47 Took my video tour yesterday morning of the latest house candidate in Indiana. In many ways it is the best I've seen in my price range. The flooring has all been done, and nicely (though I want to repaint the walls in three rooms). There is an actual partial basement for storage, gas heat and a gas water heater, a front porch, a rear deck, a two-car garage at the end of a small yard. It faces east, too.

On the con side, it's near an elementary school; and it's being sold as-is. The outside trim needs repainting. The front porch railings are both slightly off the horizontal, making me wonder if the house is off as well. And the gutters need either repair or replacement.

I'm afraid I'm close to breaking my rule of no "fixer-uppers" -- though I could move in to this place and be comfortable right away.

The price is low enough, and my agent suggests I could successfully offer a bit less, that I will easily have the funds for the repainting, trim work, porch railings, etc. The interior, once I have the walls of the bedroom and living-dining room repainted to my taste, is almost ready. There are two windows in the ground floor that are cracked, but it is the outer glass of the double-paned windows, not the inner. And I'll need blinds to start with. But the rest would be a work in progress.

And yes, I checked. They do have a flood plain in Terre Haute; it's right by the Wabash River. But this house is out of the flood plain -- no flood insurance! -- and is up a ways from the street in any case.
