LOL: Kevin McCarthy's Idea of "Fair Market Value:" He Paid $1,500 For a Room in a 12 Bedroom Mansion

As I think Joe Mannix said, it's hard to say what "fair market value" is for a room in a mansion (and full access to all its amenities) because there is no market for such a thing. People who own mansions do not rent out rooms to people, and people who rent rooms do not rent them in mansions.

But I'll tell you what "fair market value" for a large room in a mansion is not: It's not fifteen hundred dollars per month.

It's a 7,000-square-foot space -- a combination of four penthouse apartments -- with what appear to be homeowner’s association (HOA) fees of nearly $5,000 per month.

In August and September of 2018, Luntz purchased four adjoining penthouse units in the Clara Barton building in Penn Quarter for a total of almost $4.3 million. Combined, the units totaled 6,960 square feet and had 12 bedrooms, 12 full bathrooms and four half-baths. The HOA fees alone on the units are $4,976 per month, according to Redfin.com.

The three-level units, each 1,740 square feet, are:

1146 -- $1,050,000 purchase price, three bedrooms, 3.5 bathrooms, HOA dues $1,244 a month

1147 -- $1,080,000, three bedrooms, 3.5 bathrooms, HOA dues $1,244 a month

1148 -- $1,080,000 three bedrooms, 3.5 bathrooms, HOA dues $1,244 a month

1149 -- $1,080,000, three bedrooms, 3.5 bathrooms, HOA dues $1,244 a month

...

Besides the "room" he rented, McCarthy would have had access to a 24/7 concierge, a rooftop pool, a fitness center, a media room, a business center, and a party room with a bar and pool table.

Given that this was really four units combined together into a pseudomansion, I imagine that McCarthy usually had full access to an entire million-dollar-plus "wing" of the estate.

A nice apartment in that neighborhood routinely costs $5,000 or more per month-- and that's not a four-apartment-joined-together-as-an-ultrapenthouse situation.

Or if it suits, any given Chesapeake Bay marina, if it's close-in enough.

The boat can be sold when the term(s) expire, and the marina fees ought to run between about $800 to $1000 /month in that market. Nicer digs than most apartments, better ambience, and usually nicer neighbors, too.

I've been playing with a bit of money for the past year. I sold off my stock back in November and then bought back in to the market in January. He's in Florence in a semester long study abroad program which he was supposed to come home from a week ago. He and a dozen other students tested positive for covid about a month ago, and they're still in isolation because the Italians decided to test them all again right after the initial quarantine period for their first positive test was done. So, he definitely tested positive again and was put back in quarantine.

Alright, for the blackly amusing part:

They've finally been allowed to go outside for a bit during the day. On the first day they were out, after 45 minutes into their 4 hour time out, they were told to go back into their rooms. Why? The staff of the villa had locked themselves in the kitchen out of an abject fear of getting COVID.

You think covid has broken some person you know? I'm not sure how that compares to this? I feel sorry for my little brother, but I'm going to be laughing with him about this at some point in the near future.

The IRS should deem the value of a ride on a private as being exactly double that of a first-class airline ticket for travel between the same or similar points. You get to leave on your own schedule, probably get free parking, or at least close-in parking to the terminal, and don't have to go through the security theater on either end. Definitely more value.

I've been trying to buy a Camaro, which of course I can't buy because of the computer chip shortage.

While I was at the dealership with my wife, and we were agonizing over whether or not to spend an extra $10K for the V8 engine I checked my Fidelity account and found out I had made enough that day to buy the car with cash.

Since then I rate my porfolio in units of "Camaros". I made a quarter Camaro today, oh I lost a half a Camaro, last week while on vacation I made 2 Camaros.

Can't do anything but watch it, since it is in a 401K I can't touch for a few more years. But it is kind of fun to pretend I'm rich.

Kind of useless to be rich when there is nothing to spend the money on though.
