DePaul University will no longer allow students to chalk political messages on the sidewalks of its campus because of the "offensive, hurtful, and divisive" nature of pro-Trump chalking found on campus last week.

"While these chalk messages are part of national agendas in a heated political battle, they appeared on campus at a time of significant racial tension in our country and on college campuses. DePaul is no exception," Depaul's vice president for student affairs Eugene Zdziarski wrote in a campus-wide email obtained by Campus Reform.

Campus Reform reached out to DePaul to ask why university officials chose to respond to this particular chalking instance despite claims that chalking "regularly" occurs on campus. No response was received in time for publication.

27 Check out the 100 yr Case-Shiller house price index. That tells you quite a little story. That's their best attempt to get the inflation adjusted price of a "constant unit of house" down. As we improve (or say we are), the average house for you average family gets bigger and better as well. So it's kind of hard to get a "constant unit of housing" down that is good for long periods of time.

Anyway, the C-S 100, the best attempt at that, going back to somewhere around the late 1800s show house prices were sort of constant and at certain level, bouncing around, until the 20s, when it dropped. That was when power tools and modern power stuff came into wide use and made things like building houses a lot less work. Prices dropped.

Then came the Depression and the bottom fell out. Then after WWII, demand picked up hard and, IIRC, got back close to the late 1800s level.

You would say this is higher demand driving the real price of something back up, even though supply had greatly improved.

And there, at that rough constant level, she bounced around. We had housing bubbles since. But they were absolutely nothing, nothing compared to the one of the late 90s and early 2000s that busted big time back in '07 and started the Crash (well, it was one of the the first things that broke due to the credit bubble).

C-S 100 "real prices" doubled during that bubble, something unseen before. Any fool looking at that should've uttered the Fred Thompson line about this business getting out of control

It was utter folly. But the wizards of smart have pushed the prices back up again, saving us all. Yeah, right.

The CS-100 tells you that. The 'Merican economy wants the real price of a constant unit of housing to be about the same. IOW, a given standard of shelter is about the same amount of real ummph, you know work and sweat. When you drive it away from that norm, it's a cause or a symptom of something going wrong with that 'Merican system.

In real terms, it ain't going up. And when you add the maintenance and upkeep and all that, it's a net drain. Which makes perfect sense, of course. You should think of housing as like an appliance. Something of utility that is going to wear out and have to be fixed.

It ain't no investment.

All the claims otherwise are really based on nominal dollar prices and all that shit.

Gasoline is a consumable. Buy a gallon, use it drive 20 miles down the road, and it's gone. Houses are a durable good, even if they do require maintenance. If you already own a home, a rising market increases your net worth.

Well, no, not necessarily. Some of those ostensibly "patched and bandaged 1970s versions of Vietnam War types" are actually nice new-build metal.

Talking specifically here about the UH-1Y, the Marines' version of the iconic Vietnam era Huey utility helicopter, and the AH-1Z, their version of the equally iconic Vietnam era Cobra attack helicopter. (Both of them sharing a lot of parts-level and design-level DNA.)

The USMC found that they needed to replace the original Hueys and Cobras. They figured this out during the post-Cold War drawdown years under Bill Clinton.

The defense primes pitched a "remanufacturing" scheme. Old airframes would go in, be stripped to the basic bare fuselage, cleaned up, and rebuilt with all new engines, avionics, and moving parts. Ready for another full lifetime of service. Zero-timed, as they say. At a low, low price tag.

Great idea in theory. Not so much so in practice. It turned out that, as anyone with a lick of common sense would have warned, that the majority of these frames, having been to sea repeatedly and having been beaten up over decades of aggressive flying by Marine aircrew, turned out not to be plausibly remanufacturable. Structurally unsafe.

So entirely fresh fuselages were fabricated. Making the UH-1Y and AH-1Z essentially brand new aircraft. And they're pretty good, capable aircraft, too.

The problem is that the Marines ended up ridiculously overpaying on the deal, thanks to the "unanticipated" problems in remanufacturing, and the resulting cost overruns. They paid nearly as much money for those Cobras as they would have paid to get a marinized version of the Apache. New-build Cobra? Good bird. New-build Apache? Even better bird.

And, buying marinized Apaches would let the Marines have interoperated for depot servicing with the Army's Apache fleet. Cost savings. Similarly, the leathernecks could have bought marinized Blackhawk utility choppers (already in Navy service) instead of updated Hueys. Major procurement error.

That's not typical, obviously. And the housing market wasn't being driven by strawberry pickers owning $700,000 houses. Most of the market moved on how much house a normal person could actually carry.

The fact is that real estate has always been intimately tied to interest rates and with the removal of the standard 20% downpayment that's even more true. Given that, the prices in this market with sub 4% mortgages are a joke (and a pathetic joke being as low as they are in this circumstance) and they are going to totally collapse the minute mortgage rates start to move back to normal.

I remember when I applied to my first mortgage just as the bubble was getting underway. I wanted $300K. The lender said I could easily get $600K, why would I only want $300K. I politely told him to fuck off I don't need $600K, the house I want is $300K and it's more than enough house. But I'm sure 95/100 people would have taken the $600K.

In Pennsylvania they just reassessed the properties at full value when they went down. Before they had always been assessed at about 1/3 value for taxes but now they have been kicked up to 100% of value. So the property tax rates stay the same, real estate values go down but people still owe more in property taxes.

Now, note a bit of the math here. What's the present value of some loan, some chunk of money you're going to lend. It goes inverse to the interest rate. The higher the rate, the lower the present. Or for a given chunk of money borrowed now, the higher the total you have to pay back.

So, the present value goes to zero as the interest rate goes to infinity. However, a little feedback kicks in.

