I have heard people with nightmare experiences. To me, from the outside, it sounds like the ones who do the best are those who feel out the potential renters and whether they will be good tenants or meth addled crackheads who will strip the house of all the copper wiring before leaving in the middle of the night.

20 We rented out our house when I was serving my first church which was at a distance from where we lived. It was to the sister of a friend of mine and her partner. They were in their forties and very reliable tenants- both of whom worked, and I had no trouble. However, I don't think I'd want to do it again unless I know the people personally.

My parents rented out our old house after we moved to New City. They set up an account and an agent to handle the proceeds.

Tenants sub-let (without permission) and there were Who Knows How Many ppl living there, destroying the place, while said "agent" did not notify parents of any irregularities... money went into the account for a couple months and then nothing.

They lost their butts on delinquency, eviction, repairs...

My basic mindset is that a house is a good store of value and while selling it would net a tidy profit, renting it will produce income.

And at the end of the day, I can still sell it if renting ultimately becomes too much of a hassle.

I can do most repairs but seeing as I will be living in another state, I might want to farm out some of the work.

I will be close enough to the new place though, so it will probably be a combo of me doing some of the work and getting someone else to do some of the work.

30 Morning, all! A Saturday morning at that. Remember when we were kids? The greatest morning of the week, because the entire day stretched in front of us *with no school*, and then we knew there was another one right behind it. Now, as grownups, we often have chores and errands to handle -- but at least it ain't work-work.

Dagny Sophia the Siberian kitten came through her snip surgery without a hassle, is eating and moving normally, though I'm trying to keep her from romping and playing just yet. We tried putting the cone thing on her. She went ballistic and raced back and forth, trying to get the thing off her head, which was defeating the purpose of trying to reduce her activity. We snared her and took it off, and she's been much better. Her brother Stirling is away at summer camp, so to speak, at Linda's, so she can relax.

People have told me I could buy a shotgun double and rent out one half while I live in the other. But I could still have lousy tenants, and they'd be on me all the time about repair-this and fix-that, because I'd be right next door.

And I *hate* shotgun houses. Maybe because I grew up seeing them so often, my friends at school lived in them, and they are so *narrow*. No thanks. When I get out of here at last (Kansas? S. Dakota?), I look forward to not being surrounded by them.

Yeah, squatters are a bitch everywhere, it seems like. A friend was living with her boyfriend in a house owned by his parents. They got moved to a different house because the parents wanted to sell the original one. They got moved out and were just checking on the old house and found that squatters had moved in.

She did note that the squatters did a better job of bringing in the mail and putting it on the kitchen counter than her boyfriend.

This is kind of my deal. When my grandparents passed or moved, I never had any desire to see the old homes. I loved those houses, but they exist in my memory as the way they used to be, perfect. I would not want to see what people have done to them (which is their right to do.)

49 Review tenancy laws, in general they turned to shit for owners during wuflu. Ask for references, get a couple few months deposit. Advertise the rent on the high side so renters self-select, and negotiate down if needed. And make sure all the above is legal, see sentence 1.
Temper any emotional attachment to the house, and run the numbers, it's gonna be a business. Good luck!

Seemed a losing proposition here-- what with taxes and regulations and tenants' rights. (There are no landlords' rights)

Granted, my old house wasn't "up to snuff" in every imaginable way, so $$$$$ just to get it there. And then, every little problem the tenant whined about, would mean more $$$$ whether or not I could afford it. And pray that tenant wouldn't destroy the place, or make "modifications"

Ugh. Too many horror stories from friends who'd done it.

62 I had a great bachelor pad (2 brm, 1 bth) shit box in Cape Canaveral almost directly on the beach. After I got married I moved and rented it to a long time couple that I was friends with for years. They lived there for a very long time but they broke up and moved out.

I rented to some guy with a kid and good credit, etc and he stopped paying rent after 6 months. He knew the whole deadbeat drill to game the system. I ended up paying him three months rent in cash for him to leave after not getting any rent for three months and waiting on the courts. The place was trashed. New drywall, new kitchen.

I think it just takes one experience like that to put most people off being a landlord.

63 I handled a couple evictions in PA for my landlord and a couple others. Very tenant friendly state. The journey begins with going to the District Justice, pay for papers, and pay his constable to serve them. Then wait 30 days and repeat. Then after another thirty days, go in front of the DJ. And if the evicted leave any of their stuff behind, you have to store it for a period of time. Friend of mine would just give me a couple hundred to see if I could bribe them to leave . Some would take the two hundred instead of milking free rent.

I rented our house in CA for about 2 years when we relocated to KY. I had a friend who knew a little bit about property management handle some of the small issues like clogged drains there. It's an aggravation even with "good" renters.

Sold it in 2015 and the couple gutted it, remodeled everything. Sold it themselves about 18 months later.

The upside is that I don't owe a mortgage on this house, and and looking at comparable rents for apartments in the area, I could theoretically, rent it out for 3k a month.

