Home Ownership Dives To Lowest Point Since 1965: Basement Renovation Companies Cheer! [CBD]

Even though the headline is incorrect, and the article is mostly crap, Millennials Cause Home Ownership to Drop to Its Lowest Level Since 1965 is interesting for the points it unintentionally raises. By the way, the headline should have been, Coddled Children Of Coddled Children Aren't Growing Up, which is the story of our times.

Millennials are not only burdened by student loan debt, but they have also delayed life choices like marriage and parenthood, which are the primary drivers of home ownership.

I accept the fact that Millennials owe a lot of money for their "Lesbian Poetry of 16th Century Low-Country Wiccans" degrees, but I categorically reject the idea that the debt was somehow thrust upon them by unnamed evil capitalists. Nobody "burdened" them with anything. The fact that many of these basement-dwelling, X-box-playing retards were insufficiently aware of the state of the employment market when they decided to 1) go to college instead of working for the local plumber and, 2) take 5+ years to finish a bullshit major that will never provide the income to pay back those loans is entirely their responsibility.

If anyone is to blame it is the parents of these entitled, dissolute assholes. They made it easy for their spawn to reject responsibility, adulthood, self-respect, personal hygiene, and a few things I haven't thought of yet.

The sad thing is that many of these toads have bought into the illogical pipe-dream that is socialism-lite...a la Bernie Sanders. Had they gotten an actual education instead of jerking off for five years they might have learned something about that mythical cradle-to-grave support system that everyone is owed by their benevolent government. It often ends in gulags or, in the case of Sweden, a country so disinterested in its own survival that it accepts invaders whose first goal is to rape every native woman (and many native men) in the country.

The leftist drivel that universal home-ownership is an unalloyed economic boon is nonsense. But what home ownership does is connect the owners to the community, something that Millenials are sorely lacking. And with decreasing connections to community, is it any wonder that interest in and love of country is also decaying?

13 It was the gubmint, in the form of do-gooders that thrust all this debt upon students. The Evil Capitalist system would find student loans, in a free market, to be too risky.

It was government's heavy hand that made it possible. The student loan business has always been a racket.

they decided to 1) go to college instead of working for the local

provide the income to pay back those loans is entirely their
responsibility.
---
And yet the fact that there are no jobs for them, which was well known by the school administrators and loan departments that cheered them on, and probably by their parents who insisted they go to college because 1) Everyone does and B) Everyone should have the college experience, makes it impossible for them to meet that 'responsibility'.

In a sane world everyone who lent those folks money because college loans are 'safe' would lose every penny of it, discouraging them or others for making similar loans in the future, and the kids would declare bankruptcy like anyone else with unpayable debts and not be in a position to borrow again for a long time if ever.

Instead, one way or another, the Fed will print more money to make the matter go away. Somehow. And everyone who wasn't part of the debacle will pay in inflation anyway, but no one will actually learn any lesson.

27 CBD I linked to an article several months ago that said part of the problem was that the new home buyers of today were no longer buying what used to be called "starter homes". Those were usually smaller homes in less affluent neighborhoods with lower payments. These were good for two things, one they were affordable and two they help establish good credit. They said new home buyers now were delaying buying a home until they could raise the capital to buy a bigger and nicer home in better neighborhoods.

Posted by: publius (not Breitbart publius) at July 29, 2016 06:48 PM (DW+jj)

33 Government policy is the direct cause of the dramatic increase in student loan debt. Not only does the federal government directly disburse many billions in student loans each year, but the Republican Party, in its infinite wisdom, passed the Bankruptcy Abuse Prevention and Consumer Protection Act of 2005, thanks to which private student loans became non-dischargeable in bankruptcy and thereafter exploded, now also contributing many billions in student loans each year.

The solution is to alter the law so as to remove the non-dischargeability for future private loans (not existing ones), which would result in private lenders only extending loans if they expected to be paid back, largely eliminating the private loan sector. The federal government could also scale back, or outright eliminate, its own loans.

It's easy to blame those taking the loans, but the system is intentionally constructed so as to burden those herded into unproductive college degrees (who will tend to blame their private lenders and vote for politicians promising to pay their debt with government funds) and to funnel as much money as possible to leftist professors and bureaucrats.

