    It's even a worse predicament when you consider that people who can afford homes are getting outbid left and right by these giant rental buyers the moment homes hit the market. People don't even have half a chance competing with these ruthless companies with endless money to spend in buying up the housing market.     The realtors and the home inspectors and the banks put the home seller through an absolute wringer of rules and regulations. The problem is government interference in that process. All to make sure John and Jane Doe don't get sold a lemon and walk away sticking the bank.

    The conglomerates have their own teams of foreign nationals who can come in and makeover a home in a matter of days at minimal cost. The seller pays no real estate commission and possibly nets a lot more. Conglomerate rents it out within a month and starts getting a return within weeks.

    A couple items of note:

    1. He is spoken of in glowing terms in western media which, to my mind, makes him suspect although I know almost nothing about him. Near as I can tell, the most important character trait he has is that he opposes Putin.
    2. Reportedly, he died of a blood clot. It should be noted that he was in Germany during the height of covid and may have been "vaccinated".

    No doubt people will blame Putin for this, possibly correctly - who knows, but he wasn't scheduled to be released from prison until 2038 so I can't see any reason to bother.

    1. No, Wall Street can't. Wall Street has an edge on access to liquidity, but the cap rates suck and as interest continues to rise - and they will - it's going to blow up a fair number of balance sheets in Wall Street real estate. They don't borrow at 30 years fixed. They get great rates, but it's corporate debt and usually also has various covenants. I doubt the Street can sustain its current portfolios for much longer, much less increase them radically.

    2. Absolutely correct. For most people, an unmortgaged house is essential for retirement success. There are other ways to do it, but that's pretty straightforward plus leaves you with an asset you can cash out or leave to your kids depending on your needs and preferences.

    Decades ago we were in a bidding competition against three other people for our home. A couple of years later it came out who it was (all neighbors) and we laughed about it. We came out on top but it was just by a few thousand dollars, and it was an arbitrary amount not really guided by anything other than "let's try this" and desire for the home.

    Normal people can bid an extra five or ten thousand dollars. The corporations can bid tens of thousands. The seller has no idea who is bidding so far as I know (they didn't in our case), but if a bidder can go $40K over another bidder, I know who every normal person will choose.

You drill into them that 2+2=4 and 5x3=15 until they just know it, then get into how and why it works and how you can break up problems for mental calculation and find variables and the like. The rote piece sucks, but it lays a foundation. By fourth grade, you're ready to actually start learning because then notions like "addition is commutative" can be easily demonstrated from a shared knowledge base.

    Math instruction has been destroyed, perhaps even more than reading instruction. From the "New Math" through Common Core and beyond, not one aspect of math instruction has actually improved as compared to pre-1960.

    During a draft, that is necessarily true. Most people are not rich, so most draftees will not be rich.

    During the periods of all-volunteer armed forces and especially post-Vietnam, that isn't usually the spread. The poor are demographically underrepresented most of the time, as are Asians. The rich are slightly over-represented, as are blacks.

    There is plenty of room for argument as to *why* that is. My guess is that some of the kids of wealthier families see military service as a good thing to have if they want to get into politics or work in affiliated industries or agencies. The over-representation isn't (or wasn't - it's about 10 years since I looked into it) that great, though.

    309 So some of you might remember I had said I was trying to get my second oldest son on SS disability as he is autistic (not the fake stuff called autism nowadays). After a year of going through the application and determination process he was approved yesterday.

    Amount approved: $628 BEFORE any deductions (not sure if there are any).

    Sometimes, if you can. Or sell the house and buy something smaller outright. But even that amounts to the same thing, and depends on significant equity if not outright ownership.

    If you plan on *not* being able to do those things, live within your means, and have that mortgage paid off before retirement then you *still* have the option you're describing and if it doesn't work out, you're still okay.

    It's another approach and it also works. I had sort of a mixture of rote and counting. Counting works well, especially for little kids but it hits effective limits fairly quickly because it takes too long and the numbers get too big. Then rote enters the equation. "You *could* count from 15 to 30, but it's easier if you just memorize it and you know it works and can check your work the slow way."

    The worst aspect is they attempt to teach multiple methods of solving math problems. What happens is the kids get very confused about how to solve a problem mainly because they move from one method to another before mastery.

    PPI doesn't look too terrible. +0.3% month-over-month in January, led by services (+0.6) and brought down by goods (-0.2). Up just under 1% year-over-year. Not sensational, but not a catastrophe.

    The spread between goods and services is interesting, and is probably reflecting a decrease in goods demand due to strapped budgets. If you have to go to the doctor and pay the phone bill and are out of money, you're going to cut consumption somewhere else to make up for it.

    It ain't strong, but it doesn't indicate another inflation surge a couple of quarters from now (at least, not on its own).

    Or unless interest rates go up when you have to refinance.
    Or unless property prices go down when you are forced to sell to make up a shortfall.
    Or rents decrease and your cap rate declines even more.

    If you have the money to do it *and* don't have to commit fraud (e.g., lie about it being your primary residence) to get the mortgage and the rents can sustain it, this is perfectly sound - until you get to that "cash-out refi your property portfolio and pretend you're rich even though rents don't generate profits" part...