Which after property taxes, HOI and town utilities, could theoretically net me an income of 26k a year.

As everyone eludes to, this whole plan is contingent on not getting shitty renters.

85 I had a dream once of being a landlord, and it could have been a nightmare. I had a chunk of money, enough to get things rolling, to buy an old motel, one that didn't end up by the interstate. In fact, downtown. It had seen care over the years, real retro pace with the pastel tiles and stuff.I had a plan which a couple others thought good of renting rooms out to players on the local AA baseball team, minor league guys living in poverty. Lawyer and I started to put stuff together, and a retaining wall behind the motel collapsed, taking out 2/3 of the place. Dodged one there.

From a renter's perspective, this is what has made it so expensive to rent. Ever since the govt. declared that you could not refuse to rent to someone just because you did not like his looks, the only way landlords could select out the scum (which doesn't always work) became "to set the rent so high the scum can't afford it." The trouble is, some of us who'd make perfect tenants can't afford what you're asking. A decent one-BR that used to rent in the late '90s for $500/month is now well over $1000, way beyond inflation. (And of course properties are now so overpriced that you may *have* to set your rental high to cover your note; stipulated.) If you bring home $1000 a week, you'll be looking to buy, not rent.

And that rule, pay no more for your housing in a month than you bring home in a week, is blithely ignored now. They want you to pay a third or more of your *gross* -- which is insane, since you don't see all of your gross and can't reasonably spend it. And a *third*?? Crazy.

Some States (e.g. New York) are openly hostile to landlords. If New Jersey forbids you to get a credit report on the prospective tenants, sell the place.

So *that's* why certain people search sites put a disclaimer about using the information they provide to deny credit. I didn't know states did that. Anyway, you find out a ton of info on folks through them. A lot are free. Voter registration is a bit of a tell. (R) or (I) only - stay away from the (D)'s would be my advice.

I'd rented many places before and NEVER got screwed out of deposit before *that guy*. Always cleaned and gave plenty of notice, etc, etc. He was a scammer. Or, looking to get his lost money from previous deadbeats I dunno... The kind of landlord that gives all landlords a bad name.

when you sell the property the government will get a lot of that money back at the closing

lets say you buy a building for 300K and your depletion is 10K per

in 10 years, your cost basis will be 200K

and then you sell the building for 300K

the government will want 25% of the 100K that you depleted he building at the time of closing

and what I've been told is the depletion is mandatory. They expect you to write it down

however, if you are again living in the house for a period of 2 years (I think), the recapture of the depletion will be forgiven

but this might be wrong cuz I'm only an antique dealer

He said his friend was nuts and it would have been rough on me as they had just done away with smoking in the state pen.

The more I think of it, word of mouth, or a letter to all your neighbors explaining your desire to find a tenant that will not be a problem - has them 'buying in' on the deal. The way I look at it, setting the rent to 'very reasonable' for a good tenant - since just maintaining the value of the property nets you the average 4% appreciation per year - could be the ticket.

Then the neighbor who suggests the tenant is in some way keeping an eye on the home for you.

That kind of shenanigans are going on around me here in NE Texas. They just completed a new lake for water for Dallas. They had a property auction three weeks ago for 92 one acre and smaller lake front lots. 800 people showed up and a couple of the bigger lots went for $1 million each. Because the government schools have nothing to do with educating children and have everything to do with being a near no-show jobs program.

A few minutes ago, I was looking to see what the state of Texas pissed away annually on kenneling children and they hide the numbers pretty well. A trend I noticed in the reporting reads that Texas has a grade of 'F' for their schools. The sole metric was how much $/student Texas spends in comparison to other states. That is it. Texas needs to spend like Babylon DC to improve its grade. Nothing about outcomes, nothing about cost-of-living, nothing about value.

In fact, I challenge anyone to drive through Texas, particularly outside the urban areas and find the schools. It is easy because the buildings are almost always the best buildings in the whole area. Kids living in trailers, parents working at tilt-wall retail or metal buildings, but the schools are palaces with stadiums, theaters, natatoriums and other resort features.

The Civil War in of itself was a massive blow to individual liberty (suspension of Habeus Corpus, etc.) But I think the biggest blow was amending the constitution to allow for the Income Tax. That was the brake. Once that brake was removed (of course only temporarily in the case of the civil war) it was only a matter of time. The leviathan could grow unchecked and nickel and dime it's way to it's current gigantic size.

268 No one seems to mention apple wood. I made some k'bob recently over an apple wood flame and it came up smokey tasting as hell. My wife likes the smokey flavor but I could do without it.

I may have to try that someday - probably when doing pulled pork butt.

Right now getting good results with "Competition Blend" and oak.

Its funny because one property over, the new owner is burning a lot of cleared timber so his burn pile smoke when the wind pushes it this way is stronger aroma than straight from my smoker.

