My first gun was a single-shot youth model .410 shotgun. If memory serves, I was 8 and it was a Christmas gift. I got my own Ruger 10/22 with a scope about 4 years later. But I had taken a hunter safety class, and - oh yeah - my father was a very serious competitive shooter who drilled gun safety into my head starting from the time I could walk.

I got all mine single shot bolt action .22 cricket’s at 8. Made them memorize the universal rules of gun safety, the rifle’s nomenclature, the parts and functions of a cartridge (with a written test) as well as proper sight picture, etc. before allowing them to take it to the range.

Spent the afternoon in the ER. Evidently the lower half of my lungs are flooded with fluid. So cutting back to two rather than three dialysis treatments a week is a flop. The ER gave me a bolus of Lasix and sent me home to pee, but it's not working at all. (The reason they gave me the bolus and sent me home is because there was no room for me. When I went back to the examining room, there were half a dozen gurneys in both halls I passed. When I left four hours later, one poor lady was still out in the hallway.)

Spotting a ghost runner on 2nd in extra innings, DH in both leagues, shutting down most of the minor league system, the computer calling pitches, every year its one or two new crappy ideas and its not even the game any more. I watched a bunch of old games on Youtube last year, and it was jaw dropping. The game moved fast, the players were professional and adult. The talent was on display. Pitchers used to bat so having a batter/Pitcher, rare that it is these days, is sort of an updated version of that. Having Ps bat added all kinds of strategy to the game especially game 7s; I do miss that aspect of the game. 60's/70s managers would have been swapping pitchers like madmen to get an edge in the late innings in these on the line games - that didn't happen tonight. (He was on the edge of congestive heart failure for a long time after his second quadruple bypass.) He got pretty attuned to feeling a bit "wonky" and short of breath when his fluids were too high. They would then hit him with Lasix and pull down the fluids after a few days. I believe(?) the balancing act of doing that for years eventually puts significant stress on the kidneys. I don't blame anyone for being suspect about our chances. It's entirely reasonable given the state of where not just this country but the world is today. Yes, Trump won in 2020 and it was stolen. This coming Saturday I going to San Antonio to see Sir Paul's band for the third time since 2012. This will most likely be the last time I will see him: his voice is starting to say he is in his 80s. Still, his musicality has never slipped. He is without a doubt in my mind the greatest musician I have ever witnessed and heard. And that band, the one he has had since the early 2000s, rises and meets him where he demands they be.

My ideal Tiny House would be about 800 to 1000 sq. ft. on a few acres with a view of the mountains, around Glendive, NM or Angel Fire, NM. One bed, one bath, reasonable kitchen/dining area, fair size living room with a fireplace and large outdoor patio with its own firepit. I have a choice: keep my current place and make the tiny home happen or buy a place in the farming areas outside of Las Cruces. Tough call. The Tiny House is perfection, the Las Cruces House has space and medical in the area. This last point matters when you are no longer 29.

My ideal Tiny House would be about 800 to 1000 sq. ft. on a few acres with a view of the mountains, around Glendive, NM or Angel Fire, NM. One bed, one bath, reasonable kitchen/dining area, fair size living room with a fireplace and large outdoor patio with its own firepit. I have a choice: keep my current place and make the tiny home happen or buy a place in the farming areas outside of Las Cruces. Tough call. The Tiny House is perfection, the Las Cruces House has space and medical in the area. This last point matters when you are no longer 29.

I just did a search on what property taxes on a generic 1500 sq. ft. house in New Jersey would cost: $9300.00
That is around $6.00 per sq. ft. per year in NJ while in NM I am paying a bit over a $1.00 per sq. ft. I am good where I am at. I am going out on limb here but I don't think the quality of life in NJ is six times better than I have here in NM. Berz, we love to gripe about property tax in Texas. I live on 10 acres. Modest 1500 sq ft home. Our taxes run around $2200. It would be double but we do wildlife management on the land. We have a stick built home. Taxes would be less if we had mobile or modular.

There are farms, horse farms, tree farms, etc, but there are small neighborhoods with larger than usual properties sprinkled among it all. Dude next to me has 3 acres, a little farther down that dude looks to have maybe 4 or 5, a little farther down the guy has 18 acres. The dude across the street has an 800 ft driveway going to somewhere I never saw, but its a big property. This isn't usual for jersey, not at this price point. Its like this area exists outside the space time continuum.

Property taxes is a complicated discussion. Still 10K or 5K is a lot money each year. I had to start over in 2017 and I had to find a 1500 sq. ft. place that cost $160K. I found that here in NM and remarkably it is a great house. 8 years later it has doubled in value - a pittance when compared to East or West coast pricing. But it worked well for me as it has allowed me to live on the cash flow my SS provides and for the most part stay fully invested into the markets. My net worth has grown substantially since I moved here - that would have never happened if I stayed in the PNW. My $1600 property tax bill is a key part of making this all work - living in a poor state under that right circumstances is a positive. That goes to nth degree if that place is drop dead beautiful and is spot on livable. If all works out, in a few years, I will have this place paid off and be ready to buy and cash out my perfect last house. My point is these cost of living/taxes calculations are very personal and very complicated. After owning a home in the Seattle area and paying its high property taxes and now here with its low property taxes I will never go back to a high tax situation. YMWV.

Landlords should post signs on the outside of their buildings: "There are 6 perfectly livable units in this building that I can't rent out because of the laws in this city. Sleep in your storage units, idiots." Got another one, add a clause to the leases for rent-controlled units: "By paying only $[amount] for rent, I am knowingly causing other people to pay outrageous rents or sleep in the streets, and I agree to have my name and ridiculously low, sub-market rental fee posted publicly."
