92 The artist seems to be having a lot of fun. It would be easy to see this as a Vargas scene (minus most of the clothes) years later. The models' expressions say "Oh, it's going to be fun when we get home and our boyfriends tell us to get out of these wet clothes."

I like the way Bellei uses the indistinct background, although it is still clear enough to see some detail, to emphasize the women. Starting with their faces then continuing downward to their very ripe figures. Hubba Hubba!

I can see this hanging in a man's den or a bistro. It is a fun painting.

Trump is the champion against the radical left that has taken over the cultural and government establishments, and that isn't an especially discrete ideological position (conservative vs. liberal, etc.). People who are opposed to those establishments support him, those who's rice bowls depend on that establishment oppose him. His conservatism is somewhat beside the point, I think.

Well I said rent, not mortgage. And that's sort of the point. For the under 30 set, mortgage is a 4 letter word. The yuuutes don't believe in buying homes (or cars or anything really). It's all about renting, gig economy, sharing (Uber, Air BnB), leasing phones, etc.

Of course, what that actually means is that they can't afford a house in Manhattan at 25, which virtually no one ever could do ever.

The idea of having to save for several years for a down payment on a starter home isn't that appealing to them who wants to live as easily as they imagine their parents did. Hell, they don't remember their parents' starter home, just the one they lived in from the age of 5-7 on, which was pretty nice.

In part. I am not the under-30 set, but I am not too far out of it (early 30s). I don't own a house, but not for those reasons. For me, it boils down to two primary factors:
1) It is a bad value where I live. Real estate is wickedly expensive and I can't justify that big a loan in a place that is going to the dogs (CO front range).
2) It hinders mobility. The job market can turn on a dime, especially in my industry (high tech). If you have a mortgage around your neck like a mill stone, then it can be harder to move where jobs can be found.

A lot of it is cavalier petulance and the incapacity or unwillingness to plan, but mobility is a big factor too.

That's true to a certain point. But as is often the case, milenials think they're the first generation that has ever moved for a job. I hate to break the news, but millions and millions of people have owned homes AND moved for job opportunities pre 2010.

I'm not saying buying a home is always a good idea. It's not. But long term, renting for a few decades vs owning for a few decades is a bad financial move. Even if you have to lose some money with an unexpected move, long term it's a better play.

I own several properties, so if every 30 year old wants to rent, fine by me. more tenants paying my mortgages for me. But if you make that choice, stop bitching about how you will never build wealth.

Strangely enough, my parents were able to purchase a home during the malaise of the 70s when interest rates were around 12%. Of course, it was 2 bedroom/1 bath place, and it stayed that way until I was 13. My siblings and I shared a room. It's a wonder we didn't all get ringworm.

I don't. The other side of the coin is that I rent well below my means and I save for the day that buying a house does make sense. Depending on region, there is a big difference between now and then with regards to selling a house as a part of moving for work. If your area has a heavily financialized housing market (most of the West, some of the East, less of the Midwest and South), then a job market reversal (local recession) will deflate housing more aggressively than it used to. The losses accumulate and accumulate quickly. There is a bigger first-mover advantage to getting the hell out than there was historically, which can make the losses extremely significant.

It's a complicated topic. Big factors are still the same, and both are bad in the Millenial (and likely the same in the Z) generation: employment opportunity and family formation. If you don't have a solid income at average or above, buying a house is hard. If you don't have a family, buying a house is often unnecessary. Millenials have a deficit in both. This is often self-inflicted, but that doesn't change the market dynamics.

To me real estate is like stocks. I dollar cost average my real estate portfolio. I've been buying properties for the past 12-13 years, in the bubble, in the crash and everything in between. Don't worry so much about prices, worry about cash flow. Prices will work themselves out.

National averages are meaningless in real estate, beyond *possibly* national policymaking points (and there should probably be no national policymaking for housing). Real estate is a local affair, as is income. Houses at 3x median income (which is a healthy price; 4x is doable but is a stretch, especially if you're past your late-20s/early-30s income surge and as interest rates rise) are very rare in many places, particularly in the West. Townhouses/condos are often easily found at those prices, but I for one don't find them remotely appealing.