And that is the default rate, the chance some borrower will default itself depends and increases with interest rate.

So, that makes the equation blow up at some *finite* interest rate. IOW, the actual present value goes to zero at some finite interest rate.

So, when lending, it the risk pushes the interest rate close to that point, that's when you back away, and don't give a loan. And that rate is not that high, really.

But that means "poor people" can't get shit they want, uh, need and all that bleeding heart happy horseshit......

Actually, back when lenders demanded real collateral or 20% down on houses there wasn't that much of a risk of the lender losing his shirt on a default. There was a good cushion to save the lender and a good amount of real money at risk for the borrower to want to stay up to date on the loan. All that disappeared with the 90% and 100% mortgages (and even over 100%, as had happened) where the lender came under serious risk and the borrower was motivated to default.

Consequently we are free and clear in this house.

Capital gains.

The BarkyCare transaction tax only applies to those with an AGI of $200K, $250K if married. You would get hit with the BarkyCare 3.9% tax rate if your AGI is over either of those numbers and the Cap Gains from the sale of your Primary home was the $250K/$500K single/married exclusions.

The BarkyCare tax is mostly on income producing or 2nd homes.

Simple, the banks had too many properties in foreclosure and didn't want to have a lot more of them in foreclosure.

Plus, the banks would rather someone live there using the physical plant of the house instead of it sitting vacant for several years. Yes, there is the risk of the tenant stripping everything out of the house, but that risk is also there if the place is vacant. Also, the bank doesn't want to send someone out every week to mow the lawn, shovel the sidewalk, check to make sure that the pipes didn't burst and flood the house.

IOW, the "tail risk" was, well, an unknown unknown).

Now, when you do that, who actually "owns the mortgage". Who actually holds claim to if the borrower defaults? That was the trouble they got themselves into.

195 Yes, the human species goes for binary, male or female. But in a small minority of cases, something goes awry with the process. The result is usually called "intersex". They are a myriad of things that can go wrong, and all sorts of "oopsies" that result. Basically, with humans, "female" is the default (with others, like chickens, it's the opposite, male is the default).

Now, something on the Y chromosome kicks in at some stage in the womb and it does two things. It turns off the "female" and turns on the "male" "building process".

These, I have sympathy with. They are not that many, relatively speaking. Now, the trouble is the brain can actually be male or female, but the genitals don't reflect it and you won't know until the child matures.

In the old days, they actually believed gender was a cultural thing. Whether you were boy or girl mentally depending only on how you were raised.

WIth the intersex, it was easier to surgically make a girl than a boy, so the fools would do that. There was one famous case with a botched circumcision -- the basically accidentally cut off a baby boy's penis. No problem just make him a girl and raise him as such.

It was a horrible disaster, and some damn psychologist actually fudged that case trying to cover up the disaster it was.

Now, they know, although the feminists still don't want to believe it, that there is male and female brains, and boy, are they different.

It's a nice workout, and puts you through an ever-changing range of motions as you dodge the trees fallen across the trail. There was another case where a woman had a DNA test with a cheek swab and found she wasn't the mother of the children she'd given birth to.....turns out, she was a chimera with an unborn fraternal twin, merged in the womb, and the ovaries she was carrying were the twin's.

To let you know how fantastic this was -- ER collets don't come in sizes, the come in ranges of sizes. This set goes up to 1/2" by about 1/32". I already own a set of Morse Taper 2 collets in SAE sizes from 1/8" to 1/2", so why would this be useful?



Because it can spin odd sizes (including metric) without flopping around. Let's say I had a 6mm tool that I scavenged from someplace -- that's .236 inches, or just less than a quarter inch. It wouldn't fit in my 1/4" collet; it wouldn't fit in my 3/8" collet, but it'd fit snug in my ER20 3/16"-4/16" collet and run straight and true. So, as a practical matter (and not just avaricious zeal) it is a kewl useful thing.....but then we get into pricing: 25-piece set, with straight and MT2 holders, $25......list price for a single ER20 collet.....$18.



This is going to come in handy again and again and again for years, and I got a screaming deal on it. Very happy camper.



Reminds me of the time that I got just about every Cuisinart food processor disc in a box at a garage sale for $25.

There is a distinct pattern to the poverty industry here.

I scared the heck out of myself just now.

The sound of the rain against the vent over the stove is distinctive. I was half awake because the thunder's going. And all of a sudden the rain on the metal vent sound got much louder.

Given all the hail damage to neighborhood roofs, I thought the roof had given way and the rain was DIRECTLY ON TOP OF THE MICROWAVE.

I'd forgot to set up the coffee maker last night and it was trying to start with no water.

Coffee maker is now going NOT THAT I NEED CAFFEINE NOW.

373 All this makes me glad the wife and I purchased out 3 bedroom ranch back in 1974. We were married barely two years when we decided get out of our apartment and look for a house. We finally found what we wanted on a half acre on a hill, only four homes on the block. The folks wanted 42K, but we finally got them down to 39K. The property had septic and we would have to hook into the new township sewer system in 6 months after purchase. It was a bitch acquiring a mortage back then. ALL banks wanted 25 percent down, no exceptions. This was in the days when the wife's salary could be included as income. Yes, kids, there was a time that only the husband's salary would be counted as income....reasoning was the wife would become pregnant and her salary would be gone. Banks would not chance that. We did get the house and it's been our home for 42 years. We did lose some equity over the last few years, but no matter what happens to the market, we will still come out ahead. I can't imagine paying these huge mortages some poeple have today. Scares the hell out of me! Our mortgage was low enough to have enabled my wife to stay home after our son was born in 1983, and work part time after 10 years or so.