50 I met my old sixth-grade teacher a while ago. (I was in his class in 1974.)

He told me that, by the time he retired, my old school had transformed into a slum, and he blamed a lot of that decline on (and I found this interesting) the massive apartment complex that was built right next to the school.

He said, "Kids who live in apartments are totally different from kids who live in houses. Nearly all of them had single moms. If there was any man living with them it was 'mom's boyfriend,' who was more interested in the kids than the mother, if you know what I mean."

Very depressing conversation.

Sadly, a college degree is expected, even in many jobs that don't require it.

I'd suggest doing community college. It's more affordable and you can do it part time or in the evenings/weekend while working part time or even full time. Heck, take courses in the Summer while in High School.

83 I don't blame the kids entirely. They were told by every adult in their lives that they had to go to college in order to amount to anything. Can't afford it? No problem! Just sign this paperwork.

As has been pointed out, the student loan system drives tuition ever higher, necessitating even larger loans, and so on. It also amounts to a subsidy of Marxist professors and "studies" courses. Eliminate the government aid, and tuition will fall to the point where students can afford college with a combination of parental support, part-time jobs, and scholarships. Colleges will be forced to tighten their belts and cut out the deadwood.

It's now generically appraised for about $40,000 more than we bought it for (which doesn't account for the interior remodeling we've done). I will have a master's degree next August, and I will have $2,000 worth of debt for all of my degrees combined. My wife owes a bit more, but the payments are hardly troublesome, and she enjoys using those "loan forgiveness" mailers as kindling in our fireplace. All of it will be paid off in five years, max.

What they said was there was a decrease in construction and buying of those "start" homes and an "increase" in the same for the higher priced homes.

But that does not account for the overall drop in home buying in general. I am not sure if we can really trust any of these statistics. Real estate has always been determined by three factors; location, location, and location, While it may be hot in Colorado with the influx of CA locusts it will be crashing in CA where those locusts are bailing out. Especially if they are doing what a lot of them do; just walking away from a million dollar home loan.

In the olden days, perhaps, there was such a think as personal responsibility for debt one elects to take on. Heck, there was such a thing as personal responsibility in general about lots of things.

Those days are gone.

Now, you are entitled to whatever your ignorant little heart desires; from $100k+ in "education" to jobs to healthcare (free birth control! Pap smears for everyone!).

Pay bills? Someone is supposed to give me money for that! If others failed to provide for me, that's no my fault! Those no good rich/ foreign/ democrat/ republican/ white/ others must be made to pay!

That is how I will spend my time! I will tweet and Facebook as long as it takes to save the world! See how motivated and selfless I am!

As far as I know there has been no increase in the savings rate.

158 As long as federal college money is available to all comers, regardless of student aptitude, interest or likely ability to repay, students will be nothing more than the conduits through which colleges keep those sweet federal funds flowing.

That is the reality that supports the "sell the suckers anything" ethos that awards degrees in "Advanced Feminist Studies" and other made-up leftist agitprop that has absolutely no value in the marketplace.

My best friends from college were all conservatives, and are now gainfully employed at good jobs with wives and children. I now work as a teacher and several of my young coworkers are also conservatives.

So while there might be widely reported trends suggesting that people my age are irresponsible, liberal idiots, from my own personal experience, I reject the idea that I'm all that rare.

Posted by: Maritime at July 29, 2016 07:12 PM (dA1ny)

There have been various economic studies since the Clinton administration showing that an increase in per-capita student aid (whether loans or grants) by government (whether federal or state) results in colleges swiftly raising their tuition by the amount of that increase. The bureaucracy of universities has increase enormously over the last few decades, made possible by ever-rising tuition that is enabled by the increase in student loans.

One possible solution, mentioned by several comments above, is to make the schools responsible for part or all of the loans. I think a simpler and better solution is simply to get rid of government loans entirely. Colleges and universities couldn't be expected to responsibly bear the burden of student loans, and the resulting accumulation of bad debt would inevitably result in a crisis and calls for a government bail-out.