I guess this is the biggest distinction between you and me. I view a house as a place to live - a very durable good - and not a financial asset. On that basis, housing where I am is ridiculously overpriced, as it is in many places where housing has become more about being an asset class than being shelter.

This has guided my decisions. I am saving my money until I can (hopefully) buy a place outright somewhere much cheaper and move. I'll take a big income hit, but I also won't much care because my largest structural expense - shelter - will be nearly zero (just taxes, insurance and maintenance) as compared to carrying the note or paying rent. Income goes a lot further when you have small housing expenses, and a smaller income means I will probably also not be working 60+ hours a week anymore, and life will get better.

I am investing in my future by renting. Everyone's position is different, but this makes sense for me at the moment. If things change (I get married, etc.) then those savings may well become a down payment here. Time will tell.

Fair enough. People mistake real estate as a financial asset in thinking it can be used as an ATM. And that is based on the assumption that real estate always increases in value (yes even post 2008 people still fucking think that).

But to me it's a financial instrument since it has an income stream and works like a bond essentially. Even if you live in a property, you're still renting out to yourself and the cash flow calculation applies.

I often hear people say something like it costs me $1000 to rent and would cost me $2000 to own the same thing. But are you taking into account that of the $2000, you're paying $400 (for example) towards your mortgage? And that $2000 will stay constant for 30 years, while your $1000 will increase by 3-5% every year? And the $400 also increases every month. Compound interest is a beautiful thing and so is the reverse of that, interest payback.

And with regards to mobility, renting isn't THAt mobile. You still sign a 12 month lease. If you decide to leave in month 3, you have 9 months of rent still liable for.

Definitely. It isn't a get out of jail free card by any means. After taking into account transaction fees (which are still very high in real property, though there are some lower-cost contenders slowly entering the market) and other disentangling costs, breaking the lease is often though not always a cheaper option.

And people also don't give interest rates that credence they deserve in housing prices. Most people don't buy a house - they buy a mortgage payment and many max out what they can carry on that payment. If interest rates rise (they are, slowly), then prices have to come down if incomes remain flat. Virtually no one in this housing market has been through a rising interest regime, as we've been in a falling interest regime for over 30 years.

I suspect a lot of generally sideways movement or modest downturns in real estate as people figure out that rising interest will reduce their prices if incomes do not also rise at least much on a month-by-month basis. Continually rising prices in an otherwise flat income landscape can only work in a falling rate environment.

If you could get down to the roots of the matter (which the commies won't admit), it comes down to two things.

The minorities who live there get pissed because they think they're being forcibly moved out of their traditional neighborhood by their slumlord landlords looking to cash in. Which in a few, VERY few instances might actually have some validity. But not enough to make for an actual argument.

I wondered the same as you. But I think the commenter really meant the galvanized steel pipes that were used for water service until the late 50's. Those things had a short fuse that came pre-lit.

I like iron, quite a bit. Yes, it corrodes, but slowly and predictably, and doesn't often "go off on you" like some materials can.

508 Knob-and-tube vs. insulated wiring is one of my favorite historical examples of economic progress. The first generation of insulation was quite lousy, but that was short-lived. The real distinction was capital and labor, and that is very interesting to me.

When electricity was new, commodities (especially copper) were very expensive, as were industrial processes to deal with those commodities (insulation) but labor was cheap and plentiful. It was cheaper to pay people to run knob-and-tube and buy all the ceramic bits in a hugely complex exercise than it was to buy the more heavily-processed product.

This changed fairly quickly in urban areas as labor became scarcer and more expensive and industrial processes made the processed product much cheaper. It then radiated out from there. Knob-and-tube disappeared more quickly in major cities than it did in more rural areas, and it was largely economic as opposed to technological (though the two are of course related).