    I used to dabble (very lightly) in real estate investing. I really love the concept. Was on this site called BiggerPockets and their whole shtick was that real estate investing is a get rich slow scheme.

    They stressed following your numbers, never stretching yourself, etc. Was a great community and some really good lessons. People shouldn't scorn this type of investing. But they really should understand that it's a long-term plan that is anything but passive.

    Yup. The rents have to work. You have to be able to pay your note, handle maintenance, handle unoccupied periods, etc. and still come out with profit. Then you have to be disciplined to aggregate enough of those profits to do it again and add to the pile. It's real work and it takes real capital to do it.

    Small property empires are not stupid or impossible by any means. It is not, however, a game of riding values up and cashing out equity while all of your assets are essentially non-performing because your rents don't generate real profits.

    This is how it's done. Screen your tenants and stick to your criteria. The second you loosen up because you "have to get someone in there," you're screwed. Losing out on a months rent is nothing compared to losing on out on several months, litigation and a cleaning bill.

    Exactly my experience as a renter. I was also a valuable renter. I'm the guy you're describing. A real job, paid on time, responsible, didn't wreck up the place. Since I was a valuable renter, I also got to be picky.

    I only rented from local landlords with real people. No big property management companies. I wanted to know who I was renting from and have there be an actual person involved somewhere. If something goes wrong, having an actual relationship is helpful. It let me as a renter do both, "hey, the garbage disposal went out, so I went ahead and replaced it. You can come check the work if you want to" and build goodwill, and to say, "hey, I am going abroad for six weeks for work so I'd like to pay the rent a little bit late if that's okay" and have earned a bit of flexibility.

    Tom trust me when I say, when my daughter was going thru youth sports, the majority of girls didn't want to do ANY of it. (but she really did, she was in the maybe 5 percent who loved sports). these girls were made to, taken out of dance or cheer or whatever and forced to do some obscure sport to get a college slot. their parents pushed them so hard it was incredibly painful to watch. someday I'm gonna write a book!

    meanwhile my sons actually enjoyed sports but we didn't start them at 3 years old so they were SOL. and sports don't help with getting into college for White boys anyway (unless you're really and truly amazing at certain ones). my one guy is really good at golf but I mean, there was no benefit to him to play in college other than just going out on the campus course and playing with his buds.

    There's a house across the street from me that's like that. Family had some trauma, then sold the house and moved away. Investor bought it and leased it. The lessees just moved out early, after completely trashing the place for years.

    Now, after they've remodeled it again, I offered up a friend to lease the place with the possibility of a discounted rate if he maintains the place after finishing up the items remaining on the to do list. Leaser rejected.......

    468 The only "exception" I know regarding rental properties is vacation properties. The few people I know into that are happy with the experience. I think it may be - as mentioned above regarding middle class rental homes - that vacation properties are "self-sorting" as well.

They didn't pay a dime in rent, thinking they were covered by the eviction moratorium.
    Nope, I could evict on the grounds that the lease was up. And I made it clear to the judge that the only reason they were being evicted was because of expiration of lease.
    They had a free lawyer who had no counter argument to that.

    492 468 The only "exception" I know regarding rental properties is vacation properties. The few people I know into that are happy with the experience. I think it may be - as mentioned above regarding middle class rental homes - that vacation properties are "self-sorting" as well.

    Yes. And a foundation of rote memorization. That sucks. It isn't fun and it's quite boring and kids hate it, but it works. You drill into them that 2+2=4 and 5x3=15 until they just know it, then get into how and why it works and how you can break up problems for mental calculation and find variables and the like. The rote piece sucks, but it lays a foundation. By fourth grade, you're ready to actually start learning because then notions like "addition is commutative" can be easily demonstrated from a shared knowledge base.

    Math instruction has been destroyed, perhaps even more than reading instruction. From the "New Math" through Common Core and beyond, not one aspect of math instruction has actually improved as compared to pre-1960.

    Yup. They're a marginal player and making it work through first access to liquidity. It could become a major problem (and it *is* a major problem in some specific spots where they're a dominant player), but I doubt that it will because the interest rate story isn't promising.

    But from the renter's standpoint, there's often little difference. A lot of those mom-and-pop landlords don't manage their own properties, they farm it out to a mega-player like Renter's Warehouse and then from the tenant's standpoint, it's really no different. There's a firewall between you and the landlord, you're beholden to the management company and the costs of management are on you. When there's a big aggregate servicer involved, there's little difference to me as a tenant whether the landlord is a lady at my church or a suit in Manhattan.

    Location is king. I had a rental property in Newport right next to the Naval War College. Officers go for courses constantly and need short term furnished rentals.

    Never had any downtime, got actually more than the listed price and they were fantastic tenants. And complaints would go against their Navy record so the place was always immaculate and undamaged.

    I'm not sure how Wall Street does it now, but I think they still "rehypothecate" to infinity. Investors have become so rich just by putting trust in BigTech (and government backstopping markets) that they think buying up private homes is great.

    The biggest banks just count on government bailouts (too big to fail/jail), and the Fed Reserve has raised rates, but still has trillions "on its books".