215 I agree with the poster that millennials were screwed from an early age. We were told that we had to go to college by teachers, parents, older siblings, bosses, etc. It's hard when you're 18 and everyone has been telling you your whole life that you have to get a college degree, any degree, or you'll ruin your future. Meanwhile, television was pushing this idea of college as a utopian paradise full of cute twenty-somethings.

As for buying a house, I think that the changing economy and marriage patterns play a role. A lot more twenty-somethings are relocating to the coastal cities for work, and since many have already moved once for school, it's as easy to pack after graduation and move to another city or state as it is to move back to your home town. The result is that you lose the connection that young couples would have had in the past with the community. Having fewer children and having them later in life means that you have more singles and couples who are less concerned with a yard and more concerned with finding a place to live close to nightlife and work.

Also, if the government ever got out of student loans, the hit wouldn't be felt in the humanities department, it would be felt in the science and engineering departments. Who has the larger budget, the engineering department, or the English department?

Griggs v. Duke Power Co., issued in 1971. Employers use a college degree as a signaling mechanism by which they can sort applicants, under the assumption that those who graduated college have more aptitude than those who did not. This occurs in a vast number of jobs which do not rely on anything learned in college; it's purely sorting.

256 The basics of that case was that Duke (and other utilities) used an entrance exam to test education and aptitude for ALL new hires. Blacks sued because they routinely scored very low on these tests as a group.

The corrupt Supreme Court did not rule that ALL tests had to be removed, but they did rule that the tests must be tailored to the job position that the applicants were seeking and that the company had to be able to justify the type of test given.

Posted by: rickl at July 29, 2016 07:33 PM (sdi6R)

You're right, but several years behind based on my experience.

For the vast majority of jobs, there is absolutely no reason to require a degree. Experience is far more valuable (even without taking into account the pathetic state of current degree programs and universities).

More and more, however, I see the degree requirement solely for the purpose that the imbecile hiring manager doesn't feel like a tool for wasting all that time and money. They "earned" their place by getting a degree. They'll be damned if someone else with 10 times the experience and decades of results is going to prove otherwise.

Worse is that humans don't review resumes anymore. Let's say your an auto mechanic who has 20 years of experience, is regarded as an expert by everyone, and has completed decades of factory training. Unless your resume has exactly the right set of keywords and certificates in exactly the right order (as selected by some programmer or admin who has zero clue what your job actually does), your application will be rejected and you'll get an automated "thanks for applying, we will keep your information on file" email without anyone ever seeing your information.

300 >>> I agree with the poster that millennials were screwed from an early age. We were told that we had to go to college by teachers, parents, older siblings, bosses, etc. It's hard when you're 18 and everyone has been telling you your whole life that you have to get a college degree, any degree, or you'll ruin your future. Meanwhile, television was pushing this idea of college as a utopian paradise full of cute twenty-somethings.
......

I mean no disrespect, but this is bullshit.

2 and 3 generations ago, every kid went through the same shit, expect dad and grandpa was pushing them "follow in their footsteps". School had posters up everywhere and guidance councilors pushing whatever trade union paid for the posters.

The same result happened. A lot of kids ended up doing whatever they were told to do and a handful said, "fuck that. I am going to do what I am good at".

What has changed? People used to graduate grade school with writing and math aptitude that few if any college freshmen (and even some college grads) have now. Maybe they sucked at it and got by with Cs, but they learned to think critically about things for themselves.

That is long gone. Fail a test? No, you won't be held back. The test was unfair and racist. Heck, kids aren't even allowed to fail a test anymore. Research something? Go to a library? Cite and compare multiple primary sources? Nah. We have a Google, Wiki, and FaceBook!

Duke Power had had a history of discrimination. Blacks had all been in the lowest-paying department. Then, after the Civil Rights Act came in, they used an IQ test for higher-paying work in the Coal Handling department, a menial job, and kept blacks from promotion.

Bad facts can make bad law. It's not bull shit.

304 I'll say this - maybe home ownership isn't such a good idea these days.

Here in Austin, they tax the hell outta you, and the county jacks up the assessed value EVERY single year.

And how long, really, will it be until we're at the point where home ownership no longer makes sense from an economic standpoint? Not long at all, seems to me.