Closest I've come is using orange juice in the sauce. I imagine tangerine wood would be very sweet.

Or bitter. But either way I've never seen any for sale. The cherry and pecan pellets I have on hand are about as "exotic" as I get.

We get some younger members but not enough to replace everyone that is dying from old age. The VFW and American Legion are literally dying a slow death. Our VFW District just absorbed parts of another district because their numbers fell below the minimum required. In the last 10-12 years Texas VFW has lost 8 districts due to dwindling numbers.

You have to use a lot more than you would with a hardwood, but the flavor is pretty good. I usually cut them up to about 2-3" long and replenish them over the course of the smoke as they get consumed.

A lot(some?) of the newer pellet grills solve that particular issue by having a setting that allows you to customize the level of smoke your meat gets.

I bought one recently that has a setting called "Smokeboost" that essentially holds the temperature at a low smoking level until you've got what you want, then goes on with the cook. Very nifty.

The downside, of course, is that they tend to be a bit pricier. Works perfectly though.

I just assumed that since the location of our nuke subs is a closely guarded secret, and that disclosure of a location or surfacing or forcing a surfacing when not scheduled, is a very quick way to get a big ole court-martial and probable prison time, that-

I would think charcoal grill. As much as I love pellet grills (which I just pulled the brisket off from just a few minutes ago) searing seems to be best left to the dedicated equipment.

It just feels stupid to fire up the pellet grill to Full just to heat some sear plates. I may be wrong, in fact, my laziness leads me to grill steaks and burgers on the Recteq grill. The sense of using a pellet grill leads me to do reverse sear for steaks (which actually does work out nicely as long as one doesn't want their meat cooked rare)

No doubt true whenever you work with your hands. This week I dismantled 2/3 of a desk in our breakroom at work, removed the legs from 1/3 of it so I could get it out of the door, moved 2 of the legs to the connecting piece, and fastened that to the remaining portion that holds a computer and printer. The old Craftsman drill and a drill bit set from Hacienda Depot helped enormously (translation: I couldn't have done it without the tools). I was aware of a tremendous sense of accomplishment, like when I used to change the oil in my car.

Traeger has that function, probably because their wood pellets burn like crap.

Tried the Traeger pellets, disappointed in little smoke, went to Academy and got the Pit Boss brand, have PLENTY of smoke now.

Probably not offset quantity, but I got something that offset grillers don't have - a good night's sleep.

I have never had a problem with most devices, except:

I had an old vaping mod. Had had it for years. Changed the tank out numerous times. It had a press button five times to shut off or on, press to fire kind of thing. Usually at home, I left it 'on' and ready to go. One night several months ago, I went to go pick it up where it was sitting on the mantel- it was red hot. Got the tank off and tried shutting it down. Still red hot. The best thing I could think of was: throw it in the oven.* Now in hindsight, chucking the thing off the balcony might have been safer, but I figured the oven should be able to contain it if the damned thing went up. I checked again in a couple of hours and the thing had cooled off, so I disposed of it in the complex compactor (which also seems insane when you think about it.) I am guessing the thing finally developed a short or one of the batteries burst and things got cross wired. I dunno.

Yeah, most pellet grills will only go up to 500* of indirect heat, hence the need for sear plates.

The one I use now (and the one before) gets up to 600*, which is enough to sear properly without a sear grate, even though it comes with one. On the new, the flame is semi-direct. Makes a nice steak even without a reverse sear. Light smoky flavor.
I prefer a med rare, but depending on what you like you could get a good rare with or without a reverse sear.

But, yeah, cranking it up to 600* makes it a bit of a pellet gobbler. Same same though with a gas grill if you want to cook at high heat.

315 My basic mindset is that a house is a good store of value and while selling it would net a tidy profit, renting it will produce income.

And at the end of the day, I can still sell it if renting ultimately becomes too much of a hassle.

319 Spent the week in the hospital with AFIB. Converted Thursday evening while they were prepping me for a conversion procedure. Let me go home yesterday, after 24 hours in sinus rhythm. Think I just reverted to AFIB. Gonna go down to the doc in a box for an ekg and see what's going on.

They'll probably want to put me in an ambulance for the ride to er.

My dad (an 83 year-old white guy) and I (a 60 year-old white guy) recently went on a walking tour of the Cotswolds in England. We chose a fairly easy loop route using public trails and right-of-ways. 6 days of walking, about 8 miles each day. Stop at pubs along the way for refreshments. Stay in a different B&B/hotel each night. A service moves your luggage to the next accommodations, so you only need to carry a rain coat and a water bottle with you.

Made me laugh! My son getvroped into buying 3 properties in Birmingham years ago. When his property manager called and told him one of the tennants had set fire to a house, his question was are they all on fire? That was the only way he would ever break even on the deal. The maintenance cost were horrible to keep them up well enough to pass HUD inspection and keep getting paid. Holes through windows and screens, doors completely missing, nothing was ever the welfare recipients fault.
