Hamas' last four battalions and we both agreed that Iran's proxy Hezbollah would likely attack from bases in Lebanon.

But think about it for a moment and it bears repeating: Iran actually told Biden beforehand that they were going to attack Israel. And Biden's translators – one from gibberish to English and the other from English to Farsi – told the Iranians to "keep it within certain limits."

And you don't need me to translate that but just for the record, it means "Open season on Jews with no limits!" Joey Sponge-Brain Shits-Pants might actually have allowed a regional war in the Middle East that could well go nuclear to happen. All because he fears losing Michigan in November.

Remember, Iran directly attacked Israel, and not via proxies. That absolutely demands a response by Israel. What that will be or what countermoves after that by Iran, and God forbid Junta-controlled America and the west, will be is anyone's guess.

SEFTON UPDATE:

Well, I'm in good spirits, feeling no physical pain and my cognitive, speech and motor functions remain normal. My initial consult with the neurosurgeon will be on the 24th, so the fact that experts who read, breathe, eat and sleep MRIs day in and day out have not put me at the head of the line I take as a positive sign. For sure, I expect they'll have to do some sort of biopsy to see exactly what they're dealing with and from there, I'll have a better picture of how they will deal with it and the prognosis.

A religious leader has been stabbed and up to three others injured in an attack at a church in Sydney's west.

The attack happened at Christ The Good Shepherd Church in Wakeley just after 7pm while a bishop was giving a service that was being livestreamed online.
The injured include four men, believed to be aged in their 60s, 50s, 30s, and 20s.

They have all been taken to hospital. There are also reports the emergency department at Liverpool Hospital is in lockdown.

The church had advertised tonight's sermon was being delivered by His Grace Bishop Mar Mari Emmanuel.
He was due to give an Assyrian Bible preaching that started at 7pm.

The man then proceeded to stab him several more times in the chest after the Bishop fell to the ground. Panicked worshippers were seen rushing to his aid.

The victim is believed to be H.G. Mar Mari Emmanuel, who had been delivering Assyrian Bible Preaching at the church from 7pm, about 15 minutes before the attack.

The four patients include a man in his 50s, a man in his 30s, a man in his 20s, and a man in his 60s, ambulance media confirmed.

All four are being treated for lacerations, while the man in his 50s has been taken to Liverpool Hospital.

"The injured people suffered non-life threatening injuries and are being treated by NSW Ambulance paramedics," police said.

Many reasons.

Some are practical. Iran is big and relatively advanced and has plenty of oil. It can't produce it well, but it could with some generous (and lucrative) help from the West. It also has a large population and could be used to keep the region in line - Iran's line, anyway - if the country were unfettered.

Some are ideological. The Left have never liked Israel, and with the Arabs (mostly due to observing the threat that Tehran poses) moving toward detente if not reconciliation with Israel, the Arabs are on the shit list. The Left has *never* been happy that Israel is an ally. That is a holdover from a prior age. They accepted it because they had to - they needed the money and openly backing Arab barbarism wouldn't have been politically viable at the time. It isn't unviable now (though it's now more Persian barbarism than Arab, but that's a meaningless nuance in this context).

But there's also the academic lust over it. Boffins have been predicting the inevitable rise of Iran and Brazil for decades. There is an almost monomaniacal fascination with those countries, and the intelligentsia hates being wrong.

Inventory is a self-solving problem. At some point you need more houses, of course, but inventory moves a lot faster than construction. Markets exist, as much as the government likes to pretend otherwise.

Many empty-nesters aren't staying put because they want to, but because they can't afford to move. If you want to "downsize" in retirement, it requires that your current property can clear enough cash to retire the mortgage *and* buy your next place outright (or with only a small mortgage you can manage on your pension). Selling also costs. To get that price will likely require investment - that "updated kitchen" and whatnot - and that investment might make the math stop working.

In most markets, selling the big house won't leave enough money leftover to buy the smaller place if the owner has done cash-out refis. Boomers did this a lot, and are generally not a debt-averse generation. Many of them are now stuck. They can hold on and manage the decline, but not move. For those people, their heirs will have to deal with fairly dilapidated properties.

Sharing intelligence about an imminent attack with the target of that attack is something one does only for an ally.

The United States is not an ally of Israel. Not anymore. When Israel launches a retaliatory strike - which it probably will - it will likely take great pains to prevent the US from knowing about it, because the US *will* inform Iran about it because the United States is an ally of Iran.