305 Ok 29 is right on th bubble. You were in Highschool on 9/11 though right?

Maybe the line is 1990 birth year. I don't know. All I know is that people roughly my age (let's range 27-35) don't have the values associated with the younger Millennials.

Now that doesn't mean all Millennials are bad. Just an observation.

The tax issue is true everywhere.

The alternative, however, is renting. So, instead of building equity and having the ability to go down and scream at the tax office every year, you cede at to your landlord, pay to build their equity, and still get stuck with the increase, except you pay it in increased rent.

312 Damiano -

No, I get that. I was a homeowner for ages. Live now in an apartment carved out at my business property. Home ownership was a headache, but it made sense at the time.

It's just one of those things - either way, you're hosed.

Posted by: Your Decidedly Devious Uncle Palpatine, Still Accepting Harem Applicants at July 29, 2016 08:14 PM (DE2u4)

313 Home ownership rates are proportional to home mortgage interest rates.

It's the low interest rate that is driving low home ownership rates.

That, or the economy is really ef'd up.

Renting does make more sense for low-income people, though. They're not blindsided when the heater breaks down and needs to be replaced, and they have the mobility to move where the jobs are.

323 19 "And yet the fact that there are no jobs for them, which was well known by the school administrators and loan departments that cheered them on, and probably by their parents who insisted they go to college because 1) Everyone does and B) Everyone should have the college experience, makes it impossible for them to meet that 'responsibility'."

-This. I got a STEM degree. My parents expected me to get a degree, because when _they_ got degrees they ended up with literal grocery bags full of letters from companies _offering them jobs._ They fully expected the same for me. I was told by everyone I could get in contact with there would be plenty of jobs in my field.

Then there weren't. Flat out are not there. The _very_ few that are out there - they'll take people right out of college, but not anyone who's been looking a while.

I'm lucky enough to have a roof over my head while I look for work and write. (And do odd jobs for people to keep myself fed, and run errands/keep ledgers/maintain yard - you name it.) Am I angry anyway? Oh, yes. Do I wish student loans were dischargeable by bankruptcy? Darn right I do.

If I'd known then what I know now, I'd have gone for auto mechanic. Or plumber. Something that can't be outsourced.

Posted by: crossoverChaos at July 29, 2016 08:45 PM (pqgBK)

324 CBD. Its not capitalists who fleeced them. Its the evil college/government loan complex. They should be told they have been fleeced, and also who did it.

Sure sure, let the buyer beware, but I don't think a bit of jujitsu to shift their ire to the college commies who actually put them in this hole would be a bad thing.

British Colonel Nickolson's self righteous principles represents perfectly the Never Trumpers as they stubbornly insist that the best we can come up with (Trump) is the enemy of perfect. So, some of them say they will vote for Hillary who is far worse than Trump. Idiocy. At least in the movie Colonel Nickolson realizes his mistake in the end.

328 I'm really sick of this 'Millenials are lazy trash' trope. The economy has been in the toilet since 2000. Wages are flat. Home prices are outrageous; in my mid-sized-town, $250k is the price you have to pay to avoid living in a ghetto shanty. And yes, student loans suck for STEM and humanities alike.

I don't identify too much with my generation, but I certainly feel like we are worse off than our forebears left us. Between your obscenely hypocritical stance on NeverTrumpers (oh ye of #LetItBurn fame) and this gloriously tone deaf shit about Millenials, I'm about done reading this blog.

336 The Millennials are part of the problem, yes. But the government is also part of the problem. When you lose a premarital asset (house, inherited) in a non-asset divorce there is a problem. Oh, the kicker, the house was emptied and personal items sold or thrown away while the owner was out of the country, no notification. The government has made home ownership not something to be desired but something to be avoided.

338 "I accept the fact that Millennials owe a lot of money for their "Lesbian Poetry of 16th Century Low-Country Wiccans" degrees..." The biggest changes in major distribution over the last forty years has been an uptick in business and medical majors and a downtick in education and English majors. The economic conditions facing millennials definitely haven't been caused by a surge in performing arts/creative writing/women's studies/etc degrees. If anything, it looks like students in 2011 had more serious/marketable majors than students in 1970 did.
