I do commercial trim. We very often start the lower floors before the top is even framed let alone sheetrocked. Residential space is vastly different than open floor commercial.

I'm thinking the easiest fix for that is raised floors on each storey. Put your plumbing in the plenum, and take it down at a couple-three of central stacks. Otherwise you've got to go through the floor and letting the downstairs neighbor have access to upstairs' plumbing (Or plumbing leaks!) via the drop ceiling is... suboptimal. I own a building in Newark NJ. If you want to run a pipe from the sub-basement to the 3rd floor, it will cost you over 25k just for the holes in the floors. The building is 7 Stories. Making it into residential space would be almost as impossible as demolishing it. And I have looked into demolishing it. It can't be done. The renovation/conversion costs are high and that's why the rents are high. The government of cities being pushed by the activists force affordable apts into the bldg as a cost of approval. An old Howard Johnson Inn and Restaurant in my AO was converted into rental condos by some Frenchmen.
Basically a small motel rooms which they had to get the stank of 50 years of blood, sex and tears of stupid tourists out of. Took them about 4 years and lots of in and outs with the local Statsi and now they are stuck with a property full of half assed divorcees, cat ladies and the occasional mental patient in between stays at the County motel six.