Note that Iran chose to tell the US about this. It did so because it knew it was safe to do so, and helped the US save face by engaging in the defense activities and pretend to be something it isn't while still enjoying full US support. It was diplomatically shrewd of Iran, and it worked because Iran - unlike US pundits, apparently - understand the reality.

If this is how you feel about your house, then obviously you shouldn't sell it and downsize. Who cares about the buyer? When the buyer pays the money and gets the keys, it's his property, becomes his burden and the subject of his desires for changes. Whether it's a trust funder or an entitled commie PhD or a workaday guy needing more space for his family is irrelevant to the transaction.

For many people, selling the host and moving to a smaller, easier-to-mange place is very much in line with their ambitions and desires. Many are unable to do so because they don't actually have money (cash or equity) to pull it off in a way that makes the math work.

I think this is the real problem with the narrative. There are two narrative choices for this phenomenon, and the phenomenon is noteworthy because a lot of people planned to sell the big old place and downsize to help fund retirement but aren't doing so.

One narrative is the one in this article and as you point out, it is rooted in entitlement. "You're supposed to do this and I don't like that you're not doing this, and that's the real problem because I am entitled to the reality of you making the decision I assumed you would make." That's utter and unalloyed bullshit.

Another narrative is, "I want to do this but interest rates, my debt levels, the local price level and investment requirements to do it make it unviable. I am stuck and not too happy about it, but it is what it is and I need to hold on." That's closer to the mark for most people in this situation, but isn't red enough for the press.

Yup, which is why inventory is so low. People are stuck. Rates are too high to buy into a new place affordably, so people are staying put even if they don't want to. Property is moving, but moving slowly and so plenty of people who would move otherwise aren't. That low inventory and slow movement is holding price up.

Once people are forced to move - a layoff or bankruptcy wave, for example - forced selling will drop price. Then the "sideline" inventory - the "I could sell but don't think it's worth it right now" folks - will pour onto the market to get what they can before prices decline even more. That pushes price down faster.

Right now, inventory is supporting price and selling speed is helping keep inventory down. When there's some event that compels selling at higher volumes, price will drop markedly and quickly.

I can't rent a 1 bedroom apartment for that.

Now...these fools are asking 490K+ for roughly the same homes.

I don't even want to know what that mortgage payment would be, even with 20% down.

1) Immigration - every illegal or even legal immigrant/green card holder needs housing raising demand

2) Environment restrictions - every law saving da Erf that restricts where you can build reduces supply

3) Bidenflation - the government spending is increasing inflation and thereby housing costs AND driving interest rate hikes

So if any of the younger people you know complain they can't get a house ask them if they support the reasons why the cost of housing is high. If they do ask them why they aren't happy with the result

Easy enough to figure out. The average 30-year fixed is running at 7.08% right now.

So with 20% down, that comes to a fully-amortized principal and interest payment of $2,629 per month (so that excludes taxes and insurance).

But that also indicates 78.2% increase in property prices in four years, which is astounding and very weird. That is a crazy level of increase. You must be in a particularly insane market. My house in my fairly bonkers market moved up by 54% in 3.5 years.

Exactly. I did something similar a few years before that. Looking at the rental market, you can calculate backwards to get the appropriate house price for something equivalent, and it is obvious that houses are extremely overvalued.

Take the rental value, and reverse calculate the house price needed to make that work, and you will see how bad it is.

That typical suburban middle-class single-income home wasn't 3,000+ square feet with three bathrooms, didn't have granite countertops, etc. They were smaller and much less fancy than the norm today in many markets.

Uh, that's not questionable, that's bullshit.

Taxes cost. Most people buy houses with a mortgage and care a *lot* about that monthly cost. If a house in a high-tax jurisdiction will cost 10% more per month than a house in a lower-tax jurisdiction right down the road (most other things being equivalent), that higher tax rate is *not* going to support price. Quite the opposite.

This is why many areas try to pursue "tax harmonization" (i.e., tax price-fixing) schemes, to avoid tax arbitrage from causing pricing differentials for piddly shit like labor and housing.

Mostly because the developers bought up all the land around what _was_ a lower-middle class development, and built a whole lot of 500K+ homes (some of them 750K+) all around it.

And that's how what SHOULD be a 150K house is now estimated at well over 300K.

With my wife's modest inheritance from her parents we did the granite thing. So pleasant to look at and work on. We did a lighter color for the 'L' counters and a very very deep green for the center island. Best kitchen purchase of them all in my opinion. Not cheap, but forever. Maybe. Next owner may hate them.
